Located in the town of Fahler, Grades K-6 with 304 students. Constructed in 1957, with additions in 1971 and 1985.The 1985 construction includes a 316m2 separate building on the southeast corner of the site. Modernization of 1957wing completed in 1999. 1971 section has had complete exterior upgrades completed in 2007, with most interiorfinishes upgraded 2000 through 2006. Adequate staff and visitor parking across residential street on north elevations.School provides public change rooms for civic pool adjacent to school.

General Summary:

Structural Summary:Standard grade beam on piles and spread footings throughout. 1957 is wood frame construction and wood deck withconcrete block construction with HSS steel columns and OWSJ and steel Q deck in 1971 and 1985 additions. Slab ongrade in all sections. Main gym is .9m below grade. Overall condition is acceptable.

Envelope Summary:1957 section, stucco and masonry veneer finish, exterior upgrades completed in 1999, wood windows were replaced withFiberglass units and window openings were reduced. Exterior wall repairs required on north elevation to correct minorwall movement around windows. 1971 addition completely upgraded with sprayed urethane foam insulation and new steelsiding with split face block on lower walls and new windows and doors. 1985 addition is all veneer brick with aluminumwindows. Aluminum store front at main (north) entrance and steel storefront all other locations. Roofing all replaced in1996, 2004 and 2006. Overall condition is acceptable.

Interior Summary:Interior finishing in 1957 and 1971 addition have all been upgraded and portions of 1985. Mostly VC tile with some carpetand ceramic floor in washrooms/showers. New gym floor in 2007. Acoustic T bar throughout with GWB ceilings instorage rooms and washrooms. Exposed deck in gyms and library. Wall finishes are painted block and GWB withacoustic treatment in gyms and ceramic tile in shower rooms. Overall condition is good.

Mechanical Summary:Majority of plumbing fixtures were upgraded in the early 1980s. 3 domestic water heaters provide hot water for thebuilding (including 2 that were being installed at the time of the assessment). There are also 3 heating boilers. Thereare five furnaces in the out building, that could be replaced with smaller more efficient units during the next scheduled lifecycle replacement. The school has 5 air handling units located throughout the building. Finned tube radiation is usedthroughout the school. Overall condition is acceptable.

Electrical Summary:The building is 120/208 volt, 3 phase, 4 wire electrical service (amps unknown). Branch circuit panel boards are locatedthroughout the facility. The lighting has been upgraded to energy efficient T8 lamp and ballasts throughout. Emergencylighting consists of battery packs c/w remote heads with LED style exit lights throughout. The fire alarm is a CerberusPyrotronics MXL-IQ. Cat 5 data network cabling is installed throughout. Some exit fixtures would fail with a loss of power and need to be placed on battery-backed circuits, study required to

Most of the piping is insulated however most of it is original. It could not be confirmed that their was no asbestos.

The site has 3 (253kW) Superhot heating boiler based in the 1983 addition mechanical room. 2 were installed in 1983 athird was installed in 1999.
