OVER recent weeks, the teamat Wright Real Estate have beenasking their clients what theyare looking for when it comesto buying and selling theirproperty, and here are theresults.
According to principal JeffWright, the majority of buyerswant to see a price or at least aprice range upfront.
“Most people haveexpressed that the currentmethods of set sale dates, offers, expressions of interest,
closing date sales and similardo not impress them, but thatthey see it as a labour of havingto chase agents only to find outnothing,’’ he said.
“Furthermore, they arereluctant to make their bestoffer upfront, as it may bepotentially used against them,by pumping up another com-peting offer.”
Mr Wright said in the com-mercial sector, this type of sys-tem was called a tender, buteach tender was sealed andthereby not used against othertenders, keeping an even play-ing field for all parties.
“Buyers today are asking fora quick, efficient reply totheir offer and not wish-ing it to be hatched bythe seller’s agent forweeks,’’ he said.
“Anothermethod, and
indeed a more perfect method, could be by auction, as all bid-ders have a fair chance on agiven day.
“All REIWA agents conduct-ing auctions follow a code ofconduct and do not engage insecret dummy bids.
“Therefore any bidder canjudge on the day where they
stand against othercompeting
purchasers,quickly andefficiently.” ■

Now is a great time to upgradeBuyers want to knowthe real deal upfrontBe clear about your asking price and respond promptly to offers
NOW is the perfect time to upgradeyour home and move to an upmarketpart of Perth.
According to Peard Real EstateGroup chief executive Peter Peard, greater home loan competition com-bined with competitive house prices atthe top end of the real estate markethave made it an ideal time to refinanceyour property.
“Existing home owners who have agood track record of paying theirmortgages and are seeking to refinanceare now primecandidates forfinancial institu-tions,’’ he said.
“Astutehome ownerswanting to refi-nance andupgrade theirhome cansecure variablehome loans foras little as 6.59per cent withno entry, man-agement or exitfees.
“More com-petitive financeoptions areoccurring at atime when many homes in the $1 mil-lion plus bracket in Perth can now bepurchased for below replacement cost.
“There is currently a large supply ofhomes for sale in the $1 million plusmarket, with few buyers, meaning thatsellers are prepared to discount pricesto secure a purchaser.”
Mr Peard said this trend was under-lined by sales figures for the upmarketnorthern suburb of Mullaloo.
“During the year ending the March2011 quarter, the median price of ahome in Mullaloo actually fell by 5.6per cent, even though the annual aver-age capital growth in this suburb hasbeen over 11 per cent during the lastquarter,’’ he said.
“This trend has also occurred inother parts of Perth. In the westernsuburbs, the median price of a home inPeppermint Grove fell by nearly 19 percent, while in the southern suburbs, themedian price of a home in Salter Pointfell by nearly 13 per cent.”
Mr Peard said newer homes whichhad been constructed in the last fiveyears offered the best buying opportu-nities in upmarket suburbs, especially ifthere is a blowout in constructioncosts due to the resources boom.
“In addition, itis only a ques-tion of timebefore theseprime suburbsreturn to theirlong-term aver-age capitalgrowth rates, which will see amajor reboundin property val-ues once confi-dence in the realestate marketreturns,’’ he said.
“Currently, consumer senti-ment is low. However, thismakes it an ideal
time to purchase a home and in partic-ular to upgrade. Anyone who is con-sidering upgrading their home shouldnow shop around for the best financedeal. Once they have determined howmuch additional funds they can borrowto upgrade, they should then focus onhigher priced suburbs where they canafford to purchase.”
Mr Peard said a good tip whenupgrading was to find a pocket in aselected area you want to purchasewhere there are a larger number ofhomes for sale.
“Buyers will find that in these areas, sellers are more willing to discountprices due to the greater competitionamongst sellers,” he said. ■
CARMELLE WILKINSONEditor
“Astute homeowners wanting torefinance andupgrade their homecan secure variablehome loans for aslittle as 6.59 percent with no entry, management orexit fees.”

