Welcome to the first annual edition of the Building of America Green Book. For more than a decade,
we at Construction Communications have dedicated ourselves to linking owners, architects, contrac-
tors, project team members, suppliers and vendors, helping them learn from one another’s successes.
Through case studies we have highlighted some of the country’s top new construction and renovation
projects in a host of markets, ranging from health care, education and government to mixed-use devel-
opments and multifamily residential.
In this newest publication in our lineup, we have narrowed our focus to sustainable design and con-
struction. As the world concentrates more and more on the need to protect our environment and our
natural resources, the construction industry finds it of utmost importance to stay on the cutting edge
and consider its contributions to the effort. To that end, green design and construction projects are
on the rise, as are projects registering for and achieving certification under the U.S. Green Building
Council’s Leadership in Energy and Environmental Design (LEED®) program.
Despite the increase in sustainable projects being built, there is still much to learn about the processes
involved in green design and construction. And, there is a growing need for companies that can help
attain these sustainability goals. With this publication, we hope to provide current industry informa-
tion about relevant topics relating to green design and construction, and also link companies that are
capable of providing the necessary services and products to help owners achieve sustainability, and
even LEED® certification. Within these pages you can read articles on hot topics such as building infor-
mation modeling (BIM) from industry experts and those who have been there before.
If you are considering pursuing sustainable design and construction methods for your next project, we
hope you will find this publication to be a vital tool in your decision making. And if you haven’t thought
about implementing green features, we hope this publication will provide you with the information you
need to make sustainability a priority — for your employees, tenants, residents and the community
as a whole.

Dear readers,Green building has been making a lot of headlines lately — it seems as if you can’t turn on the TV, read a maga-
zine or attend a conference without hearing about it. You have probably heard buzz about Leadership in Energy and Environmental Design (LEED®) and wondered how this green building rating system applies to you.
The LEED® green building certification system, developed by the U.S. Green Building Council (USGBC), is a voluntary building certification program that defines high-performance green buildings, which are more environmentally responsible, healthier and more profitable structures than conventional facilities. LEED® was created to define “green” building and evaluates buildings in five credit areas: Sustainable Sites, Water Efficiency, Energy & Atmosphere, Materials & Resources, and Indoor Environmental Quality. Within these credit areas, points are available for building projects and, depending on the number of points a project earns, determine the level of certification the building will be awarded. The four progressive levels of LEED® certification are Certified, Silver, Gold and Platinum.
What is Green Building? USGBC, the nation’s leading nonprofit organization for advancing buildings that are environmentally responsible,
profitable and healthy places to live and work, has been working to define green building through the council’s many green building educational programs, tools and resources, which include the LEED® Green Building Rating System, the council’s annual Greenbuild Conference & Expo, online and in-person educational workshops, and a network of more than 74 local chapters and affiliates.
USGBC was founded in 1993 in response to the growing recognition that something had to be done to reduce the impact of the built environment on our natural environment. Buildings are part of the problem, but also part of the solution. In the U.S., buildings account for 39 percent of primary energy use, 71 percent of electricity consumption and use 15 trillion gallons of water per year. Buildings produce 38 percent of the U.S. carbon dioxide emissions — a primary cause of global climate change — and consume 40 percent of raw materials globally (3 billion tons annually). But high-performance green buildings dramatically reduce this impact: the average LEED®-certified building saves 30 percent to 50 percent of energy, cuts harmful carbon dioxide emissions by 38 percent, produces 70 percent less solid waste, and uses 40 percent less water.
The organization was formed to lead the national consensus, and to help the building and construction industry achieve a transformation to high-performance green buildings.
The council’s membership is as diverse as the marketplace itself. Members include building owners and end-users, real estate developers, facility managers, architects, designers, engineers, general contractors, subcontractors, product and building system manufacturers, government agencies, and nonprofit organizations.
Leaders from within each of these sectors participate in the development of the LEED® Rating System and help guide the direction of the council through volunteer service on USGBC’s open committees.
