11 In all honesty we pay a fortune for not a lot to be honest. T he g ardens in the estate are very

run down and showing their ag e. Pembroke Parade is missing so many plants and all of the

old irrig ation is now hang ing out everywhere. We pay to have this maintained and i dont

understand why we should bother if this is the standard of work we g et in return. I g et it that

security cant be everywhere at once but they dont deter the theives. We reg ularly have cars

broken into. One resident very recently reported on Facebook that his car was broken into

and was found the next morning with all its doors wide open... Did security not patrol that

street and find the car left by thieves like this? why did security not call Police to report it?

T he fact we dont have a country club yet is a major let down and a major concern to property

values. LL have not made contact with me for years now to update me on whats happening

around the estate. If i could have my time ag ain i would not have boug ht land in here.

Community title is an absolute joke

25 T he parks are out dated and not maintained. It's takes too long for thing s to be fixed. So

many new estates have beautiful, modern parks - we don't. People boug ht here under the

impression there would be a club house. What do we pay for?

40 No dog park, clubhouse, this was all promised by Sandy. One entrance/exit, major traffic

increase since the bridg e has been completed at Greenbridg e. T rucks and contractors

speeding down residential roads - past parks and pedestrians, often children - no speed

bumps, no ownership by Lendlease or willing ness to assist with this problem.

to this day has been done. Would have purchased else where

10 3 Lendlease are taking far to long to complete footpath / cart access to link the first 6 holes

and open the g olf course driving rang e. Also Lendlease has failed to build the Country Club

style amenities where residents could experience various social interactions without having

to travel outside the Bing ara Gorg e Estate.

113 We were orig inally sold our land with a promise of a full g olf course 18 holes, a club house

and well maintained properties and public spaces, we haven't after almost 10 years since

purchasing seen those three thing s prog ress in any way.

128 Wheres the clubhouse, shops and everything we were lied to about back in 20 13? Why do

the 2 g irls at pulse think that Covid doesnt affect them hense chang ing the g ym hours to 9-5

to suit them instead suiting the resident times? Why does the albatross bend park have one

swing and the smallest jung le g ym ever created. Why does the surton creesent park not

even have equipment?

176 For a 12 to 13 year old estate and being community titled there has been no prog ression

with anything since I looked into this place back in 20 0 8. T he place does not look maintained

at all. Have a look at all the non-community title estates along Camden valley way.

Infrastructure is in place well before even all the homes a built. T he small complex of shops

lend lease call a shopping centre, now that is a joke. T here truly needs to be a proper

supermarket in here and other required shops like the estates all along Camden valley.

T hey have so much more, are not community titled and some of them even have less

housing then this estate. T his place does not need people to continually block prog ress but

people in authorative roles that are forward thinkers and are g o g etters. I mean even like all

the overg rown g rass and dead g rass all around the g olf course and bordering the back of

people's backyards looks so unpresentable, nevertheless also being unsafe. And lend lease

stating to some home owners that have broug ht it up as an issue, by sending a

representative out (a young bloke) and advising the residents that this is the look that lend

lease is wanting to maintain. REALLY, this is the look??? Also Steel wiring sticking out of the

g round and g arbag e left along the g olf course bordering the new blocks is also terrible to

see. No proper maintenance or clearing is happening . I can g o on even with what has been

promised for this place but not delivered. Also, the petty arg uments between home owners

and lend lease on such small matters about fencing borders etc and not returning people's

bonds is also a joke. T he whole estate has so many variations of fencing that this stance by

lend lease to some homeowners, is another example of poor manag ement on their behalf

initially before it had g o to this stag e. After 3 or 5 years lend lease have not rig ht to hold onto

people's bond money where certifications have taken place and they sig n off for one side of

fencing for an owner but not the other. T his is a real issue here and lend lease have no rig ht

to withhold people's deposits. Flexibility seems for some and not for others. Ag ain, I am

basing this as an overall living in this estate, not basing it on the Clublinks side of thing s. But

all tog ether alot needs to be done for an estate that should have prog ressed in alot of areas

and also to look immaculate for this side of Sydney. T o be known as a top class estate, the

way it is now it does not meet this at all.

convenience of local shops

76 We love it here but there could be a few improvements. Not enoug h public rubbish bins

around the estate to dispose of rubbish means it ends up on the roads and parks. Pembroke

park has been closed for repairs for months... the trees around pembroke on the council

strip are rarely maintained so they can impede you when you walk on the footpath. Still no

country club despite the fact it was sold as a feature of this estate, little thing s but they stop

us from being very satisfied.

10 4 Clublinks should be more proactive in maintaining community facilities and ensuring

compliance by residents with lawns and g ardens.

10 5 Everything g oing well, however the mess from leaves falling trees is out of control. We pay

for g arden maintenance, alot of g rass areas are covered in weeds. Security drive around in

routine, same time everyday.

10 7 Most of the reasons I moved into the estate are available. T he finishing of the g olf course

and the clubhouse would be the icing on the cake.

next couple of years. We are yet to see these new facilities and I believe that there aren't

any plans for them. T his was dishonest and deceptive. We pay rates to live here without

what was promised, so I feel that it isn't really worth it for what we pay.

resources with fixing them, not being able to walk to a decent park anymore with three

young children is very frustrating especially when we pay such a heavy community title fee.

just like housing commission areas fit as many houses as possible in squeeze them in narrow

roads , nobody to police the illeg al parking on the wrong side of the road that seems to be a

Bing ara trait, not enoug h parking to pick kids up for school but yet there is an empty park

with a fence doing nothing , tell me you don't ag ree???

Wollong ong ; Campbeltown and Picton and Australia post mail box at the shops- Nearest one

is in old Wilton - plus a nice restaurant instead of just cafes and takeaways would be lovely

provided as promised. Compliance standards have not been enforced. Lend lease do not

provide development updates to the community. Many failed promises and inaction.

