What is the APC? Dr Simon Robson (FRICS)

The Assessment of Professional Competence (APC) is the process used by the Royal Institution

of Chartered Surveyors (RICS) to ensure that prospective Chartered Surveyors are competent

to practice and have the high standards of professionalism required.

There are various routes to membership depending on a candidate’s status. This most

common is Graduate Route 1. Candidates can commence on this route following

graduation from an RICS accredited degree, at the beginning of a ‘placement’ year from

an accredited undergraduate degree, or at the beginning of the penultimate year of a

distance learning accredited post graduate degree.

The APC comprises a period of structured training and the final assessment interview. The

structured training period must be undertaken over a minimum period of 24 months during

which the knowledge and theory gained in academic study is complemented by practical

experience.

At the start of the APC candidates should choose an appropriate pathway. This should be

done in consultation with their employer and relate to the work experience available.

Relevant pathways include Commercial Property, Property Finance and Investment,

Valuation, and Planning and Development.

During the training period candidates are required to achieve a variety of competencies. All

candidates, irrespective of pathways are required to achieve a number of mandatory

competencies such as ethics, conflict avoidance and client care. In addition candidates are

required to achieve technical competencies related to their pathway.

When a candidate starts the APC process they will be assigned a supervisor and counsellor

to provide advice and support throughout the process. Prior to going forward to the final

interview they must be satisfied that the necessary levels of each required competency have

been met and confirm that the candidate is ready for the final assessment.

The final assessment is normally conducted by a panel of two assessors and a chairman. It is

their role to judge whether a candidate is competent to practice as a member of the RICS.

David Varley is the Regional Training Advisor for the RICS in the North East of England. His role

is to advise organisations on all aspects of the APC. David’s key message on the APC is ‘that

it is a process in which the employers must take responsibility for the professional training of

candidates and ensure that the proper breadth and depth of experience is provided.’

The RICS designation is highly valued by the property industry in the UK and around the world.

The APC is designed to ensure that new members are competent to practice and able to

maintain the professional and ethical standards expected of them.

When embarking upon a degree accredited by the Royal Institution of Chartered Surveyors

(RICS), many students see this as a defined and discrete part of their surveying education

whether this is a three year undergraduate (UG) programme or a one year postgraduate

(PG) conversion degree. And, whilst a good real estate degree does provide you with

transferable core skills and business knowledge, for those students who choose to remain in

real estate, it is only the first part of the process of becoming a Chartered Surveyor.

The degree should be viewed as part of a minimum five year (UG) or three year (PG) training

programme. It is a modern apprenticeship. The degree is followed by a period of, normally, a

minimum of two years working in practice and acquiring the appropriate practical

competency to practice as a qualified Chartered Surveyor with the MRICS designation. The

second part of this process is known as the Assessment of Professional Competence (APC)

and it is the practical training and experience which, when combined with the previous

academic qualification, leads to RICS membership.

The Assessment of Professional Competence

To embark upon the APC, you need to secure employment as a graduate surveyor with an

organisation where you will (normally) be supervised by a qualified Chartered Surveyor with a

structured training plan agreed by RICS. They will give you guidance on your training and

day-to-day work. In addition, you will also be appointed a counsellor who oversees your

progress and acts as a sounding board for any concerns or questions.

The objective of the APC is to ensure you are competent to practise as a chartered surveyor.

The APC normally consists of a period of structured training (normally 23 months during which

you must complete a minimum of 400 days relevant practical experience) and a final

assessment interview. To enrol on and start the APC, the candidate must be in suitable

employment with an organisation that has a structured training agreement in place (if this is

not in place, provisional enrolment is still possible and should not delay you requesting

enrolment). Key elements of the APC are as follows:

Appointment of your supervisor and counsellor

Selection of your technical competencies

Training, experience and professional development

Recording your daily training in your diary and summarising this monthly in your

logbook

Regular meetings with your supervisor and counsellor

Preparation for your final assessment submissions - records of your training, evidence

of work undertaken to demonstrate the attainment of your selected competencies,

your professional development and a 3000 word critical analysis

APC Pathways

The roles of the Chartered Surveyor are many and varied. Chartered Surveyors deal with all

aspects of the land ranging from the rural environment to urban conurbations. All property

and land needs to be managed and understood and that is the role of the Chartered

Surveyor. Historically, the surveyor who undertook a range of roles across various specialisms

was known as a General Practice Surveyor. Indeed, this used to be one of the principal APC

routes into the profession and it is still erroneously referred to as such by many practising

surveyors. However, the RICS now recognises the breadth of skills and specialisms and has

developed a number of APC pathways. The pathway you choose will be determined by

your employment as you can only demonstrate competence in your chosen area of

specialism on the basis of actual work experience. There are three groupings of pathways as

follows. Guides on each grouping are available from the RICS2.

Property

Built Environment

Land

For the Property group the principal pathways include:

Commercial Property

The work of chartered surveyors in this area covers all types of real estate used for

business purposes. The principal sectors within commercial property are: retail; office;

industrial and leisure. Commercial property serves a vast array of purposes supporting

public and private sector businesses and services, from service industries to government

to civil infrastructure. The exception is real estate related to agricultural or residential use.

Finance and Investment

Property investment takes many forms, ranging from the traditional, direct ownership

and trading of tenanted land and buildings, to contemporary capital markets where

property revenues are traded as securities or indeed derivatives. Greater flexibility and

availability of indirect property investment products, plus improved performance

benchmarking data means that property has attracted growing interest as an

investment asset class.

Valuation

Property valuation is a core skill and forms part of the professional services provided by

many RICS members. Accurate valuations are vital to a healthy property market and a

stable economy, forming the basis of performance analysis, financing decisions,

transactional or development advice, dispute resolution and taxation.

