LOCATION

The property is in a rural setting of Webster

County, whose county seat is Preston, Ga. This

part of Georgia is populated with productive farms

and timberlands, and the local economies are

Preston, which is only 6 miles from this property,

is home to one of the largest pine sawmills in the

state, and is a prime market for pine sawtimber in

the area.

Although the area is rural, this property is a short,

40 minute drive from Columbus, and an hour drive

from Albany. And since the area is known for

excellent hunting, there is an increasing demand

for this type of property for recreational purposes.

This part of Georgia attracts hunters, and

investors, from Atlanta, and the surrounding

states of Florida, Alabama, and Tennessee.

ACCESS

The property has approximately 1650 feet of

frontage on U.S. Highway 280, with one main

access road, from Highway 280. The access

roads are gated and locked.

The internal road systems is are very good and

allow access to all parts of the property.

Boundaries are well defined and visible with

tree markings.

SITE DESCRIPTION

The entire property is forested with approximately 80 percent of the acreage in planted pines that are 10 years old, with the remainder in natural hardwood forest. Topography is gently rolling, with two main arteries of hardwood bottomland that traverse the length of the property. These hardwood areas provide excellent habitat for wildlife in the area. These hardwood bottomlands also offer opportunities for pond construction. The westernmost hardwood artery has water flow only during wet periods, while the artery in the center of the property appears to be a headwater for a major creek that flows toward Preston. The topography and soils on this property are similar to those found on surrounding farms that are used for crop production or cattle pastures, and offer the opportunity for conversion to more intensive agricultural uses, if so desired. There are numerous wildlife food plots on the property, along with “shooting lanes”, strategically located to enhance the hunting experience. Signs of both turkey and deer abound. This is truly a highly desired property for hunting.

The property is entirely forested with approximately 80 percent of the acreage is in 10 year old loblolly pine plantations with good stand counts and growth. TAXES and TITLE

The annual property taxes for this parcel for 2018 are $2,710.45. The property is owned by Domain Timber Investments, whose deed is recorded in the Webster County courthouse in deed book 132 page 346. The property currently is leased for hunting, but will be terminated upon transfer of ownership, unless the purchaser desires to assume the lease.
