How many apartments are in the building?
There are a total of 15 apartments.
Does this project have development approval?
YES
Is the building pet friendly?
YES. The draft by-laws allow for keeping of animals – such as a
cat, a small dog, a fish, a small caged bird etc. For more details
refer to the Bylaws included in the Contract of Sales.
Is there a lift for the boutique development?
YES. There will be a lift that is accessible from all levels
including the basement carpark.
Do all apartments feature seamless living to external
courtyard/balcony?
YES
Does every apartment have water, gas and power to the
courtyard/balcony?
YES
Is the kitchen range hood re-circulating or externally
ducted?
The range hood will be externally ducted.
Is any part of the existing building being retained?
NO. A new building will be constructed on site.
What is the thickness of the glass being used?
A glass thickness of 6mm to 12.5mm will be provided. The
location of various glass thickness is dependant upon wind,
acoustic and thermal load considerations.
What is the construction material for the separation wall for
the half floor apartments?
Masonary blocks/sheets with insulation will be installed and
sound rating will comply with the Australian standards.
Do all apartments come with reverse cycle, ducted air-
conditioning?
All apartments will have reverse cycle ducted air conditioning.
What are the ceiling heights
Main living areas (pelmet areas excluded) - approximately
2700mm.
What are the details of window glazing?
◆ Windows will be powder coated aluminium with clear
glass (translucent/fire rated in some areas if required by
council and BCA)
◆ Apartments will have sliding doors to the balcony
◆ Height of windows and doors as per BCA.
Can I upgrade my apartment to a different level of finish?
Purchasers will be able to choose a finish palette from the two
specified themes designed by PURE Interiors.
Any requests for changes should be directed to the agent and
will be considered on a case by case basis.
What material will the external areas be finished in?
Designated external deck/balcony areas will be finished in low
maintenance and durable Modwood timber boards.
Can buyers consolidate apartments?
Please speak to your agent, requests to change apartment
layout will be considered on a case by case basis.
Is window furnishing supplied with the apartment?
Window furnishing will not be included. Good quality window
furnishings packages will be offered at a competitive price
closer to settlement time to all buyers. Bylaws will stipulate
that all apartments shall have the white coloured window
treatment.
Will the building be wired for Foxtel and NBN?
YES. It is the owner’s responsibility to organise connection
from the building hub point to the individual unit.
What form of lighting? Are Dimmers provided?
◆ Recessed and surface mounted lighting.
◆ Dimmers are not included, however these may be
installed at an additional cost.
Garbage disposal?
◆ There will be a garbage room located in the basement
carpark of the development.
◆ Kitchen sink incinerators are not included.

Is there a swimming pool or gymnasium? Communal
facilities?
Beautifully designed BBQ and outdoor dining facilities will be
provided in the landscaped courtyard.
A pool or gymnasium will not be provided. The development
is in close proximity to the beach and a number of sporting
venues including tennis courts and golf course.
What is the height of the building relative to the
neighbouring building?
The Stella will be 3 stories in height.
Please refer to the Woollahara Local Environmental
Development Plan for the building height controls of the
surrounding buildings.
Does every apartment feature basement storage?
YES. Refer to draft strata plan in the contract of sale for details.
Is the car park secured?
YES. Entry by security key/card only.
Is there an electric car charging station?
YES. The Stella will provide an electric car charging station.
What is the construction start date?
Construction is proposed to commence in 2019.
When is the expected settlement timeframe?
Settlement will take place around 20 to 22 months after
construction commences.
What is the sunset date?
Sunset date details will be in the Contract of Sales.
Who is the builder?
The builder has not been selected. The developer expects to
tender for the building contract soon.
Who is the lawyer acting for the developer?

Accepting bonds?
YES. On a case by case basis. Please refer to agent/Contract of
Sales for more details.

What is the Building Setback?
The building will be generously setback from all four
boundaries. The basement carpark is easily accessible from
Newcastle Street via a 6m wide driveway o. Refer to Site plan
for more details.
Concierge / Building Manager?
Once the owners corporation is established, a building
manager will be appointed.
A concierge is not considered necessary for a boutique
building of this size. However, the owners corporation can
implement this service if required.
What car parking is available for residents?
All apartments have minimum one car space, with larger
apartments having two or three car spaces.
Where is the entry and exit to the car park?
Entry and exit to the basement car park is conveniently
located in Newcastle Street.
What is the underlying title of the development?
Strata – refer to Contract of Sales for strata plan details
What are the estimated outgoings?
Woollahra Council will allocate in accordance with apartment
land value.
Water Rates - will be approximately $300-$400 per quarter.
Quarterly Strata Levies (are provided as an indication only,