Management Consultancy

Management Consultants provide independent, impartial advice in all areas of the

business and real estate lifecycle. In the main, they identify and implement business

solutions to real estate problems. They are natural strategists within any organisation

where real estate plays a significant part in the business.

Residential

The Residential APC pathway covers residential property and housing management and

development. Planners, developers, agents, mortgage lenders, professional advisers

(such as valuers and building surveyors), private and institutional investors and property

managers are just some of the key professional figures that allow the property market to

operate smoothly. RICS members working in this area provide a vital link in the home

buying process. Surveys and valuations of residential property combine property market

expertise with an understanding of buildings.

Facilities Management

Facilities management (FM) is the total management of all services that support the core

business of an organisation. Good facilities management makes a huge difference to

the efficiency and productivity of a company, its staff and even its clients. Using best

business practice, a company's operating costs can be reduced while its productivity is

increased.

Arts and Antiques

The art and antiques market is greatly diverse. At one end are the collections in

museums and in other public ownership, together with art and antiques owned by

private individuals.

Valuation of Business and Intangible Assets

Business valuation is the act or process of determining the value of businesses or pieces

of businesses, both public and private, as well as business assets, securities and certain

intangible assets.

For the Built Environment group the Pathways include:

Building Surveying

Building surveying is one of the widest areas of surveying practice. Chartered building

surveyors are involved in all aspects of property and construction from supervising large

mixed-use developments to planning domestic extensions. This varied workload can

include everything from the conservation and restoration of historic buildings to

contemporary new developments.

Quantity Surveying and Construction

Quantity surveyors are the cost managers of construction. They are initially involved with

the capital expenditure phase of a building or facility, which is the feasibility, design and

construction phases. Quantity surveyors work in all sectors of the construction industry

worldwide.

Project Management

Project Managers occupy a central role in the development process, driving successful

completion of projects.

Building Control

Building control surveyors ensure that that building regulations and other legislation are

followed in the design and construction stages of new and altered buildings.

Taxation Allowances

Taxation allowances surveyors combine the skills of a Quantity Surveyor with their

knowledge of construction and experience of legislation, accounting and investment.

Planning and Development

The planning and development field is a specialist area, which impacts not only on the

physical aspects of the built environment, but the social and environmental aspects as

well. The profession is continually evolving with a wide range of environmental,

economic, political and social relevance to its day-to-day activities.

Rural

Rural surveyors enable the rural economy and environment to thrive and flourish in a

variety of ways by virtue of their experience and expertise across a very broad and

diverse range of activities.

Environment

Every chartered surveyor must consider the environmental factors within the parameters

of their profession. Environmental surveyors are specialists in all aspects of the

management, monitoring and assessment of the environment in the context of real

estate, land and construction.

Minerals and Waste Management

Minerals are the raw materials needed to supply the construction and manufacturing

industries and provide fuel for the world's energy requirements.

Geomatics

Geomatics is the science and study of spatially-related information focusing on the

collection, interpretation/analysis and presentation of the natural, built, social and

economic environments.

APC Competencies

The APC structured training period is primarily competency-based. It requires you to

demonstrate that you have the skills and abilities needed to perform specific tasks or

functions. The competencies are based on attitudes and behaviours as well as skills and

knowledge. The specific competencies you must demonstrate depend on the APC pathway

you follow. Each pathway requires a period of structured training during which you complete

the mandatory, core and technical competencies that make up the minimum requirements

for the APC. For each APC pathway these competencies are defined and explained in the

Conclusion

Becoming a Chartered Surveyor is a rewarding and enjoyable career. It is varied and it is

always interesting. However, it is also a profession and professions, quite rightly, are there to

maintain standards and quality. The APC is part of that process.

Business Skills at the Core of a Career in Property

Over the last two decades the property skills set has increasingly become one which

has business skills as its core. This in particular, reflects the evolution of property

services into a mainstream professional business service sector on a par with

accountancy and management consultancy. Property consultancy skills have

become the focus of provision displacing the more traditional bundle of transactions

and built environment related skills. This shift is also reflected in the focus placed by

many of the firms featured in this publication on the key words of ‘consultant’ and

‘solutions’ as essential descriptors of their core activities.

At a wider level it reflects a very significant process of growth and change in

property markets which has happened on a global basis. A key component of this

change has been an expansion in the range of property investment and

development activities combined with an increase in their sophistication. Occupier

requirements have also become more complex. These changes increasingly

necessitate a property skills set which is focused on business skills. The rise in

importance of the indirect property market comprising of the listed property

companies and in particular, the non-listed property funds has created the need for

a whole new property skills set with mainstream economic and financial skills as the

dominant components. Recent developments in more traditional property skill sets

such as those relating to property valuation and management increasingly reflect

the application of skills taken from finance and business management.

A further factor which has contributed to this emphasis on business skills has been the

increasing internationalisation of a wide range of property involvements. Again the

firms represented in this publication are excellent examples of this trend with the

majority offering common global and Pan-European delivery platforms. The

internationalisation of the property services sector has promoted an international

best practice property skills set with business skills at its forefront.

The increasing emphasis on business skills is also reflected in the provision of property

education. Increasingly, property courses at both undergraduate and postgraduate

levels are offered within a business school setting. All retain the accreditation

advantages offered by the RICS but deliver graduates who are equipped with the

necessary business skills to pursue a career in property at the highest level. In the UK

and Europe an increasing number of property graduates entering employment will

come from a business school environment. In the United States the majority of real

estate graduates are from a business school background.

A career in property is increasingly one which has business skills at its core and a

property specific business school education as an essential backdrop.

Will Employers want me with a non-cognate degree? Andrew Ellison, BA(Hons) MRICS, Associate Head (Property), Faculty of Environment

and Technology, The University of the West of England.

With a non-cognate degree in Geography, History, Classics or heaven help us,

English Literature are you not at a distinct disadvantage when it comes to getting

that first job as a trainee Chartered Surveyor? Surely the companies will cherry pick

the best of the undergraduates who were lucky enough at aged 18 to know that

they already wanted a career as a property professional? The answer is no.