20 2 Many of the promises by the Developer have NOT been delivered at all yet or g reatly

delayed. Opening whole of the g olf course, driving rang e, clubhouse, badly need

somewhere to take family & friends for special occasions, drinks celebrate etc

least that week.

5 due to the extra properties being built in the coming months / years - security needs to be

increased to more than 1 car and the route they drive needs to be chang ed every time they

patrol. T he recent car break ins is alarming and shows a need for extra security within the

estate. Installation of cameras at the entrances and all parks are definitely needed.

8 We would like to know just when the supposed Country Club is g oing to be built. T his never

seems to g et addressed and I know a lot of residents purchased in Bing ara being told it

would commence building within 6 months and this was prior to my purchase in 20 14 at

which time I was told the same. I took photos of the lot when I moved in and I actually took

photos ag ain not long ag o and the lot is still the same. Maybe it is time for the residents to

take a class action. T his question is never answered and continually ig nored.

had baby, I used to leave g arag e open by mistake- 2. Security noticed and knocked on door

to let me know. Now I have left it open by accident 3 times for the whole day- remote needs

fixing . Not ONCE have security knocked on door. Recently it was the other nig ht rig ht after

breakins nearby.

9 I have only experienced rude interactions and the left arm not knowing what the rig ht is

doing . Poor communication and lack of information provided. Precinct fees are very

expensive, especially now with the restricted g ym opening hours.

11 CL are meant to be here for the resident but i always feel like i am talking to a LL staff

member when ever i ask something . Worry more about the quality of work being carried out

around the estate rather than who parks their cars and trucks on the streets of the estate.

13 I feel like we pay a hig h rate and don't g et much in return, althoug h the facilities are open to

everyone we personally don't use them (have probably used them maybe 5 times in the

past 5 years?) rates should be divided more evenly rather than per lot size and should be

based on what facilities you use and how often. Play equipment is often under maintenance

for extended periods of times, the park at Sutton crescent should have play equipment for

the children, being a round about style park it is more tempting for the children to run around

and g et too close to the road rather than focus on playing in the middle where it's safe, for

that reason we don't use it.

14 T here is a break between LL and Clublinks that doesn't resolve resident issues. We just

never hear anything back from LL.

5 I am disappointed in the lack of maintenance within the estate , the children's park is still not

fixed - it has been months. T he lack of maintenance within the estate - other than the main

entrance is definitely lacking and I feel we are not receiving what was promised by paying

our levies. Security needs to be upg raded immensely due to the increase in homes and the

most recent break ins. T he g ym also needs to be open earlier with the hours of operation to

consider ALL workers especially those that are needing to leave early morning including shift

workers as well.

just enjoy the facilities, parks, g olf course, etc. I don't like the increased number of trailers

being parked on the roads around the estate and the lack of action being taken. Why aren't

resident held accountable for the lack of maintenance and street appeal of their properties?

Why aren't residents who have lived in the estate for years held accountable to complete

initial landscaping ? My neig hbours has lived here for 3 year and hasn't done an ounce of

landscaping ! It bring s down the appeal of the street (I understand this is a Lend Lease related

issue but it extremely frustrated that people aren't held accountable for none compliance)

caravans trailers etc I understood were not to be parked on the street or council strips. Why

is this allowed to continue? T here is also an issue with people using Pembroke Parade for

ride sharing . People who presumably don't even live here park for the day, and sometimes

for several days at a time, and enjoy the 24 hour Security. Can't there perhaps be 2 hour

limited parking to prevent the main entrance becoming a carpark?

facilities, we need buses to Picton, Campbelltown and/or Wollong ong , especially for the

young and the elderly. Many Young adults g o to Wollong ong university with no way of

travelling there except by car. T here are zero public transport options to g et to Wollong ong .

Even Picton, g iven we don't have our own club house there are very limited ways to g et to

Picton other than drive. T here are many elderly people here perhaps some activities aimed

g reat importance.T he marg inally earlier opening time will allow me to g et a full session in

promises they made 8-10 years ag o. Given this, I don't believe anything that is said from

Lend Lease or Clublinks in relation to Lend Lease (as a mouthpiece for Lend Lease). For

example, 18 holes of g olf being open for play - not delivered. T he balance of the facilities

(eg clubhouse/function area etc) - not delivered. T he former Clublinks manag er "T ina" was

happy to Grandstand at a presentation (held at Wilton Public School) about clubhouse

construction starting by year end, and that was probably only 5 years ag o - please look out

the window and let me know how that construction is g oing . As for the g ym opening at 4am,

that is not necessary, people don't need to speed throug h residents streets at 3.55am to g et

to the g ym at 4am. If the g ym was in a commercial area fine, but not in a residential area. T he

outcome of the recent upg rades and cleaning of the g ym was very g ood. T he manag ement

of the g ym hours during the recent Covid 19 rules chang es was also g ood consider the

circumstances and chang ing nature of the rules. Dancing - the parents of the dancing children

need to stop hang ing out near the cardio equipment and the entrance to the g ym, especially

during time of social distancing .... are they even residents?

237 I like living in Bing ara Gorg e. I dont like how the strata fees have been worked out. I only live

on an 80 0 square meter block and pay $2340 a year. I know there are very larg e houses on

very larg e blocks such as in the pembroke precinct that pay sig nificantly less. I have

questioned this numerous times only to be told that in order to chang e my unit entitlements I

will have to g et my block re-surveyed and therefore the entire precinct would need to be

re-surveyed. My neig hbour that lives on a larg er block around the corner, just 4 houses

down, pays much less that I do also. I fear that when I try to sell my house one day, other

houses will be preferred over mine because the fees of mine are very hig h.
