Drawings, photos and general provisions of the Contract, including General and Supplementary Conditions and all other Specification Sections referenced, apply to this section. 1.2 HAZARDOUS MATERIAL COORDINATION A. All painted surfaces are positive for lead containing paint. Federal, State, Local and OSHA requirements are to be strictly adhered to for all lead abatement. Contractor shall wrap lead waste in 6-mil plastic, transport and store lead waste on Owner’s site in a location to be designated. Owner shall dispose of lead waste. B. All contractor personnel working on the project shall be certified by the U.S. Environmental Protection Agency (EPA) for lead based paint activities. C. All Contractors shall provide current blood test results for ALL employees working on Wesleyan properties in the performance of demolition, window installations, and painting activities before the start of any work. 1.3 SCHEDULE A. Reference construction schedule for start and completion dates. F. The general contractor will be responsible to ensure each contractor is responsible for daily clean up of individual’s work. Project site must be kept clean and free from tripping hazards. G. Conduct construction waste management activities in accordance with the State of Connecticut EPA, Middletown Municipal Code and all other applicable laws and ordinances. Removal of debris is to be disposed of in contractor supplied dumpsters at a centralized location. H. Coordinate all work with work of other trades. I. Contractor to comply with all State and Federal Codes, City of Middletown Ordinances, OSHA requirements and Wesleyan University General Project Requirements and Closeout Procedures. Provide as-built condition drawings. J. After review of site, contractors are responsible for any required temporary protection during the work. K. Prior to the start of work, contractor shall contact CL&P to ensure that protective safety boots are installed at all overhead service wiring locations. L. Any overtime required to complete project MUST be brought to Owner’s attention prior to submission of bid.

240 Washington Street – Exterior Painting & Carpentry Repairs PART 1 – GENERAL 1.1 RELATED DOCUMENTS

A. Drawings, photos and general provisions of the Contract, including General and Supplementary Conditions and all other Specification Sections referenced, apply to this section.

1.2 HAZARDOUS MATERIAL COORDINATION

A. All painted surfaces are positive for lead containing paint. Federal, State, Local and OSHA

M. Coordinate the use of motorized lifts with Owner. Contractor shall protect turf, concrete walks and pavement as required. Damaged turf, concrete walks and pavement shall be repaired by the contractor at no cost to the Owner.

N. This is an unoccupied building. Doors to facilities must be kept locked at all times; any propped doors will be closed by Wesleyan University facility operations staff or public safety, no complaints or exceptions. If doors are to be propped the door shall be watched by a representative of this contractor.

2.1 EXTERIOR PAINTING A. This is an existing 8 bed program house known as La Casa and is located at 240 Washington

Street. The house will not be occupied throughout the project; however, surrounding buildings will be continuously occupied for the project duration. Contractor shall coordinate all work with the Owner’s representative. Work zones shall be identified and taped off as required throughout the day to prevent people from entering work areas. Contractor shall provide schedule of work to Owners Representative.

B. Coordinate all work to be performed with the contract drawings, photos and specifications. C. Contractor shall wait 24-48 hours after rain or shall use a moisture test meter to ensure that the

wood is dry prior to applying paint products – maximum moisture content shall be 14%. Contractor shall also monitor the weather forecast and not apply paint products if rain is predicted.

D. Contractor shall re-nail all loose wood including fascia, soffit, siding, trim and moldings. E. Contractor shall protect turf, concrete walks and pavement as required in all areas. Damaged turf,

concrete walks and pavement shall be repaired by the contractor at no cost to the Owner. F. Contractor to remove existing house numbers/ signage and store in a safe location for

reinstallation upon completion of work. G. Contractor shall remove all debris inside the gutters. Contractor shall also clean gutters and

leaders prior to completion of painting. H. Contractor shall prep and paint house to include but not be limited to:

• all exterior elevations, • fire escape metal stair system (DTM paint – prep & remove all rust and scale), • basement hatchway, • foundation walls, • electrical meter & wall mounted conduit, • window trim and sills, • window sashes & muntins, • shutters, • eye dormer, • doors, door trim & surrounds, • decorative trim and moldings, • soffits & fascia boards, • porch support posts, • porch ceiling, • dormers, • roof top cupola, • tank fill riser and vent pipes, • all other previously painted exterior paintable surfaces

I. Contractor shall prep and paint garage to include but not be limited to:

• all exterior elevations,

• foundation walls, • window trim and sills, • window sashes & muntins, • shutters, • garage doors, • west side door, • decorative trim and moldings, • soffits & fascia boards, • all other previously painted exterior paintable surfaces.

J. Contractor shall reference photo sheets for specific locations requiring carpentry repair work.

This work shall be included in the base bid. Contractor shall prep and paint all new materials installed.

K. Contractor shall notify Owner of any section of rotted siding, trim, molding, fascia, soffits, posts, decking or of any other rotted or deteriorated building component noted to be painted. Contractor shall coordinate replacement if approved by the Owner.

L. Contractor shall remove and reinstall storm windows as required to prep and paint window sashes, muntins, trim and sills.

M. Recaulk perimeter of storm windows upon reinstallation. (typical). N. Contractor shall carefully paint perimeter of window sashes to ensure sashes do not stick to the

frames. Do not paint articulating surface of window sill to sash. Upon completion of all painting work, contractor shall test each window to ensure proper functionality.

O. Contractor shall caulk around all doors, windows, siding to trim boards, large holes and cracks. P. Contractor shall carefully remove and number shutters for reinstallation. Prep, wood glue, paint

and reinstall. Construct new shutters as identified. Q. Paint exterior of house with a 5 color paint scheme.

vertical and horizontal running trim boards, architectural dentil molding, crown molding, soffits, wood window trim, wood window sills, sash, porch posts, eye dormer, roof top cupola.

c. Color #3: Sherwin Williams Duration to match Benjamin Moore Black Forest Green. Exterior doors, shutters, metal fire escape stairs.

d. Color #4: Sherwin Williams Duration to match Benjamin Moore April Sky – Entry porch ceiling.

e. Color #5: Sherwin Williams Duration to match Benjamin Moore Tudor Brown – Foundation walls, basement hatchway.

R. Contractor to submit draw down of all colors specified. S. Contractor shall apply one coat of Zinsser peel stop to all surfaces noted to be painted and two

topcoats of latex paint in accordance with specification requirements.
