There comes a time in many homeown-ers’ lives when they’re faced with the reality that a roof replacement is necessary. A roof can last between 15 and 30 years, and a person who owns an older home may find the lease has expired on the current roof. Is there a particular time of year that is better for having a roof installed? It depends on different factors, including the availability of a roofing contractor.
According to the site, The Average Cost of Things, courtesy of the Home Buying Institute, across the country one can expect to spend $18,000 on average to replace a roof with asphalt shingles. Use of other materials, like tile or metal will cost more than this. In general, those living in big cities tend to pay more than those in rural areas. Because a roof replacement is expensive, it is something that some homeowners prefer to put off until it is absolutely necessary. Others are interested in finding the best rate around and hiring reliable roofers for the job.
It’s important to note that there really is no season where roof replacements are off-limits. Most roofers can do the job ef-fectively unless the temperature is below freezing or if there is significant rain in the forecast. In fact, planning a roofing job for the middle of the winter actually may work to a homeowner’s advantage. This is typically a slow time of year for some roofers, and they may be anxious to get work this time of year and be willing to negotiate on price. There’s also a good chance that the roofer will not be bogged down with other jobs, enabling the company to start on a home right away. Some roofers prefer working in the colder weather to sizzling up on a roof under the hot sun at another time of year.
Naturally the spring is a prime time of year for roofing projects. After the rainy season, the weather is generally comfortable and homeowners are thinking about the projects they will commence. A busy time of year for home improvement all around, homeowners may find that they have to compete with oth-ers for a good date to have a roof installed. They also may be paying top dollar for the work and materials that are in high demand. Another thing to consider during the busy season is that a project may be rushed along in order to move on to the next job or one be-
ing worked on concurrently. This may lead to corners being cut or less attention to detail.
A person may be limited in their choices of roof installation during the summer. Extreme temperatures can make working on the roof hazardous and uncomfortable for workers. For those who live in a climate where the temperatures generally cause the mercury to soar, choose a cooler time of year.
Many homeowners opt to thave a roof replacement in the autumn. The crisp weather and the decline in home-renovation projects overall can make this a prime time to con-tract with a quality roofer. If the roof is very much damaged, replacing it before the harsh, winter weather sets in can be advantageous.
Some homeowners find they can get a discount on a roof installation if they bundle different renovations together. A contractor may offer a special on siding and roofing together. For those who have the funds, this may be the opportunity to get two jobs done at once.A roofing project is no small undertaking, and homeowners are wise to get several referrals and investigate a variety of companies before settling on one. Review sites, such as Angie’s List, or simply word-of-mouth appraisals from friends and family members can help make choosing a roofer an easier decision.

An essential aspect of landscape maintenance is insect control. Problem insects can affect the vigor of plants and landscapes, either through disease, insect feeding or other destructive ac-tivities. Insects can also invade the interior of a home in search of food, water and shelter, be-coming a general nuisance. With the recent mild winter across the U.S., insect activity is occurring even earlier this year. This means there is a greater chance that homes and landscapes will be infested by pests this summer.
Here are some tips to make your home and landscape less of a target for infestation:
1. Choose plants wisely Many insect and disease issues can be prevented by selecting plants that are less prone to
insect problems. For example, native plants are less inviting to pests when planted where sun and soil are right for them.
2. Combat inseCts with essential nutrientsOne of the best defenses from problem pests is a strong, actively growing, well-maintained plant. Proper fertilization is es-sential to maintaining landscape beauty and plant development, helping sustain optimum plant growth and resistance to insects, diseases and environmental stresses. When fertilized properly, plants are supplied with the essential nutrients (i.e. nitrogen, phosphorus and potassium) they need for strength and growth.
3. Know the symptomsOften, the evaluation of plant symptoms can provide an effec-tive indication of the insect type.
There are three common types of problem insects:
» Sucking insects and mites cause damage by removing a plant’s life-sustaining sap from plant tissues. Symptoms include: the wilting of plant tissues; the stunting, curling or distortion of new plant growth; a rust color-ation of the upper leaf surface; or a sticky substance followed by a black sooty appearance on the upper leaf surface.
» Chewing insects consume plant tissue, such as leaves, stems and roots, or burrow into plant tissue. Symptoms include: silvering of leaf tissues; complete removal of leaf tissues; and holes in and around plant leaves, stems, branches and trunks.
» Boring insects target the trunks, stems, bark, buds and roots of woody ornamental

