LocationThe site is located on the north side of High Path, in the London Borough of Merton. The immediate area is characterised by a mix of residential, commercial and mixed-use buildings. The site sits within an area allocated for residential redevelopment that Merton Council are undertaking in conjunction with Circle Housing for wider regeneration of the neighbourhood and surrounding area.

A range of independent and convenience retailers including Sainsbury’s and Marks & Spencer together with restaurants and cafes can be found approximately 300m (0.19 miles) to the north of the site along Merton High Street. More extensive retail and leisure amenities are located in the Tandem Centre 480 metres (0.3 miles) to the east of the site and the Centre Court Shopping Centre 1.9km (1.2miles) to the north west of the site in Wimbledon.

Nursery Road Playing Fields are located 0.8 km (0.5 miles) to the west providing green spaces and recreational facilities including football pitches, tennis courts and a play area.

The site is well served by public transport as indicated by its PTAL rating of 4. It is located approximately 500 metres (0.3 miles) to the south east of South Wimbledon underground station, providing regular services along the Northern line in to Waterloo (23 minutes). Morden Road tramlink is located 970m (0.6 miles) to the

south providing connectivity to Croydon and Wimbledon railway station The area is also well served by several bus routes operating along Merton High Street and Haydons Road.

DescriptionThe site extends to approximately 0.22 ha (0.53 acres). The property comprises a number of industrial buildings and associated car parking area which fronts onto High Path. Access to the property is available from both High Path and Rodney Place.

The site is located within the High Path development masterplan and has been outlined by Merton Borough Council as an area for regeneration and residential redevelopment within the borough.

The site is bordered to the west by a car park and residential apartment blocks, to the north by Rodney Place, to the east by a commercial unit and to the south the site fronts onto High Path with industrial units located on the opposite side of the road.
