    Comment Key or Definitions

The following definitions of comment descriptions represent this inspection report. All comments by the inspector should be

All costs associated with further inspection fees and repair or replacement of item, component or unit should be considered before you purchase the property.

    ABOUT YOUR REPORT

Houses are built to last a lifetime, but the various components and systems wear out at fairly regular and predictable times. Thereare literally thousands of variables to consider and we will not discover every item in need of attention. The purpose of ourinspection is to report the existence of visible major deficiencies and unsafe conditions, but we cannot assure you that your houseis free of major structural or other problems. Our inspection is basically visual and we must respect the property rights of theowner, and for that reason, we do not do any destructive testing, move personal belongings or furniture, nor can we interpret nonvisual, obscured or concealed faults. Remember, all homes have problems, but not all the problems are detectable. This report isonly a "snapshot" on the condition and operation of the equipment at the time of the inspection.

There are risks in home ownership, and our inspection cannot remove these risks for you. Although we will make an honest effortto shed light on problems by interpreting the signs and clues we see in our visual inspection. Unfortunately, mechanical equipmentinspected today may fail after we leave, plumbing or roofs may develop leaks, air conditioning or heat may not keep youcomfortable under all circumstances, or in all rooms. The water heater may not satisfy all your needs, nor can we assure you thatyour house complies with all codes and regulations, that repairs can be made based on our estimates or that repairmen willguarantee their work or even furnish fixed estimates. In addition, repairs may not be readily available or economically feasible.

    .

is recommended that the component or system be monitored for future service needs or further evaluated and repaired asneeded by homeowner or qualified service/tradesperson.

Evaluate/Repair: The Licensed Home Inspector observed conditions that appear significantly deficient. It is recommended that thecomponent or system be further evaluated and/or repaired as needed by a licensed or qualified service/tradesperson.

About the only certainties of home ownership are that problems will occur, you'll find opinions that differ from ours and that taxeswill rise. However, hopefully you'll experience many joys and pleasures in your new home and enjoy its comforts and the returnsof one of the best investments possible. We sincerely hope our survey and report are valuable to you and that our inspector is ableto communicate his knowledge and experience, fairly and honestly to you.

Neither THE COMPANY nor the inspector has any financial interest in the property or is associated in any way in the transactionother than for inspection purposes.

If you disagree with our opinion please call. There is a tendency to view service peoples opinions as "the expert". These includeroofers, plumbers, electricians, appliance trades people and air conditioning contractors. All these "specialists" have something tosell you but good mechanics may not be good troubleshooters. WE ARE OBJECTIVE AND IMPARTIAL, RELY ON US.

We are a customer driven company with a strong desire to serve our customers by providing the best possible inspectionexperience available.

Our goal is for our name to be synonymous with quality, integrity and service.

As with any home, problems will occur. Mechanical items are like automobiles, one day they work and the next day they don't, orthey may sometimes work intermittently. Our inspection does not relieve you of the responsibility to perform a walk through priorto closing. Mechanical items can fail and damage can occur between the time of our inspection and your occupancy.

We can assure you that we will make a conscientious and thorough effort to discover the major deficiencies that may significantlyaffect the property. Naturally, the inspector is a generalist with limited knowledge in many fields and not considered an expert inany specific field.

Unless ordered as a special purpose inspection, the inspection opinions described below are not required as part of theexamination or the inspection report.

    1. Compliance with local or national building codes.2. General and/or routine maintenance.3. Cosmetic, aesthetic or janitorial conditions.4. Design or engineering considerations.5. Any item or component not specifically included in the system description.6. Destructive inspections.7. Wood Destroying Insect/Organisms, Environmental Testing, Mold Testing, Pool/Spa, or Well and Septic Tank inspections.

