Here’s a worked example:Let’s assume you have a house that we can market for £150,000 and we agree a market rent of £750 per month.

We structure the agreement so that on top of the rent, the buyer pays a monthly deposit payment that will grow to a 10% deposit over 5 years and build to 20% over 10 years. They can then buy with an 80-90% mortgage.

They can buy sooner with a larger mortgage, or by topping up the deposit with their own savings.

In this example, on top of the rent, they’d pay a £250 deposit contribution.

After year 5, the rent increases by 5% per annum, so here’s how the figures will look:

Ok, so let’s get to the nitty-gritty of the numbers and look at what’s involved with a normal house sale:

�You need to get the house in tip-top condition. So you’ll need to carry out repairs, redecorate, and possibly re-carpet throughout.

Frequently Asked Questions1. It sounds brilliant, but won’t I lose out if house prices go up?

We’ve thought of this. Okay, remember on day one you’re getting a fantastic price that can generate you over £20,000 more bottom line profit on a £150,000 house. In addition to this our scheme locks in future house price growth protection for you. If your buyer decides to buy after year 5, then on top of paying increased rent they must also pay half of any further increase in the house price to you. This is linked to the HM Land Registry published house price index. For example, if the buyer goes ahead in year 8, and between years 5 and 8 prices have risen by £20,000, you’ll get another £10,000 to boost your profit even further.

2. What if house prices fall during the 10 years? That’s extremely unlikely to happen – so unlikely, that it’s never happened before! Even if it does, the buyer is still likely to be able to buy with their 20% deposit.

3. What happens if the buyer does not go ahead? If for any reason the buyer does not proceed, say for example they lose their job, or simply change their minds, then ALL of their deposit, held in trust on your behalf by us, is automatically paid to you. From the example shown, if the buyer pulled out after 5 years, you’d get £15,000.

4. How is the deposit protected? It is received by us and held in a trust account. This is then paid across to the buyer’s solicitor when they are ready to purchase. The money is covered by the ARLA Money Bonded Protection Scheme. This is a bit like ABTA holiday cover. It protects your rent and the buyer’s deposit up to £25,000, if for any reason a managing agent does not return it.

5. Is interest added to the deposit? No, it’s an instant access trust account with no interest payable.

6. Can I change my mind once I’ve gone ahead? No - you and the buyer enter into a legal agreement for sale. And if for whatever reason the buyer did pull out, they’d pay massive compensation to you by forfeiting all of their deposit.

7. But what if I can’t go ahead? We’ve covered everything – if there’s a reason out of your control that means you can’t go ahead, for example death, bankruptcy, repossession, a compulsory purchase order, etc., then the sale agreement ends, but the buyer gets their deposit back, which is only fair.

8. How does the legal process work? We’ve had all the paperwork drawn up by our team of lawyers and we’ll take care of all of this for you. All that’s required is your lender’s normal consent to let. Our scheme is fully compliant with lenders' ‘Buy to Let’ mortgage terms and conditions. On sale, the buyer even pays your legal fees. So there are no legal fees for you to pay at all!

9. Do I need to manage the property? We take care of that for you. We collect the rent and pay it to you monthly. We’ll also sort out tenancy agreements, inspections, EPCs, and gas safety checks.

10. Am I hearing you right, no repairs?! That’s right. Day to day maintenance such as boiler issues or leaky taps become the buyer’s problem. You still need to have an annual gas safety check, but we’ll take care of this for you.

11. What work can the buyer do to the house before they finally buy? We actively encourage your buyer to make the house their home. You’ll find that they’ll invest a lot of time and money improving the house – We’ve got lots of examples of new conservatories, kitchens, bathrooms and central heating being added. We do stipulate that you must approve in writing any works requiring planning or building regulation approval.

12. Do I still need insurance? You still need to get landlord’s buildings insurance. If you have any contents in the house, you should cover these as well. The buyers will get their own contents insurance. There is a £500 excess payable by the buyer should they want to claim on the buildings insurance to prevent minor claims.

13. Can buyers bring their pets? Yes, remember that they will be buying the home and allowing pets is a massive attraction with Rent Now, Buy Later. Because they will be owning the house in the future, they will be house-proud like you, so you don’t need to worry about getting the house back in a poor condition.

14. How much does it all cost? You’ll be pleased to know that it does not cost any more than you’d normally pay to rent and sell your home. You simply pay our standard management fee for renting until it’s finally sold, when you’ll then pay our normal Estate Agency Fee. Your local Branch Manager will discuss and agree these when they meet you.
