Q: I just had anew roof installed.I had them removethree roof ventsbecause theyinstalled a ridgevent. A neighbortold me I shouldblock off the gablevents. What do youthink?
A: I have writtenabout this upgradeseveral timesbecause it just keepson happening. Mostroofers will install aridge vent with everynew shingle applica-tion unless you tellthem not to. Themanufacturer’sinstructions state youshould only install aridge vent in combi-nation with soffitventing. Having roofvents, turbines,power vent fans or
gable vents interfereswith the function ofthe soffit-to-ridgeventing system.According to Cor-A-Vent’s website (cor-a-vent.com): “The ridgevent should not beused with other roofmounted or gableend vents. They candisrupt the air flowthrough the attic. Aproperly setupridge/soffit vent sys-tem does not need tohave power roofvents to help movehot air out of theattic. Whole housefans work great witha ridge/soffit ventsystem. We do notconsider them thesame thing as thepower roof vents.”What I tell myclients during ahome inspection is toblock off the gablevents from the atticside of the home.
Borrowers willbenefit from newchanges takingeffect this Augustin mortgage disclo-sure regulations.
Since January2010, all mortgagelenders have had toconform to stan-dards of the RealEstate SettlementProcedures Act(RESPA), whichoutlines howlenders must dis-close mortgage set-tlement fees andcosts to borrowers.This was the firsttime in historylenders were heldliable for servicecharges – origina-tion fees, titleinsurance, closingcharges – listed inthe Good FaithStatement (GFE),Truth in Lending(TIL) and HUD-1disclosure forms.
New regulationscontinue to stream-line mortgage dis-closure documenta-tion for better con-sumer understand-ing and to preventsurprises at theclosing table. Four
ways you will bene-fit from the newchanges include:
Receive User-friendly discloserforms – The cur-rent GFE, TIL andHUD-1 settlementstatements arebeing combinedinto two helpfulforms, the LoanEstimate and theClosing Disclosure.Now, you will beable to plainly seeall costs in advanceassociated withyour mortgage.
Improve con-sumer under-standing – Thenew disclosureswill clearly spellout and define allinformation associ-ated with yourmortgage. TheLoan Estimate willshow your projectedpayments, totalinterest percentageand a five year lookat the total cost of
your loan and prin-cipal payments.This document willprovide a morerealistic look atcosts over a morelikely ownershiptimeframe versusan entire 15-30year loan termwhich is presentlyprovided.
Aid comparisonshopping – Likecurrent documents,lenders are stillrequired to disclosetheir terms, ratesand fees withinthree days of yourinitial application,but now they arerequired to use a
standardized form.This will make iteasier for you tocompare apples toapples when look-ing for a lender.
Avoid surprisesat closing –Although lendersare limited onchanges to chargesrevealed in originaldisclosures, therecurrently is notime limit on whenclosing documentshave to be providedto borrowers. Inthe past, you orsomeone you knowmay have experi-enced receiving aclosing statement
the day of closing.Now, lenders arerequired to providethe ClosingDisclosure withexact costs at leastthree days beforeclosing. If costschange, closingmay be delayed, asa new ClosingDisclosure must beprepared and pro-vided three daysbefore your closingdate.
While the newRESPA regulations
will not directlyaffect how youapply or obtain amortgage, thechanges will makeit easier for you tounderstand the feesand costs associat-ed with your mort-gage, leaving thesurprises for yourbirthday!

We can livewith the pet scentsbecause we havedogs and cats our-selves, but we’reparticularly waryof musty odors inthe basement orother areas,because we fearthey might be asign of mildew oreven mold. Are wejust being para-noid?
ANSWER:Absolutely not. Mustyodors consistentlyrank high on the listof buyer turnoffs, realestate agents say, inpart because it couldportend health-threatening mold ormildew issues. Thesource of the stench --often a damp carpetor wet ceiling tiles --must be removed.

extra $100 paymenteach month wouldreduce your totalfinance charges to$103,084 and allowyou to retire the debtin only 24 years, eightmonths.
In other words,that extra $100monthly principal-only payment wouldsave you $26,281 inlong-term financecharges and allowyou to own yourhome mortgage-freefive years, fourmonths earlier.

AlabamaA: Well, the short
answer is yes, theremay be a solution.Basically, there’stwo types of toiletbowls, and here are
the differences. Thefirst is an elongatedtoilet bowl.Elongated bowls(EB for short) lookegg-shaped becausethey are a littlelonger. Most peoplelike the longer
bowls for the extracomfort.
But for tightspaces, round-fronttoilet bowls arecommonly usedbecause they are alittle shorter.
In your case, it
appears the longerbowl will not fitbecause the doormay hit the newtoilet.
So, the solutioncan be a new third-style option for toi-let bowls. It’s called
a compact-elongat-ed toilet, and likethe name says it’s alonger bowldesigned into ashorter footprintthat should fit thespace of a round-front toilet.
Just note thatcompact-elongatedtoilets usually are ahigher-end item.So, unlike a com-pact car, a compacttoilet can cost morethan the standardmodels.
