Deficiencies

Currently the electrical system is cut at the pole and will require some coordination withthe utility company to send an investigator to the subject property to confirm our claimthat the line is cut. DTE will most likely require the following documentation:

1. copy of settlement statement

2. purchase agreement

3. DEED

4. Drivers License

All new gas lines for laundry, kitchen, furnace and waterheater.

Replacement Requested.


STATE OF NATURAL GAS

Deficiencies

No Gas Meter Installed

Gas company will require some additional lead time to send field inspector to confirm there is no meter installed. Then they will coordinate a future date toinstall. Keep in mind that a minimum of at least (1) gas appliance must be installed in order for gas utility to be activated.

You will need following documentation to process request:

1. deed

2. drivers license



Install new hard rigid pipe from water main in floor ofbasement to 3/4" union for water departmentspecification for meter installation with shut off valvebefore and after meter.


STATE OF WATER UTILITY

Deficiencies

Water meter not installed.

Water is on at subject property this should be the easiest utility of all.

1. Stabilize chipping and peeling paint

2. Replace any rotted and or missing boards

Keep in mind that these components most likely are positive lead based paint components and should be abated using enclosure. At a future date enclosethese components with vinyl and or metal trim.

REPLACE BASEMENT WINDOWS WITH GLASS BLOCK

Deficiencies



Extensive repair is needed in this area that will requireboth decking and structural components of rafters to bereplaced. As a result of being open for so long the raftertails wood grain is swollen and or deteriorated and mustbe replaced.


REPLACE CHIMNEY FLASHING KIT AND REPAIR ROOF

Deficiencies

Subject property has an active leak stemming from chimney area. To repair mustinstall new flashing kit and replace rotted shingles in this area. Also, replace fasciaboard on west side of rafter tail eaves.



TUCK POINT REPAIR AREAS

Deficiencies

1. Front porch columns

2. Chimney



REPLACE GUTTERING SYSTEM

Deficiencies

Subject property has deficient guttering system and should be replaced. Several areas of gutter runs are rusted out and or missing. Downspouts and runoffextensions are missing as well.



It would be better to replace if budget will allow.


ALL WOOD WINDOWS HAVE UNSTABLE PAINT CONDITIONAND OR BROKEN GLASS

Deficiencies

1. wet scrape and clean all wood windows to stabilize surface

2. seal using oil based sealer and stain blocker

3. replace missing glass

4. paint

FRONT PORCH REPAIR

1. replace / repair rim joist and joist with support column under the left side / east corner of porch.

REPAIR WOOD FLOORING AS NEEDED

Deficiencies

A few areas need sections of wood flooring installed. Roughly about 8 bundles of oakneed installation. However there is an area on the stairs going to second floor that need complete tread replacement.


Remove old knob and tube wiring and fuses.


REPLACE KITCHEN CABINETES

Deficiencies

1. 60" and 12" base cab with new counter top

2. (2) 30" wall cabs with 12" bridge cab

3. new sink and faucet combo



BATHROOM SCOPE OF WORK:

Deficiencies

1. Install new sink and faucet combo

2. remove old medicine cabinet and install new one

3. install old tub, clean prep and glaze

4. install new plumbing fixtures at tub

5. toilet appears to be in good condition



INSTALL NEW FURNACE AND FABRICATE INSTALL SHEETMETAL AS NEEDED.