Pet bond increase reflects rising costsTENANTS with pets havebeen slapped with a $160increase in pet bond.
The maximum pet bond thatlandlords are able to chargetenants increased from $100 to$260 from June 1, which Con-sumer Protection Commission-er Anne Driscoll said reflectedpresent-day costs associatedwith fumigation after a tenantwith a dog or cat has vacated arental property.
“The cost of fumigation has
increased over the years and itis appropriate that the pet bondalso increase to adequatelycover this extra cost,’’ she said.
“It’s important to note thatthe pet bond is in addition tothe usual security bond and canbe returned if the fumigation isnot necessary.”
Ms Driscoll said the increasein the pet bond may make iteasier for pet owners to findrental accommodation, as land-lords will be more willing to
accept their applications know-ing the cost of fumigation willbe adequately met at the end ofthe tenancy.
The decision to increase thepet bond was part of a detailedreview of tenancy laws in WAand followed an extensive con-sultation and review period.

IN this Watermans Bay residence,Oswald Homes has constructed ahouse with such an impressivearray of features, from outstandingquality and thoughtful design toupmarket decor, that it is impossi-ble to select one favourite attrib-ute.
Its presence in the street is suchthat it could never go unnoticed, despite being set back from theroad behind a limestone and tim-ber-slat privacy fence on a 912sq mblock.
The manicured gardens in thecourtyard and protected bushlandopposite offer a leafy outlook froma spacious cedar-lined balcony atthe front.
Through double doors, theentry foyer impresses with itssense of space, achieved with adouble height ceiling void and min-imalist decor.
Blackbutt timber flooring adds astreamlined look and feel to thefoyer, which is overlooked by a first
floor mezzanine. From here, thefloorboards extend throughoutthe spacious and stylish groundfloor.
This level comprises a cosysunken lounge room with cofferedceiling feature, separate diningroom with garden outlook, beauti-fully crafted kitchen, family roomwith access to the alfresco area, separate media room with decora-tive electric wall heater, and sepa-rate children’s wing, positioned tominimise noise.
The home chef will appreciatethe kitchen fit out, with unusualpearl-flecked black stone benchtops offset by metallic cabinetryand patterned glass splashbacks.
A DeLonghi oven and inductionhotplates, integrated dishwasherand island bench with built-in wineracks ensure it is functional andchic.
An exotic eastern influence isobvious in the backyard, wherelimestone-retained tropical gar-dens, a pool and elevated deckedwood pole gazebo combine to cre-ate an outdoor retreat reminiscentof a Balinese resort.

Blended sophisticationFROM the front, this homehas all the hallmarks of con-temporary design – a strongarchitectural presence, woodaccents and easy-care nativegardens among them – butinside, it is a refreshing blendof old-world elegance andcharm.
In the prestigious HarbourRise estate, the six-year-oldBeaumonde-built home hasthe added advantage of beingclose to restaurants and cafesat Hillarys Boat Harbour.
The lure of eateries at theharbour and its pristine beach-es might be enough to pull thenew owners away from theirresort-style alfresco area, where a gabled patio over-looks the fenced, heated pool.
The free flowing living areasat the heart of the home soakup the best view of the out-door area through many largewindows and bi-parting glasssliding doors.
A sophisticated colour
palette and porcelain tiles givethis living zone its panache, while high ceilings and theextensive use of glassenhances the sense of space.
A sense of warmth isachieved with decorativeaccents such as a gas featurefireplace with marble inlay inthe family room, chandelier-style light fitting above the din-ing table and pendant lightssuspended from the bulkheadceiling that define the kitchen.
Gloss timber-look cabi-netry, stone bench tops andstainless steel appliancesensure the kitchen is as func-tional a space as it is attractive.
Purpose-built for anauthentic theatre experience, the media room is separatedfrom the main living areas bydouble doors.
It is a two-way room andalso connects to a minor hall-way off which bedrooms two, three and four are located.
Bedroom three is an alter-
native master suite, with asemi-ensuite and separatepowder room.
There is also a study on theground floor off the spaciousfoyer.
A wrought iron and timberstaircase leads to the firstfloor, with the remaining twobedrooms – one of which iscurrently used as a gym – anda parents’ retreat and adjoin-ing balcony.
Space abounds in the mas-ter bedroom and connectingensuite, with a stone-toppeddual vanity unit, corner bathand shower recess.
The house comes completewith reverse-cycle aircondi-tioning, a security system andremote-controlled doublegarage. ■

