The Fox River, on which Riverside Farm has 1.25 miles of frontage, provides
tremendous opportunities for fishing, sailing, canoeing and rowing. This major
tributary to Illinois provides considerable recreational opportunity and is within easy
access of more than 7,000,000 people living in the
greater Chicago metropolitan area.
Because of abundant game and river transportation,
early Native Americans who lived along the Fox
River include the Potawatomie, Sac and Fox. It is
not unusual to find some Native American relics on
Riverside Farm. Most recently, when the farm owner
experienced a flat tire, a partial arrowhead was wedged
into the tire, causing the damage. The tire repairman shared that he had never
before seen a flat tire caused by an arrowhead.
Besides being home to various Native American tribes, one of the more famous
owners of this farm was the noted big band leader Wayne King. He regularly played
at the infamous Aragon Ballroom in Chicago to sold out dances during the Big Band
era. Wayne passed away in 1985, with the
family holding on to the farm until 1990 when it
was sold to the current owners.
The current owners, Will Barbier and his wife,
Sandy, purchased the farm in 1990 because
they wanted to be in the country. They
previously lived in Yorkville, Illinois, which at
the time, was a small farming community. With
their love of horses, they were able to enjoy riding and outdoor living. Mr. Barbier has
said that when neighbors got too close, it was time to move westward. After passing
by the farm many times on their way to Ottawa, Illinois, they decided to find out if
the farm could be purchased. They were successful in purchasing the farm and set
about making it home.

Will and Sandy enjoy the sport of polo as well as riding horses and raising cattle,
which are contained by miles and miles of fence. Wills fences surround all of the
pastures and also the tillable acres to keep the animals out of growing crops. Also
the farm had grown up in multi-floral roses,
which rendered the pasture ground relatively
useless. Will spent much time and money
ridding the farm of this type of thorny problem.
He knew to profitably raise crops on this farm
and insure a high quality of vegetable crops to
nearby DelMonte, he needed to invest time and
money into the farm. He installed three center
pivot irrigation systems with several miles of
pipe, which extends into the Fox River as an irrigation source. Will is now able to
contract with DelMonte for the growing of sweet corn, peas and lima beans, which
returns a good level of income to the farming operations.
There are about 256 irrigated acres with another 60 acres in pasture land for grazing
and hay production. To insure that the growing
crops and pasture land were in a productive
state, Will felt that drainage for this type of soil
was necessary to insure that the growing crops
and pasture land were in a productive state.
Approximately 37,564 of field drainage tile was
installed. The farm has been observed after
heavy amounts of rainfall and there is no doubt
that the field tile drains the fields properly.
There is a very nice set of buildings on the property. The home, which dates back
to pre Civil War, will be retained by the owners with access to Route 71. A buyer
will have first right of refusal when the current owners decide to retire from the farm
and move to town. The buildings (see photos) include grain storage, a very unique

styled barn that could be converted to a hunting lodge, as well as a horse barn and
riding paddock.
The farm is located in the Marseilles Fire
Protection District, the Ottawa High School
District and notably sewer and water are only
two miles away at Route 6. Also, natural gas
is available on the farm.
Of the approximately 640 acres, there are 320
acres of timber and permanent pasture. The
timber stand is beautiful with various species
of mature hardwood trees. The farm is also a haven for the hunting of trophy deer
and turkey.
Mr. Barbier and his family would gladly be custodians to operate, maintain and keep
the farm running in good order with an opportunity for the new owners to receive a
cash rental of approximately $200/tillable acre (approx. 300/ac).
This is an extremely unique property and may
have the most private river frontage on the Fox
River of any single land holding. Riverside Farm
is easily accessible with all of the opportunity
to enjoy the outdoors with its beautiful woods,
hunting opportunities, horseback riding, the
raising of crops and access to the Fox River
to enjoy recreational sports such as fishing,
canoeing and boating. Future use of the farm could include development with the
frontage on Rt. 71, which runs from Yorkville to Ottawa, its close proximity to Interstate
80 and the nearby availability of utilities.
This is a wonderful opportunity to own land with numerous amenities.
