From tHe MdBY Pine PienAAr

San Lameer is a breathtaking coastal residential and golfing estate that has attracted the attention of South Africa’s discerning homeowners, you. I hope that you, your families and guests will enjoy the well-deserved rest at San Lameer and that you will use, enjoy and appreciate the newly upgraded facilities at the Clubhouse and the Beach entrance.

Keenly aware that a secure convenience lifestyle also means hassle free living, the Homeowners Association (HOA) was formed to undertake the day-to-day running of this prestigious estate. Planning and implementing all the activities needed, without compromising the criteria is no mean feat. This falls in the hands of myself, guided by your Board of Directors, my management team and administration staff, all ably complemented by their skills of various consultants embracing the fields of security, engineering and maintenance, finance and environmental issues. In essence the HOA ensures that the facilities and amenities are kept in prime condition and that the estate exists as a cohesive unit.

Our financial situation is very sound, security has been very good during the past year and we were fortunate to have hosted the 2014 SA Women’s Open Golf Championship, which was a huge success and gave us tremendous exposure in the international and national media and television. We are also trying our utmost to create new facilities and continuously maintain the existing whereby fulfilling our obligation to secure the interest and enhance the investment of our members by looking after the estate in its entirety.

Due to the increasing number of visitors to San Lameer, especially during this time of the year, your attention is drawn to the House rules, with specific reference to the traffic rules, issuing of fines and the provisions limiting the number of people per villa. It is imperative that the safety and comfort of all people on the estate are ensured, and that the services of San Lameer are not over-burdened due to being utilized by too many people at one given time and thus creating a health risk.

I would also like to take this opportunity to thank our outgoing elected Board members, manette Strauss, Andries Brink and merwen mellet, for their involvement, leadership and wisdom during the past years that they have served on the Board. manette and merwen have not made themselves available for re-election, but Andries will continue as a Director in the capacity of President of the Country Club.

May I wish you and your family a very Merry Christmas and a prosperous and peaceful New Year!

Please take note that details of our December

entertainment programme, as well as the golf, church

and library programmes appear in the centre area of

this magazine issue.

In terms of Article 11.11 (“Voting rights”) of the memorandum and Articles of Association of the San Lameer master Homeowners Association NPC, the instrument appointing a proxy shall be in writing, signed by a member concerned or his duly authorised agent in writing, but need not be in any particular form, provided that where a member is more than one person, a majority of those persons shall sign the instrument appointing a proxy on such member’s behalf.

cell c soutH african WoMen’s openThe Cell C SA Women’s Open 2014 at San Lameer was obviously the highlight of the quarter – if not the year! This tournament was truly beneficial for the estate and the amount of multi-media coverage we got at no cost is phenomenal. It is believed that our brand awareness has definitely increased with all the media coverage and it has helped to position San Lameer Country Club (and San Lameer as a whole) as a world class player.

World Sports Promoters (WSP), the organisers of the South African Women’s Open (SAWO), is still awaiting KZN’s decision on whether they will extend their contract, but should this be so WSP indicated that they would like to approach us once again to ask if we would have them back at San Lameer. WSP indicated that they hope to have some response from KZN Provincial and Local Government before the end of November 2014.

The week that has been earmarked for the SAWO 2015 event is 5th to 11th October 2015. It is one week earlier than this year. This is due to the rugby World Cup as WSP does not wish to clash with the Quarter Finals of rWC. Hoa – ugu agreeMent: bulK user – Water/sanitation This matter is slowly but surely coming to the point where the HOA will be able to take over the billing as a bulk user at cheaper rates for water and sanitation. ugu has installed two bulk meters at Lot 142 and the water supplied to every point on the estate, except the Country Club, now comes from the water reservoir at marina Beach.

We are ready to take over the water management, including meter reading and billing, and as such ugu has not again brought up the issue of arrears accounts. We are forwarding all enquiries received from homeowners to ugu and try to facilitate the issue until finally being solved.

proJects: golf club House building and beacH gate vieW decKThe Clubhouse and Beach Gate Viewing Deck were completed although a few

snags will be attended to in the short term. We are still going through a process of “trial and error” regarding the use of and access to the deck and therefore we are requesting our members to be patient if requests for individual group use are turned down.

security Matters including fence and caMera systeMsNo security breaches or burglaries were reported since February 2014.