As a late entrant into the property world you are certainly not at a disadvantage.

Being a Chartered Surveyor may sound as if it relates solely to “bricks and mortar”

but it is in fact probably the most sociable of all the traditional professions. Good

networking and negotiation skills are not only necessary for property agents but are

central to all the specialisms within the profession – you need excellent

communication skills to be able to maintain good relationships with colleagues, rivals

and clients – and surveying firms are well aware of the transferable skills that non-

cognate degrees confer. Moreover, the fact that you have chosen to enter the

profession at a more mature point in your development speaks of a steel and

determination that can be vital in your future success.

The MSc in Real Estate Appraisal and Valuation at UWE offers a fast track way of

taking your graduate status and gaining a post-graduate qualification that is

accredited by The Royal Institution of Chartered Surveyors. At the end of a year’s

intensive study you will be prepared for entry into surveying practise armed with your

MSc and will be ready to start your 2 year’s diary preparatory to taking your APC

and gaining your letters, MRICS. This timetable will leave you only one year older

than your professional contemporaries who undertook their qualifications via a

cognate undergraduate degree programme .

As a Chartered Surveyor you will find you have entered a profession with a huge

variety of employers, a wide geographical spread including international

opportunities, and an almost infinite variety of work where each day of every week is

different, and where boredom is never an issue. How do I know? Well, I started out

with a degree in English Literature and can confidently say that that did not hold me

back. I can only encourage you to take the plunge and enter this exciting and

interesting profession which touches on the lives of each and every one of us by

forming the built environment in which we live.

Postgraduate Property Courses - A popular choice for entry into

the industry Paul Royston

There is a wide range of postgraduate property courses available to choose from. These include

RICS-accredited courses designed specifically for graduates from non-property related disciplines

wanting to become Chartered Surveyors and enter the property industry. These types of courses

are often referred to as conversion courses.

Over the last 10-15 years, student interest in, and recruitment to these professional postgraduate

courses accredited by the RICS has mushroomed and it has become the most popular entry route

to the profession accounting for 60% of the total intake to all accredited courses.

Figures produced by the RICS shown in the table below reveal the overall growth in popularity of

surveying courses. In particular they highlight the substantial growth in the use of postgraduate

courses as the most popular entry route into the real estate and construction professions.

The figures show that the number of students enrolling on UK RICS-accredited postgraduate

courses has consistently exceeded those enrolling on undergraduate courses since 2005.

Another trend that can be seen is the fall in total enrolment numbers from a peak in 2008, with

total enrolments down 26%. The decline has been greatest for undergraduate enrolments (down

33%) with postgraduate enrolments falling by only 20%. This decline is undoubtedly a reflection of

the length and depth of the downturn in the property and construction industries. However,

based on increased application numbers for 2013 entry early indications suggest a bounce-back

in enrolments has started.

Whilst graduates still face fierce competition in securing their initial trainee positions, the outlook is

bright. With the number of students graduating falling and increasing evidence of a sustainable

recovery in professional workloads, opportunities are now rapidly growing. I am sure that

Nottingham Trent University is not alone in having employers knocking at the door asking for

advice as to how they can secure the best graduates.

The majority of RICS-accredited postgraduate courses are available to study on either a full-time

or part-time basis.

The full-time route is normally completed in one year. This intensive study route enables students to

complete their course as quickly as possible and get out into the industry.

The part-time route is generally chosen by students in their first job in the property industry,

normally studied as day-release over two years. There are several advantages of studying part-

time. Firstly your employer may pay, or help with, your course fees. Secondly you can start

completing your APC (Assessment of Professional Competence) diary/logbook of professional

development from day one. Importantly you will gain on the job experience, receive advice from

colleagues and make numerous contacts, all of which should enhance the quality of the

assessments that you complete on your course.

Specialist courses, via distance learning and utilising web-based learning methods, are also

available and are a flexible choice for students who are unable to attend a place of study.

When choosing which mode of study you should ask yourself how you work best. For example are

you disciplined enough to complete a distance learning course? Alternatively would the more

communal, supportive and structured experience of studying either full-time, or part-time on day

release, be more motivating for you?

Whichever mode of study you decide on there are also many important aspects to consider

when choosing a university and postgraduate course. RICS-accreditation is a must. In addition

you should look for a course at a university with a great reputation in property education, good

employability record, close links with industry, regularly updated programme content, friendly and

supportive tutors, field trips and live projects, and dedicated postgraduate facilities such as

resource rooms and IT suites.

Diversity in the Property Industry

In August 2010, Deputy Prime Minister, Nick Clegg spoke at RICS' London headquarters on

''Closing the gap: building an opportunity society'' outlining current work to bridge gaps in

access to professions. He welcomed the work of the Gateways to the Professions

Collaborative Forum which includes RICS, in opening up the professions.

Social mobility is a crucial issue for RICS; as a public interest body, aiming to raise standards in

property and construction, RICS contributed to the Panel on Fair Access to the Professions,

published July 2009, which made 88 recommendations designed to open up the professions

to people from low to middle income families.

RICS' evidence highlighted the new Associate qualification (AssocRICS) as a huge driver of

increased social mobility in the property profession.

As well as social inclusion RICS is committed to its diversity strategy which aims to ensure that

people are valued for their skills and talents regardless of gender or ethnicity. RICS’ last APC

intake survey researched 26 firms who provided information about the gender and ethnic

background of their trainees. The prevalence of male trainees (69%) over female (31%)

across firms continues and in terms of ethnicity, 8% of trainees are non white.

There’s no doubt that the property profession is male dominated but times are definitely

changing. Around 15 percent of the surveying profession is female and in 2010 nearly a

quarter of the candidates who successfully passed their APC were female suggesting that

property is becoming a career of choice for women.

