2852.3 m2 school building constructed in 1976. Official opening was April, 1977. Student capacity 204. General Summary:

Structural Summary:Concrete slab on grade, steel and masonry columns supporting beams and open web steel joists with metal roof decking. No major work is recommmended. Overall the structure is in Good Condition.

Envelope Summary:Brick masonry veneer over wood studs, stucco accent panels at windows and stucco perimeter wall panel separatingmasonry from soffit. Pre-finished metal fascias and gym upper wall cladding.There are aluminum windows withdouble-pane units. Doors are painted hollow metal doors set in pressed steel frames. BUR roofing has been replacedwith SBS roofing in 2011. Doors were painted recently. Major work recommended: - Replace caulking around door openings. - Replace door access to the roof. Overall the envelope is in Acceptable Condition.

Interior Summary:Demountable wall finishes throughout, painted concrete masonry walls in corridors, gymnasium, boiler room andwashroom areas. Carpet in classrooms and offies/library have been replaced with new resilient tile flooring in 2011.VCT tile flooring in corridors and service rooms. Quarry tile flooring in washrooms/changerooms and some entrancelobbies. Acoustic suspended ceilings throughout classrooms and corridors. Exposed structure ceiling in Library withsprayed acoustic cellulose to structural elements and roof deck. Exterior doors were painted recently. Major work recommended : - Re-finish wood floor in ancillary room. - Re-paint concrete floor in boiler room and gymnasium storage. Overall the interior is in Acceptable Condition.

Mechanical Summary:This facility has two hot water boilers with three circulating pumps to reheat coils, forced flow units and heating coils inthe Air handling units. Main air handling unit complete with return air/ outside and relief. The gym has its own airhandling unit complete with return air / outside air and relief, plus reheat coils. The following actions are recommended: -replace reheat coil control valves Overall the mechanical systems is in acceptable condition.

Electrical Summary:Main distribution is a CEB board with 1000 amps to a MDP section with panel feeders . 120/208 3 phase. Mainlyfluorescent T12 lighting with mercury vapor in the gym. Exit lights are LED. Emergency light system is Lumacell. Cat5e cable runs throughout and there is a fiber link. 1- Replace Main MDP and Breaker. 2- Replace distribution panels in the building. 3- Replace interior lighting. 4- Remove Mercury vapor light fixtures in the Gym. Overall the electrical system is in marginal condition.