The cameras and fence are all operational and in a working condition. Night shift guards were issued with 14 mobile GPS tracking devices so that their patrol routes and rest periods can be tracked.

MarKeting Matters Summary of August 2014 – October 2014

This past quarter we have still managed to accomplish many marketing initiatives on a fairly limited budget (due to fiscal year end. Our aim has continued to be to look for cost efficient ways to communicate our messaging with our consumers – particularly media vehicles that allow us to talk to the consumer directly and that are more personable, i.e. direct mail, newsletters, etc. The Villa rentals direct mailing still continues to be successful and brings in tangible results. We did discuss bringing in the other entities on the estate, i.e. Villa Sales when sending out our direct mailing which we believe we still need to do. As stated previously it is a valuable media tool for them to take advantage of. We continue to build strong foundations in certain media that we know works for us thus enabling us to forecast long term as well as having a constant presence amongst consumers ensuring top-of-mind awareness. Online listings continue to drive interest and business to Villa rentals (although this has quietened down slightly over the last 3 months) and another tool we will continue with long term, if anything to keep the brand out there amongst ‘self-catering’ players. We would like to look at possibly growing our number of listings this fiscal year with renewed budget so will be investigating if there is are any further worthwhile online sites we should be listed with. We continue to be successful in positioning San Lameer as a family holiday destination through Villa rentals by showcasing families in all our communication. All outgoing creative showcases families which is a key strategic platform for Villa rentals in particular.

Our signage at the margate Airport went up at the end of August 2014 in the main reception of the Airport and looked fantastic. It is a well-positioned site and

perfect for brand messaging. We swopped creative over at the beginning of October 2014 to promote the SAWO tournament at San Lameer and our San Lameer generic branding went back up again this week. It is a perfect media tool to reach our audience in the right place, at the right time and in the right frame of mind. It is also suitable for changing promotional messages whenever we want to and very quickly at that (a couple of days change over). It is a very flexible media vehicle which is ideal for San Lameer and the different entities under the umbrella brand.

As mentioned in the previous marketing report, we have re-skinned the San Lameer website effective 24 October 2014. It is fresh, more user friendly and much easier to navigate through and find information. The new website further establishes us as being digitally savvy and ties in nicely with all our social media accounts. It is also very modern and current thus catering to the brand image and brand perception of the estate.

We did support the South African Women’s Open (SAWO) marketing Committee with our own marketing initiatives where we could and helped out with everything they needed from us. In the retail Tribe newsletter that is written by meyer and sent out weekly to our Country Club members we ran a profile of one of the lady golfers every week for 2 months or so. This was also carried through to our website where a new profile was loaded every month since April 2014 to build and generate excitement and interest in the tournament. We communicated the tournament via our Newsflash as well as put SAWO branding up at the airport (as mentioned above). This was a spectacular event for San Lameer estate and we definitely think we will reap the rewards from such a strong media presence.

Key tHougHts for october 2014 – January 2014As stated and listed above, a lot of the marketing activities are long term initiatives which we will continue to grow and capitalise on as cost efficiently as possible. We will continue with the retail Tribe newsletter for the Country Club thus establishing and continuing regular communication with our members. We will also continue to grow our Villa rentals database and send out any and all relevant information. Another media tool that is cost efficient and effective for Villa rentals is Brochure management where brochures are placed neatly in key tourism places

for guests to take. We have just finished a 3 month campaign with them and would like to look at doing another 3 months, particularly over the holiday season.

December is just around the corner so planning for the December 2014 Holiday Programme is well underway. We will be running the holiday programme this year from monday 15 December 2014 to Friday 02 January 2015 and it will run in a very similar manner as our previous programme. We received such positive feedback regarding our holiday programme of 2013/14, particularly the ‘kiddies marquee’, hence we want to keep the format very similar. There will be the usual beach games, prizes, tennis, bowls, etc. catering for all ages so no guests will be disappointed and everyone can participate.

