DESCRIPTION The ‘Plot’ at Gwarthegva is found in a truly blissful location, on the edge of Mawnan Smith in a small hamlet of former farm buildings called Lower Tregarne. The ownership of our clients’ land includes the grass verges on either side of the track that leads to Lower Tregarne and on the right hand side is a very charming shepherd’s hut, hand built by our client, complete with a stove and superb far reaching views over miles of rolling countryside that stretch as far as Goonhilly Earth Station. The track gently sweeps and descends into the former farmstead and on the left hand side, a pair of gate piers and a five bar timber gate open to a large concrete base which provides parking for several vehicles and also leads to a spacious wooden shed with double doors and a window overlooking the land. The ‘plot’ itself is partly bounded by stone walls planted with colourful wildflowers with an array of mature trees making up the rest of the boundary. Initial groundworks have been carried out by our client to form two large plateaus and the lower level has a small stream to one side which is within our clients’ ownership as are the trees between the ‘plot’ and the neighbouring field. The extent of ownership continues past the timber gate to the bottom of the track including the grass verge to the left hand side with the neighbouring properties having a right of way over the track allowing vehicular access. Our clients applied for planning permission to erect a 2 bedroomed timber framed chalet in 2018 which was denied under Planning Reference Number: PA18/07421. Our clients have informed us that there is a covenant on the land preventing the erection of any agricultural buildings. On the right hand side, near to the shepherd’s hut is a borehole which needs a pump fitting in order for it to supply the ‘plot’ with water. Our clients have obtained a quote to connect the plot to mains electricity for circa £4,000.
