Project Description: Rio Vista Plaza III is a Class A building with a steel moment frame structure. The exterior walls are finished with Jerome Stone and reflective green glass.
Elevator: Two (2) Hydraulic - 3,500 pound capacity with upgraded cabs. Mirrored ceilings, wood walls, and stone floor.
Lobby: Two story lobby includes stone flooring, wood panel system, granite accents, mailboxes, and indirect lighting.
HVAC: A centralized water source heat pump system incorporating a ground level cooling tower, boiler, pumps, and individual zone condenser units.
Plumbing: Sewer and domestic water are stubbed to each suite with main runs down the central corridor system for ease of connection.
Energy Management: The entire system is controlled by an energy management system that oversees all functions of each piece of equipment and maintains comfort conditions at the lowest operating costs.
After Hours Service: HVAC will be available after hours on a per zone basis at an additional cost.
Electrical Service: 4,000 amp primary service, 120/208/3 phase, 4 wire. Service includes a main discount and individually metered 200 amp services. Energy management includes a system of time clocks and photocells linked to a central system. Conduits are provided from the main telephone room to each floor for ease of connection.
CATV: The project includes high-speed data and Cable TV from Time Warner Cable and fiber optics.
Building Engineer: An on-site building engineer has a permanent office on the ground floor to assist tenants in daily operational needs.
