Regionally Significant Industrial Area – South Coast Regional Industrial Area Applica on Name of Area South Coast Regional Industrial Area Short Narra ve Explaining Why the Area Nominated Sa sfies the Defini on for Designa on as a Regionally Significant Industrial Area The South Coast Regional Industrial Area is comprised of six (6) sites located in Coos and Western
Douglas Coun es. These proper es are in and adjacent to the ci es of Coos Bay, North Bend,
Coquille and Reedsport. The six are a total of 757.51 acres of industrial zoned land, suitable for
new industry and expansion of exis ng industry. These sites can provide the South Coast region
with significant addi onal employment opportuni es. Each site has direct or easy access to Coos
Bay Rail Link, Highway 101, 42, and 38, North Bend Regional Airport, and access to the
Interna onal Port of Coos Bay. The Interna onal Port of Coos Bay is the deepest dra port from
San Francisco to Tacoma and offers excellent transport mes in and out of the bay. All of these
facts create a strategic advantage for business and industry with ease of access to regional and
interna onal markets. The South Coast region is also home to the Southwestern Oregon
Community College which provides, amongst its many educa on opportuni es, career technical
educa on programs in welding, forestry, and allied health professions.

Characteris cs that Give the South Coast Regional Industrial Area Compe ve Advantages, that are Difficult or Impossible to Replicate in the Region
The South Coast Regional Industrial Area is located on Highway 101, 42, and 38. Each site has
direct or easy access to the Coos Bay Rail Link and the Interna onal Port of Coos Bay. No region
along the coast has similar shipping capabili es. All of the sites are also within the Bay Area,
Winter Lake Area - Coquille, or Lower Umpqua Enterprise Zones, as well as lie within New Market
Tax Credit eligible areas. With the Southwestern Oregon Community College campus located no
more than 30 miles from any site, employers have excellent access to workforce development
opportuni es. The South Coast region is the largest popula on center along the Oregon coast
providing the best work force pool in the region.
Superior Access to Transporta on and Freight Infrastructure The South Coast Regional Industrial Area is located on Highway 101, 42, and 38, with direct or
easy access to the Coos Bay Rail Link, the Interna onal Port of Coos Bay and the North Bend
Regional Airport.
Major Labor Markets The South Coast is the largest labor market on the Oregon coast, with a dedicated labor force of
over 25,000 in a 30-mile radius. Manufacturing, Accommoda on, Health Care, Retail, and
Agriculture represent the top 5 employment sectors within a 30-mile radius of the region.
Outreach Efforts to Local Government The South Coast Development Council has worked closely with the ci es of Coos Bay, North
Bend, Reedsport, Coos County, Douglas County, and the Interna onal Port of Coos Bay to develop
industrial land within their communi es. Each of these local en es has partnered with the South
Coast Development Council on a number of occasions to host tours for Business Oregon, IFA, and
other state officials to collaborate on development, marke ng, and enhancing each of these sites
as we have moved toward designa on as a Regionally Significant Industrial Area for the State of
Oregon. We have also obtained resolu ons from each of these en es suppor ng the applica on
for the Regionally Significant Industrial Area designa on.

Industrial Site #1: SOMAR Industrial Site The SOMAR Industrial Site is located in Coos Bay and includes 61.83 acres. The site is located near US Highway 101 and the Oregon Interna onal Port of Coos Bay. The SOMAR Industrial Site is located within the Coos Bay Enterprise Zone and also within a New Market Tax Credit Eligible Area.
