> Locate or Acquire clear title land on the outskirts cities

> Create legal format to acquire land, which are compliant with land ceiling laws and regulations based on the status

Investment methodology

Objective

1. To invest in clear title real estate (Wasteland) in India.2. Convert wasteland into income yielding asset through agriculture and

capital appreciation.

Asset Class : Real Estate.

Minimum Holding period : 15 years.

Holding of Investments: Directly in the names of investors for the part they have invested for.


Mandatory requirement : 80 Guntha per sale deed as per revenue law

Minimum Investment : Two acres

Current Buying cost of land : Rs. 350,000/-per acre.(Per acre buying cost will vary from location to location)

With current rate total value of 2 acres is

Rs. 700,000/-

Registration cost like stamp duty and all other misc cost will be extra at actual (Explain)


Mode of Payment :

For Lump sum payment – Rs. 350,000/- per acres.

Payment through EMI –

12 Months Term – Rs. 380,000/- per acres (With down payment of Rs. 100,000 / acre)

24 Months Term – Rs. 410,000/- per acres (With down payment of Rs. 100,000 / acre)

1. Apply to Sahyadri for shares.2. 520 shares per acre @ FV of Rs.10/- per share and premium

3. So per acre share cost is Rs. 7800/- payable in the name of “Sahyadri Agriculture Producer Co Ltd)

Exit strategy:

1. Allowed only after 5 years. 2. Transfers allowed within group members.3. Price decided by auction.

After 15 years, every one is free to take the decision.

Our immediate focus is to consolidate and strengthen the existing agricultural activities.

In the process of land development we promise:

We will not disturb the land topography

We will not prune big trees which are in existence for over years.

Current Status First contract signed with west Coast Paper Mill Limited.

First Plantation done in 2010 over 50 acres of land at village Baveli

Plantation done of Eucalyptus to be used for paper pulp.

Second and third plantation done at Baveli and Mandukali.

Total over 200 acres of plantation completed.

First harvest is scheduled in Oct 2015. (FY 2015-2016)

Expected Maiden dividend scheduled in FY 2016-2017

Dividend will be recommended as permissible by the law.

Water management Use the naturally developed water streams & convert them into percolation pits. (Ground water harvesting)

We will use the trenches available in the area to store water (Open water harvesting)

We have located water source at height above our land. Same to be used irrigation purpose using the gravity.

Till date we have located 5 natural streams with the land bank.

We will harvest these streams and also will work to locate more.
