SCOV Properes Commiee Meeng Minutes - Final Thursday September 19, 2019 / 9AM Welcome Center / Conference Room #1 Present: Rich Oaks, Brent Beamer, Dale Foster, Dan Gartner, Darrell Parson, Don Wheeler, Jan Fisher, Ron Brillhart Board Liaison: Staff: Mark Wade, Ken Sandrock Guests: Lois Morse, David Siegel Rich called the meeng to order at 9:00 AM. 1) Introducon of Guests Done 2) Discuss and approve July minutes Jan made a moon to approve the minutes. Don seconded. The minutes are approved. 3) Solar Update (Dale) · Solar performance tracking is as expected. (Data Aached) There have been 3 data glitches this year, last one corrected in June. Data glitches did not reduce producon, but the reporng of solar producon is about 5% lower in 2019 than the same me in 2018 and 2017. This is due to the data glitches. There will be an annual true-up by Technology Credit Corporaon (the system owners) in No- vember that should capture the unreported power producon. · TEP’s annual true-up for the power transfers will also happen in November. There could be a reducon in total solar savings due to the net excess solar pro- ducon at the Acvity Center. This is because we pay TCC a higher rate for solar producon than the small credit TEP provides for net excess solar producon. 4) Status of lighng retrofit in Wood Shop Update of lighng to LED tubes is completed. The results look good. (See photo). SCOV Cost was $1537. TEP Rebate was $721. Payback is 2.6 year via lower power consumpon. 5) Acvity Center Renovaon Commiee Update No update this me. 6) September Facilies Inspecon Review & Report Update · Rich reviewed the report with the commiee. Rich and Don will follow up to complete the edits. (Final Report Aached) · Mark passed along Staff appreciaon for the effort and the report. 3) Solar Update (Dale)· Solar performance tracking is as expected. (Data A�ached) There have been 3

7) Semi Annual Chalk Creek Wash Inspec�on (Don)October 2 at 7:30am. Meet at the back door of the Welcome Center.

8) Call to AudienceDavid (guest) suggested that new SCOV members be given educa�onal informa�on about the solar system. Also, David asked about the LED ligh�ng in the AFC. Ken re-ported that cans are LED bulbs and that tubes are fluorescent. The ligh�ng is only 6 years old, so a refit to LED tubes had not been considered.

9) Review schedule for future Proper�es Commi�ee eventsa. Semi annual Chalk Creek Wash inspec�on – Wednesday, October 2 b. October PC Mee�ng – Thursday, October 17c. November PC Mee�ng – Thursday, November 21d. December PC Mee�ng – Thursday, December 19

10) Other business· Mark suggested that Proper�es could be interested in the Long Range Planning Commit-

tee’s SCOV Land Use Planning Presenta�on to the BOD. The mee�ng will be in the Ac�v-ity Center Auditorium, October 24, 2019 at 1 pm.

Summary of September 2019 SCOV Proper�es Commi�ee Facili�es Inspec�on

On September 12, 2019, members of the Proper�es Commi�ee completed the mandated semiannual

Facili�es inspec�on. We split into three groups – one group started at the east end of the Mountain

Vista Complex (Welcome Center, Restaurant, Pro Shop, AFC, Ar�san Center, etc.) and a second group

covered facili�es remote from the Mountain Vista Complex (golf course restroom, golf

course/common area maintenance yard, Catalina Vista, Desert Oasis, etc.) and a third group covered

golf course structures (golf cart tunnels, golf course rest room, selected golf course fences and golf

course irriga�on pump sta�on). The second and third groups moved to the west end of the Mountain

Vista Complex (mini golf course, bocce courts, Ac�vity Center and Clock Tower) and met the first group

at the Ac�vity Center.

In general the Commi�ee con�nues to observe improvement from previous inspec�ons. Good

examples are the installa�on of gates and an electrical enclosure cover at the golf course irriga�on

pump sta�on in addi�on to the overall cleanliness of buildings compared with previous inspec�ons.

An area of concern is the Golf Course/Common Area Maintenance Shops and Yard. Previous

inspec�ons showed significant improvement whereas the areas were no�ceably unkempt this �me.