Surveying is a diverse and exciting career choice and it’s appealing to a wider audience. For

Desiree Bingandadi, gaining MRICS means a passport to work around the world, which was

what appealed to her when she first embarked on a career in surveying. Desiree holds a

commercial property management masters degree and works for DVS, the commercial arm

of the Valuation Office Agency, which provides professional services to public sector clients.

“As a 'third culture kid' I enjoy meeting and interacting with people from all walks of life and

surveying allows me to do this," explains Desiree. "When I first chose surveying as a career, I

liked the fact that the work is varied, every day is different and you work in and out of the

office."

Life in the Regions – Regional Opportunities

‘Working in the regions has meant I have been

able to work closely alongside senior colleagues,

and has given me access to high profile

creates a ‘community’ feel and gave me a strong

Distance learning: an alternative route to career success in

The Art of Networking Mike Pain, Course Leader Property Undergraduate Courses University of Westminster

Property is a “people’s business” - what you know is important but who you know will

help create opportunities. The University of Westminster delivers a series of

undergraduate and post graduate property courses including BSc Real Estate, BSc

Property and Planning, BA Business with Property and Masters in Real Estate

Development, Property Finance and Property and Facilities Management. These enable

students to develop the core skills and knowledge required for a career in the property

profession including the first steps towards becoming a Chartered Surveyor.

Getting to know and respect people will help with job seeking, winning instructions,

sharing information and enjoying the social aspects of the property industry. In 1929

Frigyes Karinthy mentioned the notion of “six degrees of separation”, a notion claiming

that you can contact anyone in the world by getting the 6 correct links. These 6 links are

substantially reduced in the small world of property particularly due to today’s electronic

communications. Clearly there is an element of luck to get these links but to a large

extent one makes one’s own luck in this world! To create luck you need a working

knowledge of property and the property markets (often starting at university) and then

you need to meet people and be friendly towards them.

Making contact is important and is relatively straight forward in this industry. But do not

expect instance success or information from contacts. Networking can be useful over

the longer term. Sometimes you may be in the right place at the right time and meet

people who want to appoint you immediately. At other times in may take a little longer.

Recently I was phoning around for some help and spoke to a person who gave me

excellent detailed information and reminded me that I had helped them when they

started their career over 10 years ago and was more than happy to return the favour. I

encourage all students to meet others at all opportunities. Networking events include

those organised by various bodies such as RICS Matrix, Women in Property and RICS

Local Associations. They also include less formal events including the surveyors’ rugby

sevens, maintaining friendships that you made at university, taking part in community

events, attending sports clubs and other social activities.

Keep in touch with people throughout your career. Don’t be shy to talk to people,

always be interested in what others have to say and respect other people’s views even if

they do not coincide with your own. Most of us (especially early in our careers) are shy

and perhaps a little scared when first entering a room of what may seem like strangers.

But remember that all Surveyors at whatever level are human beings, they may appear

a little more comfortable but that is because they have had more experience and know

others. If available, look at the attendees lists beforehand and research a few so you

know a little background about them. Think about topics you can raise before you

attend networking events. These may include current affairs, recent property deals,

sporting events, holidays etc. Networking is not easy at first but, as with just about

everything, becomes easier with practice. Be bold, introduce yourself to others and

remember who you have spoken to – you may need their help and advice in the future

– and importantly they may also need to contact you.

Your Town Centre needs you! Professor Sarah Sayce, Kingston University

What do you think of when you think of a town centre? To most people it is shopping and the

term shopping centre and town centre have become almost synonymous. But apart from

shops you probably think offices and hopefully the place where you will be based when you

start your career in property!

But if you have studied geography or any related subject, you will be very familiar with the

concept that town centres are ever ‘morphing’ in their character and purpose. From the

early notion of the Roman Forum where people congregated, to the medieval market

square, to the 19th Century testament to civic pride with towns and cities dominated by large

Town Halls and manifestations of industrial and trading wealth, to the more recent

emporiums of consumption epitomised by large department stores, multiple retail outlets

and, in the current era, the coffee house and ‘eaterie’.

But since the advent of out-of-town retail, the economic downturn and of course the rise of

on-line shopping, town centres have come under pressure with estimates only a year ago

that, on average, one in 7 shops were standing empty. Some particularly economic hard hit

towns saw an even worse picture with up to one in 3 stores being vacant – costing their

owners money in rates, maintenance and security with no sign of a shopkeeper willing and

able to take them on . Offices too, except for pockets of resilient demand in major centres,

have seen decline, as the trend towards new ways of working and the desire to bring large

workforces together has seen all but the best locations suffer.

In response the Government have not only initiated revival schemes, such as the Mary Portas

Town teams, aimed at putting new vitality into our shopping centres, but are actively

encouraging conversion of both redundant offices and shops into places for people to live.

The danger of course is that if town centres become dominated by flats and houses, then

the vibrancy of the town may be lost and we become an ever more car and commuter

dominated society.

So what has any of this got to do with a career in property? Well just about everything!

Chartered Surveyors will be advising investors whether they should purchase those town

centre properties as investments and if so for how much. They need to understand and

interpret social trends and keep a really informed eye on what retailers, office occupiers and

people want and need. They also advise the occupiers and negotiate the leases on their

behalf, ensuring that their interests are protected and they have terms which will enable

them to run successful businesses.

Many surveyors also work with and for developers, seeking those opportunities where greater

demand – and value - lies in redeveloping, refurbishing or changing the use of existing

properties. But above all increasingly Chartered Surveyors and their clients recognise that

the seemingly simple solutions may have devastating social or environmental impacts. As the

recognition that ‘community’ and planet really matter, so the decisions that we take and the

values that we place on property have begun to change. No wonder that a knowledge

and understanding of sustainability is now a core competency required of all Chartered

Surveyors.

