As of late 2014, Sugar Land was selected as one of the nation’s strongest economies. Sugar Land has now more than 64,500 jobs and is home to high-profile regional and international corporations housed in more than 25 million square feet of commercial space, including more than 15 Fortune 500 companies with a significant presence. Furthermore, Sugar Land’s assessed commercial valuation has more than doubled in just over a decade—increasing by over $2 billion. Recent Developments:
− Nalco Champion oil company finished construction of the additional facilities and now has over 1,000 employees in their Sugar Land headquarters (right by The Crossing at Telfair)
− The City of Sugar Land is in the process of annexing Greatwood and New Territory ETJs, in order to support and facilitate growth in the surrounding areas
− HCSS to Expand Campus With New Office Building as part of an economic incentive deal that will create 200 jobs.
2017-2019 Development:
− University of Houston College of Technology received a $54 million allocation to construct a new 50,000-sq.-ft. classroom building, which is slated for completion in 2019. − Smart Financial Performing Arts Center, a 6,400-seat $84 million development, was opened in January 2017
and projected to have 100 shows per year. − Shlumberger Oil plans on consolidating its operations in Sugar Land and proposes to build more than 250,000
square feet of Class A office space and a new 100,000-square-foot “amenities” building. − Fort Bend ISD Career and Technical Educational Facility, a $59 million project slated for August 2019 opening,
will be located on 65 Acres (right behind the Crossing at Telfair) and service approximately 2,000 students daily. − Sugar Land Regional Airport, used by over 100 of Fortune 500 companies, received a $12 million dollar grant
from TxDOT (believed to be the largest single grant allocated by TxDOT) to add another taxiway. − Sugar Land Business Park Phase II, a new development across Hwy 90 from The Crossing at Telfair, has 121 acres
under development for a business park and 21 acres for a state training facility. − All three highways (I-59, Hwy 90, and Grand Parkway 99) going through Sugar Land are being expanded
to accommodate the increased traffic in the area. US I-59 has been renamed into I-69 Interstate and is be-ing expanded all the way to Corpus Christy.
− Fluor Corporation purchased 50 acres at the southeast corner of Highway 59 and University Boule-vard. Between 500,000 and 1 million square feet of office space is planned for the site. The company has en-tered an incentive agreement with the City of Sugar Land and has committed to $165MM of capital investment. More importantly, 2,000+ employees will remain in the city.
− ABM, a Fortune 500 company, is bringing 390 employees into their new 62,000 SF office in Sugar Land.

TYPES OF REAL ESTATE LICENSE HOLDERS: A BROKER is responsible for all brokerage activities, including acts performed by sales agents sponsored by the broker. A SALES AGENT must be sponsored by a broker and works with clients on behalf of the broker. A BROKER’S MINIMUM DUTIES REQUIRED BY LAW (A client is the person or party that the broker represents): Put the interests of the client above all others, including the broker’s own interests; Inform the client of any material information about the property or transaction received by the broker; Answer the client’s questions and present any offer to or counter-offer from the client; and Treat all parties to a real estate transaction honestly and fairly. A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION: AS AGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner's agent through an agreement with the owner,
usually in a written listing to sell or property management agreement. An owner's agent must perform the broker’s minimum du-ties above and must inform the owner of any material information about the property or transaction known by the agent, includ-ing information disclosed to the agent or subagent by the buyer or buyer’s agent.
AS AGENT FOR BUYER/TENANT: The broker becomes the buyer/tenant's agent by agreeing to represent the buyer, usually through a written representation agreement. A buyer's agent must perform the broker’s minimum duties above and must inform the buyer of any material information about the property or transaction known by the agent, including information disclosed to the agent by the seller or seller’s agent.
AS AGENT FOR BOTH - INTERMEDIARY: To act as an intermediary between the parties the broker must first obtain the written agree-ment of each party to the transaction. The written agreement must state who will pay the broker and, in conspicuous bold or un-derlined print, set forth the broker's obligations as an intermediary. A broker who acts as an intermediary:
Must treat all parties to the transaction impartially and fairly; May, with the parties' written consent, appoint a different license holder associated with the broker to each party (owner and buy-
er) to communicate with, provide opinions and advice to, and carry out the instructions of each party to the transaction. Must not, unless specifically authorized in writing to do so by the party, disclose:
that the owner will accept a price less than the written asking price; that the buyer/tenant will pay a price greater than the price submitted in a written offer; and any confidential information or any other information that a party specifically instructs the broker in writing not to dis-
close, unless required to do so by law. AS SUBAGENT: A license holder acts as a subagent when aiding a buyer in a transaction without an agreement to represent the buyer.
A subagent can assist the buyer but does not represent the buyer and must place the interests of the owner first. TO AVOID DISPUTES, ALL AGREEMENTS BETWEEN YOU AND A BROKER SHOULD BE IN WRITING AND CLEARLY ESTABLISH: The broker’s duties and responsibilities to you, and your obligations under the representation agreement. Who will pay the broker for services provided to you, when payment will be made and how the payment will be calculated.
