The tenant’s children were into Goth. Their rooms were very dark and covered with Goth posters. The owner of a Keiraville property did not believe the price I expected the house would sell for and insisted on listing it well below the market price. I was inundated with enquiries and had 50 people turn up to the first inspection. The property sold after the first inspection for $65,000 above the asking priceWhat are the current trends in the market? There are lots of investors in the market and properties are selling quickly. There is an increase in auctions but the results are often not great. While Sydney buyers are used to auctions that is not the case around Wollongong. We have seen a number of clients over the last 12 months where their property went to auction through another agency but was passed in. We have then gone on to sell the property well above the final auction bid. In the rental market the current vacancy rates are around 2%. The best agencies have worked out how to significantly deliver much lower vacancy rates for their clients