Another exciting event heading our way on the 3rd of January 2015 is the Watershed Concert held exclusively at San Lameer. Watershed will be coming to San Lameer to perform for our guests as well as members of the public that wish to attend. Tickets will be r130 pp and sales are limited to 550 tickets for the event. The tickets will be reserved and sold by rachel Thompson at the estate Office. We have already started communication regarding the concert in our Newsflash and will now be aggressively marketing it. We have had signs made for our main Gate and Country Club Gate advertising the Watershed Concert. The Country Club sign is up and the main Gate sign will go up at the end of November

2014. We will also be sending out flyers to homeowners and guests and trying to get as much media coverage as we can prior to the event. This is very exciting for San Lameer and we have already had quite a bit of interest from homeowners looking to purchase tickets. Tickets will go on sale from the first week of November.

For the next 2 months the focus will be on the December 2014 entertainment Programme and the Watershed Concert as well as building on the long term marketing initiatives that are bringing in results (i.e. Villa rentals direct mailing, etc.). We would also like to continue looking for possible media opportunities that are targeted to our audience and are the right environment for San Lameer (i.e. Cemair magazine, Compleat Golfer, etc.)

roofing of certain balconies at sectional title unitsThere are a number of unroofed, concrete balconies in the Sectional Title development Lots 19, 20, 25 and 28 that were part of the original design and construction, forms part of the participation quota and were included within the boundaries of these Sections. requests were received from affected homeowners who would like to roof these

for the following practical reasons:

1. Protection from the rain, especially during December holiday season when these balconies, which is the only outdoor facility these 1st floor and 2nd floor units have, are virtually un-usable due to the weather;

2. Protection from the sun, especially in summer months.

A proposal by the Town Planning and Amenities Committee to permit the roofing of certain balconies within Sectional Title development Lots at San Lameer was approved by the Board of Directors subject to the following:

The Premier Beachfront, Golfing and Secure Family Leisure Estate on the Tranquil Kwa-Zulu Natal South Coast. You’ve Earned It…. Make It Yours!

San Lameer Villa Sales would like to welcome all our San Lameer Homeowners and visitors to our beautiful Estate. We wish you all a magical Festive Season filled with Loving Wishes and Beautiful Thoughts, a Peaceful, Happy and Merry Christmas and a very Healthy and Prosperous 2015.

There appears to be a misconception at San Lameer amongst some of our sellers that one should test the market first and see if someone will look at buying their Villa at a price they feel they desire and not a price based on market related conditions. This can certainly not be the case. When the current owner of a Villa at San Lameer gets to that point where they want to consider selling, your sales team is here to assist you with all the past and current market history and information at our fingertips. We do a comparative analysis based on actual selling prices and formulate an assessment of the price that your Villa should sell at. Market assessments can not be based on a thumb-suck or on how you feel when you get out of bed in the morning, which we know is common practice in the general property market. With all the different formats of easily accessible media and information available to all of us today, we need to realize that our prospective purchasers at San Lameer are themselves very clued up and prepared and generally well informed on what prices should be and they are certainly not going to pay above market value here at San Lameer due to the fact that a seller has based their selling price on a desire and not on fact.

The Consumer Protection Act is fast becoming a favorite weapon of choice in today’s market and one needs to be careful and ensure that purchasers are getting what they have been promised as well as what they are paying for. If you have not taken the advice of a certified and experienced agent there could be serious associated consequences resulting from a sale materialising from misinformation.

Listing a property at an over inflated price, one must realize and consider the fact that you will receive low offers. The

prospective purchaser in the market place does not consider their offer as low when they are aware a seller is taking a chance in the market and are in actual fact presenting the seller with a more realistic selling price. The higher a seller tries to inflate their asking price above market value, the longer it will take to sell. If priced correctly, you will certainly not see that property being advertised for very long.

At San Lameer, the age of many of our Villas are starting to play a very important factor in our valuations. If as a seller you expect a top selling price, then surely you should be prepared to offer modern finishes as well as tasteful furnishings in your Villa! One cannot expect every owner to tear their Villa down and start from the foundation up, this would be totally unreasonable. However, keeping up the maintenance of your Villa on a regular basis with a good refurbishing every so often with new tiles, taps, tops and cupboards as well as the sanding down and re-varnishing of decks, doors and windows, the repair and filling up of visible cracks, a good application of a high pressure hose and a new coat of “paint” on the inside and outside walls of your Villa, will assure you of the highest rand value when it comes to selling your Villa, at all times.