4. Create a line of defenseUse a bait formulation, such as Amdro Ant Block Home Perimeter Ant Bait, to create a barrier around your home. The bait kills a range of ant species outside so they are unable to infest interior areas. Foraging (worker) ants bring the granules back to their mound, resulting in the en-tire colony, including the queen, being destroyed.
5. Clean up debrisAlong with applying bait, you should also remove loose debris
from around the home and at the foundation of plants. This in-cludes fallen leaves or dropped fruit. Pests often use these types of debris for nesting and feeding.

that are beneficial to the health of plants-either by feeding on problem pests or by helping with soil aeration and drainage. Examples include: earthworms, spiders, ladybugs and praying mantises. QuESTION: We have spoken with several
lenders recently about a reverse mortgage. Our property is worth roughly $400,000 and we have been told that we could get a $200,000 lump-sum payment or monthly payments ranging from $700 to $1,200. Why can’t we get a bigger loan and why are the monthly payment possibilities so different?
ANSWER:Reverse mortgages insured by
the FHA come in two forms. the “standard” reverse mortgage allows you to borrow more but has high up-front fees. the “saver” program has far-smaller up-front fees, but you cannot borrow as much. Interest quotes, of course, can vary.
With a reverse mortgage, you are not required to make monthly payments for principal or interest – but you must continue to pay for such things as property taxes and insurance. Reverse mortgage borrowers who do not pay taxes,
water bills or association fees can face foreclosure and the loss of their property.
Depending on the equity available, you might use a reverse mortgage to receive a monthly stipend. However, interest is being charged and the loan balance grows each month. When you move, sell or die, the loan must be repaid.
the home secures a reverse mortgage and there can be no other claims against the borrower or the estate. If the value of the home is insufficient to repay the debt the lender then turns to the insurer (the FHA) for the balance. If your heirs want to keep the property, they must repay the debt, perhaps by refinancing the home.
Reverse mortgages are complicated and part of the bigger issues associated with financial and estate planning. Given such complexities, it’s important to speak with fee-only financial planners and attorneys who specialize in elder law before agreeing to any reverse mortgage proposal.
A less-tangled alternative to a reverse mortgage may be to sell the present property and to then use the check from closing to buy something less expensive – and perhaps mortgage-free.

Did you know that one-third of all air leakage in a home can be attributed to walls, floors and ceilings? You might think your home is well insulated, but if it has conventional air permeable fiberglass or cellulose insulation, gaps, seams or damage could compromise its performance.
Taking a tour of your home’s insulation may not sound like much fun, but it could be a sound investment in energy and money savings. Here’s a checklist for the four key stops to make on your tour, courtesy of industry specialists:
Stop #1 - the Attic* look out for sagging insulation batts or gaps. * Are there any signs of moisture or mold on the insulation?* Make sure soffit vents are not covered by insulation to maintain
airflow.
Stop #2 - the BASement* Check insulation around the rim joists (where your first floor
meets the basement foundation walls) for gaps.* seal any penetrations that go through the basement ceiling to
the floor above, including those for electrical and plumbing service.* look for signs of moisture or mold on the insulation.
Stop #3 - the crAwl SpAce* Make sure the floor above a crawlspace is well insulated to
keep heat from escaping into the crawlspace and to make your floors more comfortable.
* Check to make sure insulation has a moisture barrier or consider closed cell spray foam insulation option that can provide a built-in vapor barrier.
* Check for signs of moisture or mold on the insulation.

It might benefit from spray foam insulation for complete air sealing and proper adhesion to the garage ceiling.
