According to Andrew Nadalin, President of Pace 2000 Inc., a leading custom home builder in Port St. Lucie, Florida, many people not only want their own vacation home, but they already know what it is they want from their home.

“We’re finding that customers have very definite ideas of what they want in their dream homes,” says Nadalin. “They’ve waited until just the right time to make that dream come true, and they don’t want to compromise the image they have in their mind of what their ultimate home will feature.”

When it comes to finding a place to call home away from home,

consumers tend to prefer somewhere that offers year round warm weather and unlimited games of golf, as well as proximity to local shopping hotspots and access to community activities. This puts a premium on warm weather locales such as Port St. Lucie, which was named one of the 10 fastest growing cities in the country, providing vacationers all the warm weather golf, shopping and nightlife they need.

Located at the southern end of the mainland St. Lucie County, in the southeastern part of the state, Port St. Lucie has been called “the Jewel of the Treasure Coast”. More than 300 years ago, several Spanish galleons carrying gold and silver are thought to have shipwrecked off the southeastern shore of Florida, dumping their vast treasures into the ocean. And the Treasure Coast was born.

But locale likely won’t be all that’s on

the minds of men and women shopping for a vacation home. Before shoppers start their search, Nadalin offers the following advice:

• Consider custom built. Many consumers might think custom built homes are beyond their price range, but such homes are growing in popularity.

“Sometimes customers come to us with a lot already chosen, other times we help them find just the right lot,” says Nadalin. “But they always have definite ideas about what is going on the property.”

Much of the benefit of a custom built home lies in the options a homeowner has as opposed to a resale where many of the decisions have already been made. Buyers who choose a custom built home can select the features and layout they want, instead of being forced to live with the design

Green Work Growing

Going green is a growing trend in homebuilding that doesn’t show any sign of wilting.

Green homes accounted for 17 percent of the overall residential construction market in 2011, according to a new Green Home Builders and Remodelers Study released by McGraw-Hill Construction. The study also predicts green construction to grow to between 29 percent and 38 percent of the residential-construction market by 2016. By value, this would be a fi ve-fold increase from $17 billion in 2011 to between $87 billion and $114 billion.

According to the study, construction industry pros report an even larger increase in green remodeling. Remodelers expect to be doing mostly green work by 2016, a 150-percent increase over 2011.

Due to the huge drop in home construction during the Great Recession many homebuilders have segued into the remodeling market. Of the

builders who do both new and remodeling work, 62 percent say the economy has increased the amount of work they’re doing.

The study shows construction pros are seeing the benefi t in green building. Forty-six percent of remodelers and builders say “building green” makes it easier to market themselves in a stagnant economy; 61 percent of builders and 66 percent of remodelers also say buyers will pay more for green homes.

By 2016, builders anticipate they will be dedicated to green-building work on more than 90 percent of projects; 33 percent expect to be dedicated to green work in 2016, up from 17 percent in 2011. As for remodeling growth, 22 percent of remodelers say they will be dedicated to green work in 2016, nearly triple the 8 percent who report being dedicated to green jobs in 2011.

Though the housing market might not be booming, there

are still buyers out there looking for a place to call their own. Some potential sellers might prefer a patient approach to selling their homes, choosing to do so when the market rebounds and homes regain some of their lost value. Other sellers might not have a choice and must make due with selling in a lackluster market.

Regardless of which category you’re in, there are easy ways to boost your home’s value. Making minor changes to a home can add to your asking price, whether you’re putting your home on the market this week or waiting for the market to rebound. The following tasks might not take much effort, but they pay dividends.

• Work on the yard. An appealing lawn is still a great way to catch a prospective

buyer’s eye. When a home boasts a lush lawn and well-manicured trees, it’s hard to ignore that For Sale sign out front. If landscaping has proven an Achilles’ heel in the past, make an effort to take better care of your property in the months ahead. It doesn’t take long for even the most neglected lawn to rebound from disrepair. By the time you feel confident to put that for sale sign out front, you might just be putting it up in a lush lawn no buyer can resist.