If you are a serious purchaser and are reading our Estate magazine, then please do take the time and stop by our Estate office. Our window display is purely a teaze for our window shoppers and we would like to give you a comprehensive overview of our Estate and available stock. We will happily assist you in finding exactly what you want once we have established your main criteria and needs. The only time we need from you, is the time it takes while you make your choice in becoming a proud homeowner on our wonderful Estate, San Lameer!

Visit our Facebook page and give it a ‘thumbs-up’ to receive current information about happenings from the club?

Our Facebook, Twitter and Instagram accounts are still growing daily. We did an extra boost on social media during the month of October for the SA Women’s Open.

Facebook 82 likes | Twitter 67 new followers | Instagram 16 followers (Generating a steady following even though it is so young) | Facebook posts that were boosted reached an audience of around 18 500 people.

The rest of our stats are also really great with another impressive month on Google+. “But in the end it’s still a game of golf, and if at the end of the day you can’t shake hands with your opponents and still be friends, then you’ve missed the point.”

San Lameer hosted one of the country’s biggest golfing events, rich in history with many world class players participating. The excitement was static and we were ready to show the world our great course and estate.many of you followed the golf, either on TV or being here yourselves and thank you for the great feedback received and the pictures sent in.

I’m sure you will all agree, that it did our course and estate great and the publicity we received has made a big statement within the golfing fraternity.

We would like to thank everybody that helped in making this event such a success. Firstly to you as homeowners and members,

thank you for making your golf course available. To the committee, thank you for your backing and support in making this happen. To all the volunteers, Nomads, marshalls and shuttles you did a great job, thank you. To all the staff that worked long hours, I can’t thank you enough for your commitment and team work in making this event such a success.

It was a privilege to work with professional people like the WPGA (Women’s Professional Golf Association), LeT (Ladies european Tour) and World Sports Promotions. I thank you for your faith in us and patience with the weather. It was wonderful to receive the news that LeT and WPGA jointly announced their agreement

with World Sport Promotions to extend the South African Women’s Open through to 2021. This is great news for South Africa.

Without sponsors, events like this can’t happen and we would like to especially thank Cell C, the Hibiscus Coast municipality and KZN Tourism for their sponsorship, we sincerely hope that we can join hands in future to host this prestigious event again. Some of our homeowners opened their homes to host some of the participating players and their caddies. The feedback that we received was fantastic and they all said that they look forward to returning to their South African Families.

@ the Burry Stander Bike ParkThirty ve mountain bicycles were donated to the Burry Stander Foundation, during the opening of the MTB Park named in his honour, by Sport & Recreation South Africa (SRSA) and the KwaZulu-Natal Department of Sport & Recreation.

Represented by its Director-General, Mr Alec Moemi, SRSA called upon all stake-holders to work together towards ensuring that more previously disadvantaged youth participate in cycling, and to ensure that the legacy of Burry Stander, South Africa’s mountain bike champion and Olympian lives on.

The bicycles handed over to the Foundation are part of the government’s Cycle for Life programme that intends to promote cycling

and ensure that all South Africans learn to see a bicycle as more than simply a mode of transport, and to promote awareness about the many associated bene ts of its use, for example to the environment, one’s health, and to the economy in general.

We would like to remind everyone to make your golf bookings well in advance seeing that we are extremely busy over season and don’t want anyone to miss out on a game. Once you have made your bookings with either Vickey or PC [email protected] South Coast Herald -I am very excited that for the third consecutive year we received the award for the ‘Best Course’ as voted for by the readers It is very important for us to keep our course clean and therefore added some ashtrays to each cart for players to use while playing. This will help with a clean course and a friendly environment! We have purchased 10 new Sun mountain push carts as the demand for walking amongst the european visitors increases as well as the awareness to stay fit and healthy amongst our fellow South Africans. The price for the new push cart rental will be r80 for 18 holes and r50 for 9 holes.