Enjoy the beauty ofnature inside and outWITH distinctive features such as aweatherboard facade and tin roof, thishome typifies Australiana style.
The use of natural materials insideand out establishes a harmony withthe environment, so that the homeblends with its surroundings.
Mature trees dot the perimeter ofthe property and shade the house, which takes in outstanding valley andpark views thanks to its elevated posi-tion atop a stone platform.
Thatched fencing encloses a frontcourtyard, which is linked to the free-flowing family room, meals area andkitchen via timber-framed frenchdoors.
The timber accents in the familyand dining rooms, which include anopen-tread staircase, complement thepolished wood flooring that addswarmth and textural depth to thisspace.
The adjacent kitchen is cutting-edge yet classic, with white stone
waterfall-effect bench tops and match-ing gloss cupboards, as well as stainlesssteel appliances and glass splashbacks.
Though compact, there is amplestorage space in full-length and over-head cupboards.
The two bathrooms are modernmasterpieces.
The main bathroom, finished inwhite and chocolate coloured tiles, features an underslung sink to thestone-topped vanity unit and a com-bined bath and handheld shower.
Character abounds in the ensuiteupstairs, with an elaborately carvedwood-framed mirror and matchingvanity unit.
The carpeted living area on the firstfloor landing connects to a wrap-around balcony, with breathtaking val-ley views.
Kids and pets can play safely in theterraced backyard, with shade sailcover to a grassed area and adjacentpaved section. ■

Clever approach to renovationWHEN plumbing and bathroommanufacturer Mania National identi-fied what it believed was inadequatecustomer service, inferior productsand poor after-sales support beingdelivered to Perth consumers, itdecided to take action.
The result is Clever Bathrooms, abathroom product selection centrethat allows the 30-year-old WA com-pany to deal directly with the public.
With the motto “you dream it, wecreate it”, Clever Bathrooms offers abroad range of quality, locally manu-factured and imported products tohelp individuals, renovation compa-nies, builders and interior designerscreate modern, luxurious bathrooms.
The Subiaco and Malaga show-
rooms have everything you need torealise your dream – vanity units, baths, showers, cabinets, tapware, toi-lets, and exclusive Faroe, Lux andHandel products at manufacturer-direct prices.
“A clever bathroom is at the cut-ting edge of style but also retains ahigh level of practicality,” nationaloperations manager Daniel Whitingexplained.
“While you want to create some-thing to be proud of, you can’t losesight of the fact that it does have towithstand daily family use.”
Mr Whiting said clients were once solely concerned with function-ality but had also begun demanding fashionable solutions
about five years ago. Easy-to-cleanproducts were also proving popu-lar.
“Toilet pans that sit flush againstthe wall are in demand at themoment because from the point ofview of cleaning, you just have to mopthe side,” he said.
Other popular products includedwall-mounted vanity units, free-standing baths, wall mirrors with flu-orescent lighting, marble and granitevanity bench tops, and oval andsquare mixers.
Mr Whiting said white was thecolour of choice for most.
“If I had to give advice to someonewho was about to renovate theirbathroom, I'd say stick to a very neu-
tral palette because people arefavouring a modern, minimalist lookat the moment,” he said.
Mr Whiting said styles fromEurope – the bathroom trendsetter –often took years to reach Australiabut Clever Bathrooms aimed tochange that.
“We have people who are workingconstantly on developing our range,so they actually look at the currenttrends in Europe,” he said.
“A lot of the market can tend tocopy each other but we like to setourselves apart, so we bring in con-temporary European designs andmanufacture the product for a robustAustralian bathroom.”
Clever Bathrooms is open sevendays a week.
For more information, visit theshowroom at Homebase Expo, 55Salvado Road, Subiaco or Unit 9, 35Exhibition Drive, Malaga. ■
