Consistent return expectations over the last three years indicate an understanding of the risk/return dy-namics of strategies on behalf of investors. The slight decrease in expectations of Value-add and Core strategies is in line with the decline in discount rates and interest rates during the past three years.

2019 represented a recovery in AUM growth of Core GPs
against 2018. We believe that 2020 will be a slow year for
fund raising but could represent an opportunity for funds that
are well-capitalized to make strategic investments at attractive
prices. The growing retail investor will become important.
2019 representó una recuperación en el crecimiento de acti-
vos administrados por gestores frente a 2018. Creemos que
2020 será un año lento para la recaudación de fondos, pero
podría representar una oportunidad para que los fondos bien

Bogota continues to be the focal point of in-vestment for managers. The city remains to be the engine of the Colombian economy and represents an opportunity for investment in all property types. The corridors of 26 in Bogota for office/ mixed use and Calle 80 for industri-al will be the long-term growth corridors for the country during the next decade.
Bogotá continúa siendo el punto focal de la in-versión de los gestores. La ciudad sigue siendo el motor de la economía colombiana y repre-senta una oportunidad de inversión en todos los tipos de propiedades. Managers which funds hold industrial have
more geographic diversification as distribu-
tion centers are spread throughout the country.
Conversely, managers with larger office hold-
ings tend to be more invested in Bogota and
Medellin.
Los gestores cuyos fondos tienen participación
industrial tienen una mayor diversificación
geográfica ya que los centros de distribución
se encuentran repartidos por todo el país. Por el
otro lado, los gestores con mayor participación
de oficinas tienden a estar más enfocados en

There is very little specialization amongst the
major managers – almost every manager has
investments in 3 or more asset classes. This is
likely due to the lack of quality assets available
and relatively immaturity of the market.
Existe muy poca especialización entre los prin-
cipales gestores: casi todos los gestores tienen
inversiones en 3 o más clases de activos. Esto
probablemente se deba a la falta de activos de
calidad disponibles y a la relativa inmadurez
del mercado.

GOING IN CAP RATE EVOLUTION BY SECTOR /EVOLUCIÓN DE LA TASA DE CAPITALIZACIÓN DE ENTRADA POR SECTOR
Limited cap rates comparables or major sales have been executed during the current crisis – however,
strong competition will remain between institutional buyers for Core assets. The lower threshold of cap
rates has been tested recently in 2019 by large well-positioned Core office complexes. Due to the
COVID-19 pandemic, new opportunities are emerging and possible large transactions could occur
before year-end.
Durante la crisis actual se han evidenciado limitados comparables de tasas de capitalización o ventas
importantes; sin embargo, seguirá existiendo una fuerte competencia entre los compradores institucio-
nales por activos Core. El umbral más bajo de las tasas de capitalización ha sido evidenciado recien-
temente en 2019 por grandes complejos de oficinas Core bien posicionados. Debido a la pandemia
del COVID-19, están surgiendo nuevas oportunidades y podrían ocurrir grandes transacciones antes
del fin de año.

The recent dropping of the COL Bonds has increased the CAP-TES COL spread to levels not seen since
2014-2015. As the current crisis abates, we believe interest rates will eventually rise, and the spread
will return to normal levels of around 1%.
La caída reciente de los Bonos COL ha aumentado el diferencial CAP-TES COL a niveles no vistos
desde 2014-2015. A medida que la crisis actual disminuya, creemos que las tasas de interés even-

Residential development funds continue to be focused on lower income housing in primary
markets and are increasingly being funded by local investors. Government support due the cri-
sis has provided additional support for low-income and some middle-income segments. These
segments are leading the recovery while higher-sector segments will take time to recover.

The effects of decreasing interest rates and increased perceived risk will have an offsetting effect in cap
rates for Class A - Core assets. Some exceptions may be retail and hotel – which have been adversely
affected by the Covid-19 shutdowns. The resilience of industrial and office sectors during the pandemic
has created increase investor interest.
Los efectos de la disminución de las tasas de interés y el aumento del riesgo percibido tendrán un

tions remain, however, what will supply look like post-crisis. Will some hotels and retail centers not

of decreased demand?

