With winter looming we thoughtwe would brighten this issue with

lots of fun activities to get you inspiredto get out and about. We have anexciting editorial on the TranzAlpineScenic Railway which offers some ofNew Zealand’s most spectacular viewsbetween Christchurch and Greymouth.

We also touch on Sports Bay ofPlenty’s “Green Prescription (GRx) forhealthy living. This is a program that

helps older Bay of Plenty residentsstay fit and healthy through learning toexercise regularly and making healthierlifestyle choices.

If you are at a loss for things to doand require some extra inspiration – ourlist of “50 Things to do” will do exactlythat. It could be as simple as reading anew book, traveling the world or doingsomething totally out there like taking abungee jump off Auckland’s sky tower.There are also some great shows comingup that would be suited to all agegroups. I for one would love to go andsee – The Kings of Country – A Tribute toNelson, Rogers and Cash.

This contains detailed provisions for residents in theperiod before they enter a retirement village, during

their occupation and after they leave. The Act alsocontrols and places certain responsibilities on all retirementvillage operators.

An ever-growing number of retirement villages inthe Tauranga area offer everything from affordableaccommodation right through to luxury living.

If you think you’re ready to make the move, think carefullyabout what kind of lifestyle you want to have, – and whethervillage living is really right for you. If you place a high valueon privacy for example, it might be a good idea to look atan alternative, such as downsizing your home or adapting itto suit your changing needs.

However, many people enjoy and thrive onretirement village living, especially if they enjoy beinginvolved in sports and other group activities. As far asaccommodation is concerned, the choices are huge,covering a wide range of needs.

You might want a place large enough for friends andrelatives to stay occasionally, and being close to publictransport or church might be important. If you have a petdog or cat, that’s another consideration. Keen gardenersmight want enough land to maintain that interest. Don’t betoo influenced by other peoples’ opinions and take yourtime to work out what you really want.

If you’ve found a village that appeals, ask the operatoror manager for a copy of the disclosure statement. Thiscontains important information about ownership, rights,responsibilities and financial obligations.

In its guide, “Thinking of Living in a RetirementVillage?” the Ministry of Business, Innovation andEmployment says several legal titles are used inretirement villages, where the terms “buy” and “sell”,are often used to describe the buying and selling of anoccupation right agreement.

Most villages offer what’s known as a “licence to occupy”.This gives you the right to live in your unit without ownershiprights. Usually you can’t borrow against the value of yourunit, though some villages offer this option.

In a village with a unit title structure, you ownyour own unit title. In some villages you will becomea member of a body corporate. However, someoperators run the body corporate without residentmembership, making upkeep and maintenance theoperator’s responsibility.

If your village offers a cross lease title, you shareownership of the land and its units and grant leases to oneanother to live there. A lease for life gives you a lease for aunit or property in the village, which stays in place until youdie or leave.

All residential units in registered villages have a ‘memorialon the land title’. This gives security of residency over anyindividual or company that has loaned the village operatormoney against the property. If your operator can’t repay theloan, the lender can’t evict you and sell the unit to get theirmoney back.

Ask your lawyer to check the ownership and title of theunit and to explain clearly how this affects your ownershipor occupancy rights.

If you’re thinking of moving to a retirement village but have concerns about ownership rights, it’sreassuring to know that your rights and obligations are covered by the Retirement Villages Act, 2003.

Husband Bruce, used to the wide-openspaces of the Blenheim vineyard they

had owned, wasn’t quite as keen initially,but didn’t take much persuading.

The Murrays, who had moved toTauranga 10 years earlier, found asunny house site in the village. Theyloved the plans they were shown fora luxurious and beautifully designedtwo-bedroom home, and just sixmonths ago, they moved in.

And they couldn’t be happier withtheir choice. Their lovely, well designedhome is directly opposite the villagebowling greens and equally close toa planned swimming pool and citrusgrove. Decorated with reminders oftheir travels, it has two large bedroomswith ensuite bathrooms, a roomy office,an excellent kitchen and loads of livingspace as well as sunny outdoor spaces.

“We love it,” says Bruce. “This site wasone of the jewels in the crown of this village.”

Sandy enjoys their new home’sproximity to the beach and the nearbyboardwalk. The village is handy toshops and amenities, as well asTauranga and Mount Maunganui.

Security was also a factor inchoosing Pacific Coast Village.

“As you get older, you feel a bit morevulnerable,” she says. “We have a 24hour security system in our home.As well as that, the village gates areclosed at night and there are regularsecurity patrols.”

Though their lives can beas private as they choose, theMurrays enjoy the camaraderieof village life. A wine buff, Brucebelongs to the village wine andbeer club and plays pool, whileSandy enjoys outdoor bowls.

“This village and our home is morethan we ever hoped,” says Sandy.

“We’re thrilled with it.”

The Murray’s new home suits them perfectly, with achoice of sheltered outdoor spots to enjoy sunny days.

