Comparative Market Analysis
A ComparaAve Market Analysis (CMA) is the strongest tool we use when es-ma-ng the poten-al selling price for your home. As a member of the Greater Las Vegas AssociaAon of Realtors® (GLVAR), we have access to the MulAple LisAng Service (MLS), which we can use to prepare reports that analyze comparable homes in your area. Using this valuable informa-on, we can assist you in determining an ahrac-ve, yet realis-c price for your home.
• AcAve LisAngs: Homes currently compeAng with yours for the aTenAon of
buyers. We can see what comparable asking prices are, but
remember, these homes have not yet received an
acceptable offer.

BOTTOM LINE: Buyers Will Not Pay Too Much
It’s quite simple, a Buyer is NOT going to pay any more than they have to when purchasing a home.
They have been watching the market closely, and are out there looking at all the inventory.
They know more than anyone what is available, and for how much.
If your price is within the range of your market, Buyers will come look at your home.
Given three comparable houses, the highest priced home will make lower-priced competition seem BETTER, and will get THEIR HOUSE sold, NOT yours.

The Risks Of “Testing The Market”
FACT: most of the showing ac-vity occurs when the home is first listed. If the home doesn’t sell quickly aner the ini-al pool of buyers have seen it, the sellers will then have to wait for new buyers to come into the market and they will have to reduce their price to be compe--ve. Simply put... most Buyers HATE making “low-‐ball” offers. They are MOST EXCITED about proper-es that are PRICED CORRECTLY.
The #1 most common mistake that sellers make is pricing their home TOO HIGH in the beginning,
because they want to “test the market”.

A Realty Purchase Contract (RPA) is a state approved form that is used to present an offer. • The RPA should be read and reviewed
thoroughly before any decisions are made.
• Once we receive an offer for your home, we will carefully review all terms of the offer with you.
• All accepted terms of the RPA MUST be carried through the life of the contract.

What You Need To Know
• Seller Real Property Disclosure -‐ filled out completely, and signed/dated by Sellers
• Preliminary Title Report (some-mes referred to as the Title Commitment)-‐ confirms the policy of Title Insurance, showing easements, encroachments and liens. This is provided by the Title Company in charge.
• HOA informaAon -‐ budget, minutes, assessments, CC&R's, and survey, water rights if applicable

If the Buyer determines the Disclosures and/or InspecAons to be unacceptable, the Buyer may:
• cancel the contract by wrihen no-ce to Seller (no later than the Due Diligence Deadline).
• Or, resolve in wri-ng any objec-ons (no later than the Due Diligence Deadline).

• In the final steps of the transac-on we will coordinate and complete any remaining details.

What You Need To Know
All of the following events usually MUST occur prior to closing:
1. Buyer and Seller have signed all documents required by REPC, Title, Lender, etc.
2. Any monies required to be paid have been delivered by Buyer and/or Seller.
3. The proceeds of the new loan have been "funded", then all closing docs are "recorded" at the County Recorder.
4. Hand off keys, garage door openers, manuals, warran-es.
5. Help you to find a new home in this area or offer reloca-on assistance.