Problem solving case study approach to learning Iain Butler – Senior Lecturer in Real Estate and Land Management

This innovative approach to learning

through the MSc in International Real

Estate and the MSc in Real Estate allows

students to interrogate real estate

markets with confidence. The

programmes are based around four real

case studies which allow the students to

be introduced to the fundamental

institutions that operate within any real

estate market. From first principles to

complex portfolio analysis, students,

through case studies, are required to

apply theoretical principles to real life

property situations. For the MSc in

International Real Estate, first three case studies are UK based and lay the foundation

for the fourth case study which is based around a 10 week international work

placement. For the MSc in Real Estate, the forth case study is UK orientated, and allows

students the opportunity to interrogate businesses corporate real estate strategies.

Each case study requires students to undertake a series of problem solving tasks. These

tasks are reflective of the real issues associated with the land or property in question.

Students are given full access to relevant information about the occupiers, owners, rent

passing, capital values, portfolio trends etc. enhancing the legitimacy of the case

study. Through workshops students are introduced to the principles behind each

institution that operates in a real estate market: valuation; development; law; planning;

economics; marketing, etc. They are then required to apply these principles to the

specific requirements of the case study. Assessment is through the production of a

report and a viva voce exam. Both these methods reflect not only the students ability

to make recommendations in a professional manner, but also defend them in a ‘client

– advisor’ meeting situation. External professional surveyors are part of this assessment

procedure.

For the MSc in International Real Estate, the final overseas case study allows student to

experience a new real estate market first hand through a formal placement, giving

them the chance to interrogate it and apply that knowledge and understanding to a

specific case study situated in the host country.

Over the last six years students have been placed in either Singapore or Hong Kong,

and for 2014 Kuala Lumpur is the location. The International Real Estate module was

developed to allow students the opportunity to apply the key characteristics of a well-

established real estate market and the institutions that operate within it to a different

market.

Students are placed with an international firm of real estate consultants for a 10 week

period. The 10 weeks allow students to be involved with real instructions in a wide

range of departments ranging from agency, valuation, property management to

corporate strategy. It allows the students to interrogate the real estate market and

apply it to a case study set at the same time. The students’ placement is unpaid;

however time is allocated during the week for case study work and tutor support. A

local tutor works with the students to

answer queries regarding the case study,

but at the same time introduces the

students to the key institutions of the local

real estate market. Students gain not

only work experience, but also the

confidence to tackle and interrogate

unknown real estate markets and ask the

right questions about the principle

institutions that operate within any real

estate market. Students have an

opportunity to develop their own

personal experiences, which for some has

resulted in new opportunities and work.

Pathways to Property tackles diversity in the Real Estate sector

Pathways to Property is a new initiative aimed at widening access to the real estate

industry. The project raises awareness of real estate as a subject of study amongst

academically able pupils from disadvantaged and non-traditional backgrounds.

Pathways to Property is led by Reading Real Estate Foundation, a forward-thinking

educational charity supporting real estate and planning education at the University

of Reading. Supported by British Land, The Sutton Trust and a number of other real

estate firms, the initiative targets Year 12 students (16-17 year olds) from targeted UK

state schools and colleges to encourage diversity in the real estate sector and real

estate and planning courses at the University of Reading.

student ambassadors the participants work in groups on a real estate focused

project and present their findings to an industry panel. This year 40 students

attended the first Pathways to Property Summer School. Two thirds of attendees had

no family experience in higher

education yet over 60% now

say they want to pursue a

following the Summer School.

after the Summer School. In 2013/14 the project plans to increase its activities and

reach out to more students through an enhanced programme of school visits, taster

days, the second Summer School and other events linked to industry to introduce

non-traditional students to the world of property.

I graduated from Nottingham Trent University in July 2011 with a BSc Sandwich degree in Real Estate Management and was fortunate to secure a job at Allsop starting the following September. My first rotation was in the Commercial Auction team where, after an initial induction I was immediately plunged into the deep end, answering enquiries from clients, appraising and inspecting properties and amending auction particulars ready for print deadline at the end of my first week! In the October auction that followed,

£61.8 million worth of property was sold in a single day. Seeing properties that I’d been involved with sell under the hammer was exciting and speaking to purchasers afterwards allowed me to gain a greater insight into the market. My next rotation was into Allsop’s industry renowned Insolvency team where I provided strategic advice to Banks in relation to distressed property assets. I was also involved in inspecting and managing the disposal process for properties over which the Receivers were appointed from Cornwall to Cumbernauld. The work was varied and interesting with assets ranging from single residential flats to whole shopping centres and everything in-between! My final rotation was in the Commercial Valuation team. I was involved in a range of purchase reports and red book valuations for loan security purposes. This rotation allowed me to put all the theory learnt at university into practice and enhanced my understanding in preparation for my APC. In the lead up to my APC I was provided with unrivalled support from both assessors and colleagues within the firm; nothing was ever too much trouble. I sat my APC final assessment in April feeling as ready as I would ever be but desperate to maintain Allsop’s 100% success rate over the last 3 years! After 6 months in the Lease Consultancy team I’ll be re-joining the Commercial Valuation team on a permanent basis this autumn. Aside from work, Allsop also provides a fantastically friendly environment where everyone knows everyone and there are many regular firm social events.

Rachel Perry, Retail Agency, London How long have you worked for Capita? I have been at Capita for two years. I started in the Property Management team managing a wide ranging portfolio of properties across the UK. I then rotated to the Retail Agency team where I carry out retail acquisition and disposal work for various clients. Before joining Capita I studied Real Estate Management at Nottingham Trent University and spent a placement year at McDonald’s Restaurants Ltd working in their Estate Management team. What has been your most memorable experience at work? One of the most memorable experiences was ringing the deal bell for the first time! It was great to be responsible for a deal from finding a suitable property to completing the lease. A memorable event was Capita Engage, which is a team building day in association with a local charity we support. It was really good fun, everyone got stuck in and the camaraderie was unforgettable!

