Lease Agreement for KRM Mart, Kathmandu Residency This lease is made on 13 Shrawan, 2072 (July 29, 2015) and entered between Ms. Lata Pyakurel, hereinafter called Lessor and Mr. Dhurba Neupane, hereinafter called Lessee. 1. The lessor hereby leases for business purpose only to the lessee KRM Mart, Kathmandu Residency, Bagdole, Lalitpur. 2. This agreement is valid for two years starting 13 Shrawan, 2072. 3. Either party can terminate the lease by giving two months advance notice. 4. The lessee shall pay the lessor a monthly rent at the rate of Nrs. 11,000 (Eleven thousand) only. 5. The agreement is renewable after two years with an increment of 10% in rent amount. 6. The lessee shall be responsible for the monthly payment of electricity, water and management charges. 7. The lessee shall be responsible for the monthly payment of telephone charges. 8. The lessee shall be fully responsible for routine maintenance of the mart. 9. The lessee shall maintain the mart in the same condition as was handed to him and while leaving the mart, it should be given in the same condition. 10. The lessee agrees to pay the rent in one month advance to the lessor from 13 Shrawan, 2072 (July 29, 2015) to the account number of Lata Pyakurel, as provided below: Name: Lata Pyakurel ;Bank: ; Account No: .