Margaret has been a resident of TheAvenues for 10 years and Dick, a

former car sales businesses owner, movedin three and a half years ago.

They’re both enthusiastic aboutthe village and its central location in10th Avenue.

For Margaret, the tough decision toleave her home and much-loved gardenwas made easier by the fact that hersister lived at The Avenues and she hadvisited regularly.

“It has made life so much simpler nothaving to look after a big house andgarden. It’s different to living in your ownhome, but I like it.”

Dick looked at various villages when hewas living on his own.

“This one was ideal for me. It’s soconvenient, everything is within walkingdistance including a supermarket, cafes,post shop and even McDonalds,” hesays with a grin.

Both say it’s still possible to enjoyplenty of privacy with the benefit of addedsecurity and peace of mind.

“Apartment living is perfect for people ontheir own - women in particular,” says Margaret.“And there’s a care person on duty 24/7.”

Able to choose from a multitude ofvillage social and leisure amenities, theymaintain active lives outside the village.

Dick is registrar of the Bay of Plenty JPAssociation and secretary of the Board ofTrustees for the Baywide Community LawService. He is also chairman of the TheAvenues Residents’ Association.

Former residents’ committee member,Margaret is a life member of the MatuaGarden Club and plays bowls atGreenwood Park Village in Welcome Bay.

“It’s great to be able to enjoy life free ofthe responsibility of maintaining a home,”says Dick.

“And I’m busier now than I was beforeI retired.”

Aimed at a wide section of the populationand not just the elderly, the drug-free

Green Prescription (GRx) Programme targetsa range of health problems and has soaredin popularity since its launch in 1998.

Sport Bay of Plenty Community ManagerCatherine McCulloch says the programme,which is aligned with health targets addressingdiabetes and cardiovascular disease, has“taken off” – particularly in the last few years.

In the last financial year, from July 2012to June 2013, a total of 2838 Bay of Plentyresidents were issued with green prescriptions,and 1426 in the Western Bay alone.

For participants, the objective is simplyto follow the programme. But those whocomplete it will have the skills neededto make healthy lifestyle decisions andmaintain a good level of exercise for the restof their lives, says Catherine.

A Green Prescription is a written referralfrom a GP or practice nurse recommendingthat a patient be more physically active toimprove their health.

People with heart disease, hypertension,diabetes, depression, obesity, arthritis,some respiratory conditions or at risk ofcardiovascular disease, are most likely tobenefit from the programme, which caninvolve one-on-one sessions or groupactivities involving fun activities such asNordic walking.

As well as improving physical health, GRxalso targets nutrition and offers supermarkettours, where groups of five or six people ata time are shown healthy eating options andhow to read food labels correctly.

“GRxis for anyone who needs assistanceto get more physically active,” saysCatherine. “It is very important for older

people to maintain a good level of fitness asit helps movement, improves balance andreduces the chance of falls.

“And it is absolutely never too late tostart exercising. We have had people intheir 80s who take part in activities like TheMount Challenge, an eight-week trainingprogramme where clients work towardsgetting fit enough to walk to the top ofMauao (Mount Maunganui).”

Designed for all fitness levels, the challengeis suitable for those who can walk aroundMauao wanting to work towards this goal andis a great way to socialise, she says.

“People who take on the challenge areabsolutely amazed when they find theycan do it.”

The programme includes a self-management group option of four sessions,focusing on teaching participants how to make

positive lifestyle changes and reduce theirrisk of heart disease, stroke and diabetes.

In between regular face-to-faceconsultations, GRx advisers phone clientsto see how they’re progressing, ensuringthey get plenty of encouragement andsupport. They also provide feedback to theclients’ doctor or nurse on discharge.

“We set their health goals at the initialconsultation and try to measure their healthimprovements throughout the programme,”Catherine says. “They stay on theprogramme for up to six months.”

Those who have completed it say GRxhas given them new levels of confidence andenergy, as well as helping them to sleep better.

Anyone hoping to join the programmemust be referred by a GP or practice nurse,to ensure they are physically stable enoughto take part.

CT Colonography for early detection of Bowel Cancer

Colon cancer is a leading cause of preventable cancer death in New Zealand,behind only breast and lung cancer in incidence. It is often silent for many

years. However, because most cancers start as small growing polyps, ifcaught early this is a curable disease.

CT colonography is a minimally invasive, highly sensitive means ofdetecting the early stages of colon cancer. The CT colonography technique

is much better tolerated by patients and is more sensitive than thebarium enema in evaluating diseases of the colon and in particular

detection of colonic polyps and cancers.

CT colonography is recommended to anyone over 45 witha family history of bowel cancer, rectal bleeding, or significant

Retirement provides an ideal opportunityto do something about remedying that

situation. Whether it’s something ambitious(and expensive) like travelling the world, orsomething much more simple and cost-freelike spending more time with family andfriends, there’s a multitude of possibilities.All you need is an open mind, a sense ofadventure and a willingness to give it a go.