• Upgrade appliances. Prospective buyers won’t be thrilled if they walk into a home and see outdated appliances. Some might even feel older appliances indicate a homeowner who cared little about appearances and might begin to wonder if there are any additional areas that might have been neglected around the house. Whether the kids have all grown up and moved out or if the kids are on the way and it’s time to expand a living

area, building a new home is an exciting, yet often agonizing, experience. The reasons for building a new home are many, but regardless of the reason, the process of choosing a builder should remain the same.

Andrew Nadalin, president of Pace 2000 Inc. and a fourth generation builder and craftsmen, offers the following advice to prospective homeowners with their eyes set on building a dream home to call their own.

• Look for a builder with a solid reputation. A builder’s reputation speaks volumes, but it doesn’t have to speak for istself. That’s because a builder who has spent years providing personal service, innovative design and quality workmanship will no doubt have a host of happy former customers ready and willing to offer their input. If during the interview process a builder appears reticent to share his work or experiences with previous customers, this should be a red flag. Reputable builders will be proud of their work and more than willing to show it off.

• Find a builder who is flexible. You will be paying to build your home, not the builder’s home. A builder should be flexible and ready and willing to meet your needs, no matter how unique they might be.

• Look for a builder who does more than build. A builder should provide a network of qualified professionals to make the process go more smoothly. This network should include real estate and building consultants, interior designers, architects and engineers. Such connections can provide peace of mind and will

also illustrate that a builder is both respected in the community and is intent on ensuring your home becomes the dream home you envision it to be.

• Don’t build on the cheap. Buyers who plan to build their own home are in the unique position to ensure their home is as safe and high-quality as possible. This isn’t always the case when buying a resale, so make the most of your opportunity and use only top-of-the-line construction materials and features and choose a builder with experience in working with such materials and features. Building on the cheap could prove disastrous in the not too distant future, so don’t sacrifice on quality when building a new home.

QUEStION: We have neighbors facing foreclosure. Is it

possible for them to stay in the home once the lender takes the property? this would be better for the neighborhood because at least the home would be occupied.

ANSWER:Most lenders do not want borrowers to

remain in the property. Instead the usual idea is to get the borrowers out so the property can be resold quickly. In fact, under the government’s Home affordable Foreclosure alternatives program borrowers who agree to a deed-in-lieu of foreclosure - a quick way to transfer title back to the lender - can receive as much as $3,000 in relocation assistance.

a notable exception is Fannie Mae’s Deed-For-lease plan. Under this program the borrower accepts a deed-in-lieu of foreclosure and can stay as long as they’re able to rent at a fair market rate and the rental does not exceed 31 percent of their income.

When a person comes to a certain age and the

children move out and on with their own lives, a home may become too big for its occupants. At this point, residents may feel it’s time to downsize to a smaller home.

Downsizing can be exciting and challenging at the same time. Going through and packing belongings can be a trip down memory lane. But chances are a smaller space will mean that a person will have to part with a number of his belongings collected over time.

To make the process easier, fi rst assess how much space there will be in the new home. Many times fl oor plans or room dimensions are available. First measure large items, such as furniture, to be sure they will fi t in the rooms. Then think about storage possibilities.

Next, make a running list of what items can be discarded and where those items will go. Some belongings can be donated to charity, while others may be given to family and friends. Many other things could end up in the trash or recycling bins. Knowing where

things will go will make them easier to sort.

For those doing a major clean-out of the home, it could be effi cient to hire a dumpster to be placed on-site. This way, larger bulk items can simply be tossed inside. Some municipalities restrict what can be placed in the regular trash or how much garbage can be collected, so this alleviates the stress of dealing with excess trash.

When actually beginning to get rid of things, start with the areas that receive the least amount of use. Belongings stored in the attic or basement may be simply taking up space and hold less sentimental value. People can then work their way towards items that are used on a regular basis. It can be cathartic to clear out clutter and get ready to start anew.

Some people fi nd they have to downsize because of fi nancial reasons. In these cases, thinning out belongings can also be a way to earn a few extra bucks. Selling or auctioning off seldom used items may produce a little extra cash that can help fi nance moving expenses or even bills.
