“In 1988 I embarkedon a full-time career inreal estate and in 1997 Ico-founded The Proper-

ty Exchange, which Inow run as sole direc-tor,’’ she said.“I love realestate because it’s aconstantly changinglandscape of experienceand the one career that

can never be boring.“It is a roller coaster

When Niki isn’t sell-

ing homes she enjoyszipping around Subiacoin her red 1963 E TypeRoadster. “I have a loveof old cars and owned ablack Jeep Renegade for28 years,’’ she said.

“However, I have beenpassionate about ETypes since I was 12 andalways said that one dayI would own one.

“OK it took a while,but two months ago thisone crossed my path atthe 50th Anniversary ofE Types held in SupremeCourt Gardens and ithad my name on it –right year, right colourand of course convert-ible.”

Niki also enjoys play-ing the guitar in herspare time and buyingeclectic items at marketstalls. She told Residen-tial being blessed withamazing staff and con-stantly thinking outsidethe square had con-tributed to her suc-cess. ■

“Existing home owners who have a goodtrack record of paying their mortgages andare seeking to refinance are now primecandidates for financial institutions,’’ hesaid.“Astute home owners wanting to refi-nance and upgrade their home can securevariable home loans for as little as 6.59 percent with no entry, management or exitfees.

“More competitive finance options areoccurring at a time when many homes inthe $1 million plus bracket in Perth can nowbe purchased for below replacement cost.

“There is currently a large supply ofhomes for sale in the $1 million plus marketwith few buyers, meaning that sellers areprepared to discount prices to secure apurchaser.” Mr Peard said this trend wasunderlined by sales figures for the upmar-ket northern suburb of Mullaloo.

“During the year ending the March 2011quarter, the median price of a home in Mul-laloo actually fell by 5.6 per cent, eventhough the annual average capital growth inthis suburb has been over 11 per cent dur-ing the last quarter,’’ he said.

“This trend has also occurred in otherparts of Perth. For example, in the westernsuburbs, the median price of a home inPeppermint Grove fell by nearly 19 percent while in the southern suburbs, themedian price of a home in Salter Point fellby nearly 13 per cent.”

He said newer homes which had beenconstructed in the last five years offered thebest buying opportunities in upmarket sub-urbs because they would be the most tobenefit from any blow out in constructioncosts due to the resources boom.

“Currently, consumer sentiment is low.However, this makes it an ideal time topurchase a home and in particular toupgrade,” he said. ■

Answer:This is a big question and one thatseems to be on everybody's lips rightnow, so I am going to give it a biganswer.You say you don’t know what tobelieve now. Well, here is a tip – don’tbelieve anything. Not the good. Notthe bad. It really doesn’t matter anddoesn’t change a thing in my view. It isirrelevant.The property market has always hadits up and downs – we were just a bitspoilt here in WA before 2006 by hav-ing a constantly increasing market –but look at the big picture, and I meanthe big picture.Fact One: Everybody has to livesomewhere.Fact Two: More and more people arecoming into WA every year.Fact Three: We live in one of themost stable economies in the world.FACT Four: We have an abundanceof natural resources that are stilluntapped.FACT Five: Property prices todayare the lowest they have been for fiveyears.So, the fact is, if you are thinking ofbuying, you are very lucky that theproperty market has not continuedgoing up because otherwise youwould be paying a whole lot more

than you are now for whatever youbuy.Now, for those of you who are sellingto buy something else, it is a greattime to do it, especially if you areupgrading.Let’s say you own something that isworth $1,000,000, but you’re wantingto buy something worth $2,000,000and the market has just dropped 10per cent. Your place is now worth$900,000 and the one you are buyingis now worth $1,800,000. You havejust saved yourself $100,000. So go doit.If you are downsizing, the oppositeholds true so I would probably delaythat decision or buy the smaller onenow and rent the other one out untilthe market rises – then you get thebest of both worlds.However, the bottom line is to ignorethe doom and gloom, buy properlyand hold on.Don’t jump in and out of property asthis is costly – in the long term it willdo you proud and build your wealth.Remember, it’s the only investmentyou can buy and get a completestranger to pay off for you.And, if you have any equity in yourproperty it can be making you moneyevery day so don’t let it sit there anddo nothing or you will end up like 95per cent of people – clawing yourselfto a slim and limited retirement.For more tips on growing your wealth,contact me direct at [email protected].

Altus shows local artist’s worksA REAL estate agency by day, Altus RealEstate became an art gallery by night lastweek.

The Swanbourne business hosted theopening night of its seventh art event, show-casing the paintings of Daglish artist SteveClarke.

Sales representative Melanie Fear (sisterof Altus principle David Fear) said she sawone of Clarke’s paintings at a friend’s housewho encouraged her to make contact withhim.

The local artist has exhibited at theMt Lawley Annual Art Show for the last 10years as well as many other local councilshows.

He has also participated in the Royal

Show Open Art Exhibition for the past 15years.

“It is an opportunity for an up-and-com-ing artist to display their talent in an infor-mal space and gauge if what they are doing isgoing to be well received by the wider com-munity,” Melanie said.

“We provide the venue and allow thecommunity to embrace the event.”

Melanie organises the events but says it isvery much a team effort.

“Providing the venue space is a big thingand we do this freely,” she said.

Clarke has 24 paintings on displaythroughout the office and all are for sale.

The exhibition runs until July 8 and can beviewed at Altus during office hours. ■
