Stamp duty increases 695%Property buyers around Australia have suffered colossal increases in stamp duty over the past two decades.Sydney stamp duty has jumped 649 per cent, from $4,685 to $35,090. Property Council of Australia chief executive Ken Morrison said stamp duty has become a “runaway cash grab” that is locking out potential home buyers.“These astounding increases in the costs of stamp duty are nothing short of scandalous,” Mr Morrison said.“The community should be outraged that they are being slugged with such excessive charges, especially at a time when housing affordability is an acute challenge.”Source: Smart property Investment

Vendors aren’t the only winners during housing boomsBuyers who complain about rising property prices may actually be gaining a net benefit from the boost they provide the wider economy.Rising prices have a largely positive effect on the construction, retail and motor vehicle industries, at least in the short term, according to a new report from IbisWorld.The research group said higher prices benefit the construction industry by providing an incentive for developers to build new homes.“This has contributed to forecast growth in the multi-unit apartment and townhouse construction industry at an annualised 9.2 per cent over the five years through 2014-15,” according to IbisWorld.“As demand for dwelling construction increases, firms in these industries also take on more workers.”IbisWorld said rising prices often generated increased retail sales because of the ‘wealth effect’.The report also said that rising household wealth tends to boost consumer sentiment and induce spending – although it added this isn’t happening in Australia.

“This could be partly due to pressure felt by new home buyers to save more of their income for a larger deposit,” it said.However, the motor vehicle industry has definitely benefited from rising housing prices, according to IbisWorld.“As residential property values have risen, many owner-occupiers have decided to refinance their mortgages to access some of the equity built up in their homes, while also taking advantage of lower interest rates.“Some of these consumers have then taken this opportunity to purchase a new vehicle with their freshly released equity.”Source: REB Online

RBA wary of ‘housing price inflation’The Reserve Bank wants interest rates to stay low despite expressing concern about strong price growth in Sydney and Melbourne.The Reserve Bank of Australia is keeping a close eye on rising prices in Australia’s two biggest markets, but still believes monetary policy should remain “accommodative”, according to the minutes of this month’s board meeting that were released yesterday.Board members noted that housing investment looked to have grown strongly in the March quarter when deciding earlier this month to leave rates at a record low of 2 per cent.“Conditions in the housing market in Sydney and parts of Melbourne had remained very strong, though trends were more mixed in other cities,” they concluded.“Although housing price inflation had remained high in Sydney and, to a lesser extent, in Melbourne over recent months, there had been some divergence in price developments for different segments of these markets – price inflation of detached houses had increased, whereas price inflation for units had eased in both cities.”Board members noted that there was a relatively low stock of dwellings for sale in Sydney and Melbourne and that dwellings took only a short time to sell.They also noted that housing credit growth has remained steady at about 7 per cent, although the latest data on loan approvals had showed an increase.“Over the past six months or so, growth in investor credit had eased back to be running at an annualised pace of a bit above 10 per cent,” the board said.“However, over more recent months, there had been solid increases in housing loan approvals to both owner-occupiers and investors, particularly in NSW, following earlier declines.”Board members also concluded they needed more time to assess how the May interest rate cut would affect housing loan approvals and credit data.

Confidence In Commercial Illawarra Properties ImprovesBuyers are becoming increasingly confident in commercial property in the Illawarra region according to a report from Ray White Commercial.According to the June Between the Lines – Wollongong Industrial Market (sub $5m) report, investment in commercial properties valued below $5 million in the Illawarra has returned to levels not seen since beforethe GFC.Over the past four years sales in the sub $5 million industrial market across all local government areas (LGA) in the Illawarra has averaged $75 million.More than $76.8 million has been invested in 2014, with 64% ($49.3 million) of that having been invested in the Wollonong LGA.Ray White Commercial head of research Vanessa Rader said properties were proving to be popular with owner-occupiers and investors.“These properties have been well received by owner occupier businesses together with local investors looking to diversify from residential assets which are achieving a strong yield,” Ms Radersaid.“However, the investor market – either self-managed superannuation funds or private investors – are seeking quality assets with a strong lease covenant”Ms Vader said the Wollongong suburbs of Coniston, Woonona,Unanderra and Helensburgh were seeing the highest volume of sales. Ray White Commercial NSW (Illawarra) director Ben Mostyn said even more sales were expected later this year as conditions become more favourable.“The expectation is that further sales will filter through during the year, particularly given the improved confidence and business conditions as well as the record low interest rate environment,” Mostyn said.“Manufacturing has been on the improve over the last six months with the IRIS Trading Conditions Index growing 16% in the last quarter while the construction and transport sector has had positive yet more mixed outcomes.” Source: Your Investment Property

How do you see the market in the next 5 years? Once interest rates start to increase, the demand of housing will inevitably slightly decrease becoming more of a purchasers market rather than the seller’s market we are seeing at the moment.

What do you find most challenging about real estate? Property maintenance is what I find most challenging about property management simply because when it rains, it pours making it difficult to efficiently manage time when you have various other important tasks to undertake throughout each day.

What changes would you like to see? I would love to see stamp duty axed to help make housing more affordable, especially for first home buyers.

What would you be doing if you weren’t in real estate? I would love to be running my own Takeaway Business, preferably something like Caesars or Chikos.

Mentors or people you admire? My mum has been my mentor through my entire life, she is defiantly the person I admire the most.

What is your motto? If you believe, you can achieve

Goals? My biggest goal is to work my butt off and save some money to experience the pyramids in Egypt.

Interests & hobbies? Ever since I was little I have loved to read and cook for my family and I also have a great interest in travelling the world and experiencing different cultures.