What are you most proud of achieving

during your time here?

I have now completed 15 acquisition deals on behalf of one of our clients. It is very rewarding to play an integral role in a big project which ultimately contributes to the growth of our client’s business. One of my most notable deals was a pre-let taken in a new development. This was a first for my client and therefore an important milestone in their property strategy.

What learning and development

support have you received?

There is huge support for graduates completing their APC. In addition to the training I received, I was able to rotate earlier in order for me to meet my personal objective of qualifying as a chartered surveyor as early as possible. The mock interviews were nerve wracking but definitely worthwhile and my colleagues were extremely generous with their time and advice. What does a typical day entail? I have daily contact with my key clients, whether face to face, by telephone or by email. I search for properties nationwide, carry out inspections, negotiate terms and ensure that deals reach legal completion. At any one time I can have a dozen deals in hand. Alongside the acquisition work we dispose of properties for various clients, actively marketing the properties and targeting suitable potential tenants. My day could be spent in the office, out looking at sites, meeting with clients or pursuing business development opportunities. Are there social activities to get

involved in?

Everyone here is very sociable. I play in the softball property league matches during the summer which are great fun. Being in central London means that there are always opportunities to get involved in social activities as well as charity volunteering days and company organised events.

What do you enjoy most about

working at Capita?

I have enjoyed the high level of responsibility that you are entrusted with at an early stage while being fully supported by senior management. It is extremely beneficial to your learning and development but also makes you feel like a vital part of the team.

After completing a Management Studies degree at Nottingham University I decided to pursue a career in property so completed a Masters in Real Estate at Reading University. I knew that I wanted to work for a large global company with a broad range of opportunities so CBRE seemed the perfect choice. Before joining the graduate programme in April this year I completed a 3 month internship in the Property & Asset Management department. I am now based in the Investment Valuation department for my first graduate rotation. At CBRE from day one I was given a great degree of responsibility. I value my own patch of properties in the Thames Valley region and work alongside a Director managing the portfolio valuation of four leading funds. Having exposure to some of the biggest and best clients on a monthly basis is invaluable. The work life balance at CBRE is unbeatable. We work hard but there are always numerous social opportunities to get involved in with people from all departments, giving you a really good opportunity to get know people from across the whole company. My tip for future CBRE graduates would be to speak to as many people within the company and the property industry as you can. Why did you choose Cluttons? Along with a large number of my peers, I left University and hadn’t

managed to secure a place on a graduate scheme. This did not deter me, and I managed to secure an internship with Cluttons, which gave me a great insight into the firm. Through this I applied for a place on the Graduate Scheme. The people here are extremely friendly, and working for a medium sized firm was an essential factor in choosing Cluttons as I feel you gain greater responsibility from an early stage and your achievements don’t go unrecognised. What is the best thing about working for Cluttons? I think that being a part of a medium sized firm makes you feel appreciated rather than merely being a cog in a big machine. You get the opportunity to interact with a range of clients, and are given a good amount of responsibility from day one, which in my opinion is the best way to learn. I think that Cluttons has the balance between work and play spot on, whereby they actively encourage participation in social events and sports which I feel is paramount to enjoying working here. What support have you received in order for you to study for your APC? Cluttons has a great initiative by assigning graduates with ‘buddies’ which involves teaming up with a fellow grad and helping each other to keep on track with their APC. I have regular meetings with my APC Supervisor who reviews my diary and gives mock APC questions to test my professional progress. Cluttons organise in house CPD lectures and they have provided ample amounts of training which counts towards professional experience.

Out of Town Retail, London Office I graduated from Nottingham Trent University in June 2012 with a BSc (Hons) in Real Estate. As a Graduate Surveyor at Colliers you are given a lot of responsibility. Since joining the Out of Town Retail Team in 2012, I have been able to gain experience in a variety of work, including Agency, Professional Services and Investment. I have been involved in a number of acquisitions on behalf of a national trade occupier, and have had direct exposure to the client to help them meet their requirements. Since joining Colliers, I have been overwhelmed by the support I have received. The company provides internal graduate training and revision sessions, as well as access to external CPD events. The multidisciplinary nature of the company means that there is a wealth of opportunities for graduates to gain exposure to other competencies. As part of my APC

preparation, I have been able to undertake a rotation in the Valuation Department to enhance my knowledge and experience within another sector. One of the best things about Colliers has to be the people. The company has a really positive work ethic, and since my first day I have been made to feel a valuable member of the team. I graduated from Northumbria University in 2010 having completed a BSc (Hons) in Estate management. I joined Colliers in 2011 in the National Offices Department in Manchester, I was welcomed by everyone, and I felt like part of the team from the word go. From the outset, I started to gain exposure to clients, prestigious instructions and assisting my Director in acquiring and disposing of a range of offices across the North West. This was invaluable for my progression. I have also been able to work with other departments and have assisted with valuations; completed rent reviews; and even assisted with a Town Centre regeneration project! The Manchester Office has graduate sessions every Thursday morning where we swap ideas and get help with any issues we may be having with competencies. Emma Coe Retail Investment London West End Office Surveyor Where did your interest in surveying stem from? I first became interested in surveying after doing some work experience at Bidwells in Cambridge when I was at school. I studied BSc Geography at Nottingham University and after graduation; I then obtained further work experience at a commercial real estate firm in Cambridge and London which cemented my interest in the profession. I enrolled onto the MSc Real Estate course at Reading University and the rest is history!

Why were you interested in a Graduate position at C&W?