The possibilities are of course endless. Butto get you started, here are a few suggestions– and many of them won’t cost you a bean.

1. Spend more time with family andfriends. Tell them how much youlove them.

2. Take a bungee jump. The leap fromthe top of Auckland’s Sky Tower looksspectacular, as does the one fromAuckland Harbour Bridge. If you’replanning a trip to the South IslandQueenstown’s Kawerau Bridge jump issaid to be one of the best.

3. Splash out: treat yourself to a top classmeal at a restaurant you’ve alwayswanted to go to.

4. Seek forgiveness. If you’re harbouringlong-held resentments or have hurtanyone – even if it was unintentional,

ask them to forgive you. It’ll take aweight off your shoulders.

5. Take look around New Zealand andtravel to corners of the country you’venever seen before. They say it’s a smallcountry – but you’ll find there’s still anawful lot to see and do.

6. Help a stranger in distress. It’ll maketheir day – and yours, too.

7. Go white water rafting – it’s a nail-bitingthrill and there’s no lack of opportunitiesclose to home in Tauranga.

8. Tackle a giant jigsaw. It might driveyou around the bend, but there’ssomething satisfying about completinga complicated jigsaw. When you’vefinished, frame it – or take it to bits andlet someone else have a go.

9. Learn a new word daily. Somecomputer screensavers automaticallydisplay a new word every day andexplain its meaning. Apparentlythere are (give or take) over 250,000distinguishable words in the Englishlanguage, so there’s a long road ahead.

10. Watch the best movies ever made.You could debate the right choices

16. Learn a new skill. You’d be surprisedhow good you might be at things younever thought you’d be able to do.

22. Watch some top class sport: Buy a ticketto an All Blacks rugby match or splash outand book a ticket to the next Olympics.

23. Or don’t just watch it on TV, get activeyourself. Take up a sport and you’ll notonly get fit, you’ll make new friends, too.

24. Overcome a fear. Whether it’s spiders,heights or whatever, confront it head-on. You might be pleasantly surprisedat the outcome. The writer does,however, have to admit that his lifelongfear of snakes remains long after hevisited an Australian snake farm andhandle a harmless python.

25. Learn to play a musical instrument.It’s never to late to start. Keep inmind though that learning to play thedrums might be a step too far for yourneighbours.

35. Research your ancestry. Several localgroups offer help with this, and plentyof websites specialise in researchingfamily trees. It’s fun and you might findskeletons stashed away in some long-forgotten closets!

36. Swim with the dolphins. Apparently it’s rightup there with skydiving, the most frequently-found item on many peoples’ “do to” lists.

37. Dolphins too tame. Try swimming withsharks, sans safety cage. SeveralFijian resorts offer this “once in alifetime” experience.

38. Go caving: Waitomo’s the place tohead and it’s a pleasant drive awayfrom Turanga.

39. Throw at dart at a map of the world,see where it lands, and go there. OuterMongolia, here we come!

40. Buy a soft-top sports car. Go on,you know you’ve always wanted toexperience the wind in your hair as youtear down the highway.

41. Go scuba diving. It’s a different worlddown there, and no shortage of

professional instructors to give youlessons.

42. Learn CPR: You never know when itmight come in handy and you couldsave a life.

43. Become a volunteer. There are scoresof organisations that need a helpinghand and they’ll appreciate your timeand effort.

44. Learn to dance – even if you were bornwith two left feet, you can give it agood go.

45. Learn self-defence.

46. Turn off the smart phone and thecomputer for a day or two a week andexperience life the way it once was.

47. Get a tattoo – its all the rage. Onsecond thoughts, they look a lotbetter on young skin – as millions willinevitably find out.

48. Visit the less fortunate in hospitals andnursing homes.

49. Write a will. You know it makesgood sense.

Finally, if you have some big ticketitems on your own list, ponder thethoughts of British psychologist LindaBlair, author of The Key to Calm.She says chasing big experiencesis only worthwhile if you enjoy thewhole process: saving up the money,planning it with friends, and thenthe moment as well. “But if you’reconstantly living in the future, ignoringwhat’s going on right now becauseyou’re shooting for goals, whichhappen so quickly that they’re over,and then you have to chase anotherone, you’re not really living.”

In writing terms, you could say JohnMcTavish (pen name JohnMack) is a late bloomer. Thelocal author has been writing and editing for trade and club publications and has been theBay of Plenty correspondent for New Zealand Classic Carmagazine since 2008, but thewriting bug didn’t really hit till he was in his late 50’s.

Working days as a kiwifruit orchardist, John enrolled in an online CreativeWriting CourseatWhitireia (Wellington) Polytechnic and after graduation he picked up his part-time jobwith New Zealand Classic Carmagazine. This experience also gave him the courage to tryhis hand at writing short stories.

With his volume of short stories ‘Closing the Gap’ now published, The Avenues is proudto be hosting John at our village, where he will share his fascinating path to becoming apublished author.