    Roof StructureGeneral Observation

Our inspection of the Roof and Attic area(s) in accordance with industry standards of practice includes a visual observation of theroof covering, gutters, downspouts, vents, flashings, chimney, skylight and other roof penetrations within the limits of accessibility. The inspector may walk the surface of a roof in order to inspect it and its components but may inspect it by other means if the roof cannot be safely accessed, due to its height, weather conditions, or if the roofing material could be damaged by foot traffic. Theinspector is not required to, predict the service life expectancy or inspect underground downspout diverter pipes, remove snow iceor debris, or inspect antennae, lighting arrestors or similar attachments. All roofing types require some type of annualmaintenance (some types more frequent than others). Failure to perform routine maintenance can result in leaks and accelerateroof covering and flashings deterioration. An inspector cannot guarantee a roof is leak free, only observation during a prolongedrainfall can determine this. This report is to inform you of current condition as observed at time of inspection. We do not attemptto enter attics that have less than thirty-six inches of headroom, are restricted by ducts, or in which the insulation obscures the joists and thereby makes mobility hazardous, in which case we would inspect them as best as we can from the access point. Inregard to evaluating the type and amount of insulation on the attic floor, we use only generic terms and approximatemeasurements, and do not sample or test the material for specific identification. Also, we do not disturb or move any portion of it,and it may well obscure water pipes, electrical conduits, junction boxes, exhaust fans, and other components.

Our inspection of the Fireplace/Chimney area(s) in accordance with industry standards of practice includes a visual observation of all accessible components. While there are three basic types of chimneys, single-walled metal, masonry, and pre-fabricated metalalso referred to as factory-built ones. Masonry and factory-built ones are a commonplace in residential homes. Our inspection of them conforms to industry standards, and is that of a generalist and not a specialist. While some areas of the chimney flue cannotbe adequately viewed during a home inspection and does not include the use of specialized equipment, we will not guaranteetheir integrity or drafting ability and recommend that they be more thoroughly evaluated before the close of escrow. We will notmove furniture, lift carpets or rugs. This report is to inform you of current condition as observed at time of inspection.

Bathroom(s)Our inspection of the Bathroom area(s) in accordance with industry standards of practice includes a visual examination of the readilyaccessible areas of the walls, floor, ceiling, cabinets, countertops and plumbing fixtures. The plumbing system and their componentsare tested and observed using normal operating controls, which includes flushing toilet(s), testing functional flow and observance of any active leakage throughout fixture(s) and faucet(s). Exhaust vent fans and their ductwork are tested for their proper operation.Shower pans/Tubs are visually checked for possible leakage concerns, but leaks often do not show except when the shower/tub is inactual use. Determining whether shower pans, tub/shower surrounds are watertight is beyond the scope of this inspection. It is veryimportant to maintain all grout, caulking and other sealants used in the bathroom areas. Very minor imperfections can allow waterintrusion into the walls or floor areas and cause damage. We will not attempt to move furniture, lift carpets or rugs, empty closets or

cabinets. This report is to inform you of current condition as observed at time of inspection.

The components of most heating and air-conditioning systems have a design-life ranging from ten to twenty years, but can failprematurely with poor maintenance, which is why we apprise you of their age whenever possible. We test and evaluate them inaccordance with the standards of practice, which means that we do not dismantle and inspect the concealed portions of evaporator and condensing coils, the heat exchanger, which is also known as the firebox, electronic air-cleaners, humidifiers, ductsand in-line duct-motors or dampers. We perform a conscientious evaluation of both systems, but we are not specialists. However, even the most modern heating systems can produce carbon monoxide, which in a sealed or poorly ventilated room can result insickness, debilitating injury, and even death. Therefore, in accordance with the terms of our contract, it is essential that anyrecommendations that we make for service or a second opinion be scheduled before the close of escrow, because a specialistcould reveal additional defects or recommend further upgrades that could affect your evaluation of the property, and our servicedoes not include any form of warranty or guarantee.

Water Heating System(s)There are a wide variety of residential water heaters systems that range in capacity from fifteen to one hundred gallons. They canbe expected to last at least as long as their warranty, or from five to eight years, but they will generally last longer. However, fewof them last longer than fifteen or twenty years and many eventually leak. So it is always a good idea to have them installed over adrain pan plumbed to the exterior. Also, it is very important to flush them annually to remove loose sentiment that includes thecalcium chloride bi-products of many water softening systems. The water temperature should be set at a minimum range of 110degrees Fahrenheit to kill microbes and a maximum of 140 degrees to prevent scalding. Also, water heaters can be dangerous if they are not seismically secured and equipped with either a pressure/temperature relief valve and discharge pipe plumbed to theexterior, or a Watts 210 gas shut-off valve.