One of the main reasons I was interested in a graduate position was the highly regarded graduate training scheme. At C&W you have 3, 10 month rotations, which means you obtain a wide range of experience but also spend long enough in each department to gain a full understanding of the work involved and be given a high level of responsibility. The open and personable culture of the firm which was demonstrated at an evening lecture was also a big attraction for me. Property is notoriously sociable and sporty industry, what activities are you involved in? I am heavily involved in the C&W sporting calendar. I play for the netball team, softball team and I annually take part in the Property Race Day Golf Challenge. In addition, I am also a member of Women in Property, which is a great way to build up contacts with professionals and build upon wider knowledge of the industry. What qualities do you think Graduates need to succeed at C&W? Graduates need to be hard working and determined and have a real passion for property. Sophie Daw Assistant Manager During my time on the graduate scheme, I rotated through the Valuation, Business Rates and West End Transactions teams providing a really good grounding upon which to take my APC. I qualified in November 2012 thanks to a lot of support and guidance from people throughout Deloitte Real Estate and the other graduates in my intake. Since my qualification, I was fortunate enough to get a permanent position within the West End Transactions team. My day to day projects consist of leasing office accommodation within the West End of London and providing advice on the marketing and refurbishment. The thrill of completing a deal in the knowledge that you have been responsible for the job from providing advice on the refurbishment and marketing strategy to the first viewing. Through the negotiation and agreement of heads of terms and following it through the legal documents stage to completion is incredibly satisfying. The nature of this work gives me the opportunity to form really strong relationships with clients as I have daily contact with them discussing and advising on all stages. My first year post qualification has brought with it an increase in responsibility and an even greater exposure to clients. I’ve been at the firm for almost 3 years and am really looking forward to progressing through the firm over the coming years.

GRADUATE CASE STUDY

Our department of three - one Partner, one Associate and one graduate (me!) – provides Lease Consultancy advice on industrial property. Our team sits within the larger Industrial Department, which provides other services including valuation, rating, agency and management. Gerald Eve represents both landlords and tenants, which enables me to appreciate both sides of the deal, whether it’s measuring up a property, gathering evidence or negotiating.

Our clients vary in size, from large corporates with many properties across the UK to smaller land owners. My typical week begins with a team meeting at the office on Welbeck Street; discussing site visits, negotiation strategies and potential new business. Monday and Tuesday are then spent speaking with agents, going over evidence and examining legal documents. Wednesday site visit: an early start is necessary when visiting properties outside of London, to miss the traffic. On-site, we measure up and take photographs of the property and comparables. The final days of the week are spent calculating the areas and drafting reports, finishing in time to head down for a well-earned team lunch on Friday. At Gerald Eve, you can join one (or a few if you like!) of the many sports teams. I play netball and hockey on Monday and Wednesday nights. It’s a great way to get to know other people within the firm and from other property companies. I’ve always been interested in property, which is what made me choose my degree (BSc Real Estate – University of Reading). Having worked in the industry for nearly a year now, I can definitely say I made the right decision. The property industry is highly professional but it’s always moving so no day is ever the same! If you want to work for major clients and on exciting projects, as well as be able to show your personality and really get stuck in from day one, Gerald Eve is definitely the property company to work for.

Graduate Case Study Will Michell, Senior Analyst, Europe

I joined Grosvenor in March 2010 after successfully

completing Grosvenor’s two week Summer Internship Programme. During these two weeks I worked in Grosvenor’s Fund Management business and assisted on a range of

asset management initiatives on a number of different funds. My first two years were spent rotating around the different parts of the business and included a 6 month stint with the Property Management Team on Grosvenor’s London Estate, 6 months with the Corporate Finance team and then finally a year back where I had started, with Grosvenor Fund Management (GFM). The variety in roles gave me great exposure to a number of different asset classes, regions and individuals and allowed me to develop a breadth of experience that was rare amongst my fellow peers. While with GFM, my duties were split between analysis and asset management. A typical day would involve providing detailed analysis on leasing opportunities, cash flows and asset performance in addition to running meetings with agents, lawyers and property managers regarding on-going leasing deals and service charge issues. After two years with Grosvenor I sat my APC and qualified as a Chartered Surveyor. Upon qualification I spent a year working with the Group Holding Company as a Corporate Finance Analyst. During this time I got to work on a number of high level strategic projects across all of Grosvenor’s different operating companies such as; calculating the Groups WACC, 5 year strategic plans, analysing corporate acquisitions and indirect investment opportunities and examining the financial performance of each of the different operating companies around the Group. Once a year was up I moved back to GFM but this time to Paris where I joined the European Acquisitions team as a Senior Acquisitions Analyst. My current duties involve analysing potential investment opportunities, carrying out relevant due diligence and writing recommendation reports to the GFM board.

Graduate Case Study Will Blackburn, Building Consultancy London, West End office "What have you been involved with since you started at GVA?” From day one I have been given a great deal of responsibility, taking on important and exciting roles within a diverse range of jobs, involving both contract and professional work. Having the opportunity to carry out my own inspections, surveys, negotiations with contractors, and meetings with a whole host of different

people from within the property sector (to list but a few), has made my role as a Graduate Building Surveyor at GVA extremely rewarding. It's incredibly satisfying seeing the work I am doing have a direct impact on the success of each project. “What kind of support have you received for your development?” As a non-cognate student, combining work with a part-time Building Surveying MSc course, I have found GVA to be thoroughly supportive. This has not just been in allowing me the time required for my studies, but the guidance and support I have received from all of my colleagues has been invaluable. In the London offices we also run a programme of lunchtime present- ations, where the graduates take turns week by week to present a range of different topics directly related to our day to day work. It's a brilliant way to learn from each other and develop presentation skills in a slightly less formal environment whilst accruing Professional Development hours for the APC. Graduate Case Study Elinor Evans – Residential - Corporate and Structured Lending, London The type of work involved in the Corporate Structured Lending team involves valuing an array of different buildings, from small residential development sites to larger mixed use development schemes as well as investment properties and larger portfolios spread across London and the South East. I have had the opportunity to get involved in a wide range of projects and as time has gone by I have been given more and more responsibility. I am now carrying out valuation from measurement and inspecting the property, right through to valuing, (under the supervision of a chartered surveyor of course!) setting up development appraisals and writing up the report for the client. On a day-to-day basis, I gather comparable evidence; help to price up the individual units in the schemes, write up the report and set up an appraisal for the client.