Survey responses indicate a ‘flight to quality’ to Core class A assets in Bogota and Medellin. Core as-
sets often have the most diversified and financial strong tenants with long-term leases and/or staggered
lease expirations that would limit potential negative impacts the crisis. That being said, prolonged
restrictions quarantines continue to further hamper recovery in retail properties – uncertainty will continue
to create elevated perception of risk and asset managers ability to manage vacancies and adapt/
reposition spaces will be key to value preservation.
Las respuestas de la encuesta indican un “vuelo hacia la calidad” hacia activos tipo Core clase A en
Bogotá y Medellín. Los activos ore a menudo tienen los inquilinos más diversificados y sólidos desde
el punto de vista financiero con arrendamientos a largo plazo y/o vencimientos escalonados de renta
que limitarían los posibles impactos negativos de la crisis. Dicho esto, las cuarentenas de restricciones
prolongadas continúan obstaculizando aún más la recuperación en las propiedades de Comercio: la
incertidumbre continuará creando una percepción elevada de riesgo y la capacidad de los gestores
para administrar las vacancias y adaptar / reposicionar los espacios será clave para la preservación
del valor.

CAP rates responses plus rental growth expectations are compared with discount rate responses in the
graphic. Generally, the latter appears to be consistently lower – which could indicate that either CAP
rates or rental growth are over-estimated, or that discount rates are under-estimated. Generally, howe-
ver, the average discount rate responses for the majority of assets classes declined from last year.

CONSTRUCTION DISCOUNT RATE /TASA DE DESCUENTO DE CONSTRUCCIÓN
Uncertainty of the length and severity of the pandemic has had a negative effect on retail and hotel
discount rates. These often confusing restrictions add to the uncertainty and will have greater impact on
multi-owner centers, as the owners cannot offer rent relief packages that wholly owned centers can. Re-
covery will begin with less demand from consumers but may also have less supply as some multi-owner
Class B quality centers may have to be repositioned due to mounting vacancy and collapsing traffic.
Most GP’s own wholly owned centers and portfolios, which should weather the storm well.
La incertidumbre sobre la duración y gravedad de la pandemia ha tenido un efecto negativo en las
tasas de descuento de Comercio y Hoteles. Estas a menudo confusas restricciones se suman a la in-
certidumbre y tendrán un mayor impacto en los centros de múltiple propietario, ya que los propietarios
no pueden ofrecer paquetes de ayuda para alquileres que los centros de único propietario si pueden
ofrecer. La recuperación comenzará con una menor demanda de los consumidores, pero también
puede representar menor oferta, ya que algunos centros Clase B de múltiple propietario pueden tener

Retail shows the highest construction risk premium – most likely due to the inability to evaluate retail de-
mand during the crisis. Multifamily also shows a large premium – we expect this to drop over time as
examples of the product are developed and leased up. The first multifamily project has been completed
in Bogota by CCLA in early 2020 and preliminary lease up - during the crisis - appears to be strong.
Industrial is the lowest and some respondents indicated a minimal spread for single-tenant build-to-suits.
Comercio muestra la prima de riesgo de construcción más alta, probablemente debido a la incapaci-
dad de evaluar la demanda minorista durante la crisis. Multifamily también muestra una gran prima;
esperamos que esto disminuya con el tiempo a medida que se desarrollan y alquilan más ejemplos del
producto. CCLA completó el primer proyecto de Multifamily en Bogotá a principios de 2020 y el arren-
damiento preliminar, durante la crisis, parece ser sólido. Industrial es el más bajo y algunos encuestados
indicaron un margen mínimo para BTS de un solo inquilino.

ever, certain respondents indicated no interest in
investing in tertiary markets at all (and their respons-
es were not registered). Larger, more diverse cities
can better withstand the impact of a downturn.

Sales risk and construction risk are the two main components of the discount rate in a for-sale residential
project. Low-income housing due to government support and considerable demand has received the
majority of attention from investors. Uncertainty of the demand in middle-income and high-income will
likely control any new inventory for some time until balance is restored. Due to the pandemic, interest in
home ownership has risen and will help sales recover.
El riesgo de venta y el riesgo de construcción son los dos componentes principales de la tasa de des-
cuento en un proyecto residencial en venta. La vivienda para personas de bajos ingresos, debido al
apoyo del gobierno y una demanda considerable, ha recibido la mayor parte de la atención de los
inversionistas. La incertidumbre de la demanda en los ingresos medios y altos probablemente controlará