We have refurbished all our tee signage boards and it looks great again. The strokes have also been changed and they now correspond with the score card.

Our preparations leading up to the holidays got fast tracked by preparing for the South African Ladies Open. The Paspalum greens are getting denser and finer which will improve ball roll and green speed.

We have also programmed a few smaller projects for completion before December which will then even further improve the playability of the course. The recent rains greatly assisted with growth in the rough and density on the fairways.

November and December offer garden abundance as spring moves into summer. The days start getting longer, which means more time to spend in the garden and enjoy the beauty of San Lameer’s gardens and bush areas. For this article I decided to focus on a few plants and our often misunderstood, egyptian geese.

First up is a much loved Christmas table favourite of mine, the Amaryllis bulb. Although an exotic plant, I do love the look of a red flowering Amaryllis around the house during summer. They grow quickly and are easy to care for in a pot and you will enjoy the beautiful open faced blooms, borne on stout stems after only 5 weeks from planting, (or your closest Woolies might have them in flower already). They come in a few colours but I use the red on my Xmas lunch table to really bring in the spirit of Christmas.

Ok, now back to indigenous plants. even on San Lameer, there are some things you just do not want to look at, be it a wire fence, concrete wall or a less than delightful neighbour. So, to prevent the view of these pesky things, why not plant an indigenous hedge that will be easy on the eye and also act as food and shelter for birds, snakes and other wildlife. It can also be a spiny shrub hedge with fierce thorns like the spiky kei apple (Dovyalis caffra) or the feisty cat thorn (Scutia myrtina). These should keep those pesky golf ball searching golfers out your gardens .

Hedging plants can also be trees like the true yellowood (Podocarpus latifolious) or if it is a dry area and you cannot water it too much, the spekboom (Portulacaria afra) is the answer. Always plant these with plenty

of compost, dig big open holes and water well for the first few weeks.

much like the hadeda ibis, egyptian geese (Alopochen aegyptiaca) seem to have become residents in suburbia and golf estates, making themselves at home and even utilising convenient facilities like pools, ponds and dams. many pairs nest in gardens and dam surrounds, raising their young in the relative safety of these “large gardens”. In some areas they are seen as a nuisance with their noisy antics at the crack of dawn and using the roofs as launching and landing pads.

egyptian geese are large, goose like ducks with the males weighing in excess of 2kgs. The females are smaller and of a lesser stature. males and females have similar plumage, khaki brown on the back and neck and greyish below with a dark brown patch in the centre of the breast and darker collar around the neck. In flight the wings are white with black primary feathers and a green trailing edge. They are the most abundant and widely distributed waterfowl in South Africa, occurring in most areas, although less frequently in the more arid parts. They are found through most of sub - Saharan Africa and egypt as well.

They live on a mixed diet of grass, leaves, seeds, grains and crop seedlings. Aquatic tubers and rhizomes are also a favourite when they find them in ponds and rivers. In our gardens on SL, they feed on the lawns and eat grains or bread if fed.

During breeding season they pair off to find a suitable breeding territory. Nesting sites can vary from grass lined hollows to cliff faces or even nests left behind from hadedas

or Woolley necked storks. The female lays a clutch of 7-11 cream coloured eggs and incubation takes 28-30 days. The young hatchlings leave the nest about 6 hrs after hatching, in response to their mothers call. They often have to jump a great height to the ground level where mum will be waiting for them. The young take about 55 days to be fully fledged and until then they are tended to on the ground by both parents. most nests are built in spring time but they can breed throughout the year.

No matter what your viewpoint is on these large birds, they are without a doubt one of the most attractive and visible water birds found locally and always add something extra to your day when you see them strutting around with purpose and intent. The little offspring are rather special and have been known to melt many a hard human heart.

Back to the gardens; remember we are leaving a thin layer of fallen leaves on most soil surfaces as a natural mulch to allow the leaves to rot and form compost. These leaves may look slightly untidy but are essential for the soil to retain moisture and protect itself from the blazing sun (It is like us not using sunscreen in the direct December sun. Bare soil also gets burnt.) Please contact me if you are unsure of any area in your garden where we are applying this horticultural strategy.

Have a lovely Christmas and prosperous 2015.

Kind regards