Having had my first seat within valuations has been ideal. The team works closely together and you feel a valued member which makes settling in a lot easier. There are also several graduates in the various teams meaning we can regularly meet up for lunches, drinks and other social events. Graduate Case Study Chris Clark – Capital Markets - National Investment, Birmingham

My time in the National Investment team has been spent focusing on the purchase and sale of properties, for investors, across the Midlands region.

During my first few months I assisted the team on their existing instructions, ranging from prime city centre office buildings, to shopping centres, leisure complexes and multi-let industrial estates. I worked alongside senior team members to inspect and measure properties, prepare marketing details and reports for clients. As I became more experienced, I undertook the analysis of assets using valuation software, to provide clients with an opinion on value and a forecast of future income. My team ensured I was gaining as much exposure to the market as possible, meeting agents, meeting clients, and conducting viewings. This experience was crucial for allowing me to advise confidently on assets and the wider property market. Towards the end of my rotation I have been given the responsibility of handling my own investment sale, enabling me to put into practice what I had learned. Working in the investment team has provided me with excellent surveying experience, invaluable to my future career. The office has a great social scene with regular charity and client events to get involved in. We are arranging a clay pigeon shooting day with clients, and have just spent a volunteering afternoon decorating a local retirement home. The RICS Matrics also organises regular social and sporting events for young surveyors around Birmingham.

The Culture at Savills Working at Savills presents graduates with the opportunity to work with expert teams within the various areas that make up the real estate industry. Everyone in the firm shares a similar commitment of providing a premium service and upholding the Savills brand. Rotations

Savills offers the opportunity to undertake four-month rotations with different teams. This helps graduates get experience and build a comprehensive understanding of the various career paths available at Savills and in real estate. Likewise, it encourages graduates to develop a richer network within the firm. Due to its global presence, Savills notably offers the possibility to undertake rotations abroad through the ‘Graduate Swap Programme’. I was lucky enough to live and work in Shanghai for four months, which allowed me to get to know the Shanghai office, learn about a new market and work in a different and very dynamic environment. This was a unique and extremely valuable experience. The Social Side of Savills There is a great and successful effort among graduates to meet regularly outside of work. Events include lunches, after-work drinks as well as various sporting events.

This is a great opportunity to get to know everyone, which was particularly useful during the first couple of months at Savills, but even now, it allows graduates to keep in regular contact. Graduate Charity Project Savills graduates support the charity, I-Can, which helps UK children who encounter speech, language and communication difficulties. Each year the dedicated I-Can team organise various social events in order to raise money. The event include cycle London to Brighton, auction and 3 peaks challenge. The Best Bits From my perspective, the best bit at Savills involved my time in Shanghai. Throughout the entire process, I received tremendous support from HR and various colleagues who were wiling to meet with me and introduce me to other people working in or closely with China. I hope incoming graduates will make the most of this feature. Training and Support

Each graduate gets assigned a Supervisor and Counsellor with whom they meet every four months. Regular contact and advice helps to keep a focused mind on the APC and its requirements. The HR team also organise several lectures and training days to assure that graduates receive the best training. Words of Wisdom I would say it is important to be aware of your weaknesses (for example a specific knowledge gap) and focus on improving those. This can be done by picking up a book but more importantly by getting work experience. Internships are the best opportunity available to learn, get hands on experience in the industry but also get to know people. I guess one common thread I am directing to is: being pro-active!

Winners complete four-week paid internships split between two weeks abroad and two weeks in London – and receive return global flights, hotel accommodation, and an exclusive invitation to the Winners Reception hosted at the RICS Global Headquarters. In 2013 Sociable Surveyors introduced two new revolutionary internship formats, the Hybrid & Explorer. The Hybrid internship consists of a six-week paid placement in London offering the winners the chance to gain a rounded experience of the commercial property industry. Successful applicants complete two weeks in the Real Estate team of a leading Law firm, two weeks at a prominent London Developer / Real Estate Investment Trust (REIT) & two weeks at a

commercial property consultancy. The fortunate winner of the Explorer Internship spent six weeks abroad in Norway, Poland and Tanzania working in the corporate Real Estate team of Halliburton, one of the world’s largest oil companies. William Buttery Nottingham Trent University Sociable Surveyors 2012 Intern Knight Frank, Shanghai

The experience gained by William Buttery, the winner of the converted internship in Shanghai with Knight Frank, proves the effectiveness of Sociable Surveyors. William spent two-weeks with the Chinese investment and capital transactions team based in Shanghai’s prime Central Business District. On arrival in the world’s largest City, William was immediately put to work: helping prepare a pitch for a £70m office development with the guidance of Nick Cao, Knight Franks

National Director of Investment for China.

The local Knight Frank team were extremely welcoming, ensuring William achieved the most out of his experience, taking him out to visit various construction sites and attending numerous meetings for future City developments. William made contacts and friends internationally with whom he hopes to keep in contact with for the remainder of his career. Sociable Surveyors organised William’s return flights from London to Shanghai along with his hotel accommodation, William comments ‘I stayed in an amazing hotel on Shanghai’s equivalent to Oxford Street, in the heart of the City’. Following the internship, William was offered an interview at Knight Frank. Using his recent experience, he based his presentation on the global internship and the Shanghai office market. The Sociable Surveyors internship added a new and unique element to William’s CV, above and beyond the experience that can be gained through internships in London. In a year when 2000 graduates applied for 20 positions, William was delighted to have subsequently secured a graduate role with Knight Frank, and began in September 2013.