The Growth of Green BuildingDriven by the rapid adoption of LEED® in both the public and private sectors, the green building movement
has grown exponentially in just the last few years. Launched with just a few hundred members’ companies, the council now has more than 15,000 member organizations. Since LEED® was released in 2000, more than 3.6 billion square feet of commercial building space has been registered or certified under LEED®.
In fact, various LEED® initiatives including legislation, executive orders, resolutions, ordinances, policies and incentives are found in 78 cities, 24 counties, 19 towns, 28 states, 12 federal agencies, 13 public school jurisdictions and 36 institutions of higher education across the U.S.
LEED® is available for all building types, including residential construction, schools, retail and neighborhood development, which corresponds with the growth of green building across all market sectors.
The Need for Green BuildingGreen building’s rapid growth is a reflection of the many benefits, both environmental and economic, it offers
building owners, building occupants and the surrounding communities. The impact on human health is also substantial. We spend 90 percent of our time indoors, and pollutant levels can
actually be much higher inside than outside. But green buildings have superior ventilation and use paints and furnishings that are free of toxic chemicals. Green buildings also have abundant natural daylight and allow the occupants to control the temperature and lighting in their personal space, which improves productivity and morale. Studies have shown that kids in green schools have higher test scores, that patients in green hospitals recover more quickly, and that we can save billions of dollars annually in reduced sick time and increased worker productivity by building green.
Green building is one of the most important and exciting movements of our time. Green building is changing the way we design, build, operate and think about buildings. LEED® is a tool that is transforming our built environment and opening new doors for professionals from every sector of the building industry. As more and more building owners realize the many environmental and economic benefits of building green, the demand for professionals who understand and can implement LEED® will greatly increase. Soon, going green won’t be newsworthy — it will simply be the way we do business.

What is LEED® and Why Should I Care?Approximately 12 years ago, a non-
profit organization by the name of the
U.S. Green Building Council (USGBC)
developed the building rating sys-
tem known as Leadership in Energy
and Environmental Design (LEED®).
This rating system evaluates new and
renovated buildings on their sustain-
ability, energy efficiency and environ-
mental impact. LEED® addresses an
array of different building types and
emphasizes state-of-the-art strate-
gies for sustainable site development,
water savings, energy efficiency,
materials and resources selection, and
indoor environmental quality. There
are many advantages to building an
environmentally friendly and ener-
gy-efficient building in accordance
with the LEED® program. Some of
these benefits include reduced energy
costs, healthier work environments,
reduced water and sewage costs, and
an overall reduction in the building’s
carbon footprint.
LEED® is a practical rating tool for
green building design and construc-
tion that provides immediate and
measurable results for building own-
ers and occupants through reducing
energy consumption and improv-
ing the environmental quality in the
building as well as the surrounding
areas. There are four levels of LEED®
certification, ranging from certified
to silver, gold and platinum. Each
level requires an increased number of
points, gained through achieving a
greater level of energy efficiency and
improved environmental quality. The
higher the level of LEED® certification
a building attains, the greater the
degree of return on investment for
the building owner.
There is a growing trend toward
constructing LEED®-certified buildings
as evidenced by the fact that there are
LEED®-certified projects in all 50 states
and in 69 countries. Identified in
the McGraw Hill Green Building
Smart Market Report of 2006,
approximately 10 percent of all com-
mercial construction starts are expect-
ed to be green buildings by 2010.
Energy conservation is one of
the most important concepts in the
LEED® building model. LEED® identi-
fies the area of “optimized energy
performance” as one of the primary
energy-related sections in its building
rating system. Another area of energy
conservation, which is rarely associ-
ated with building construction, is the
reduction of fuel consumption related
to the transportation and harvest-
ing of building materials. The LEED®
process encourages project teams to
purchase building materials harvested
and produced locally, thus reducing
the production of greenhouse gases.
A LEED® Accredited Professional
(AP) is designated in the LEED® com-
munity by demonstrating a thor-
ough understanding of all aspects
of the LEED® process. This certifica-
tion includes a full understanding
of sustainable sites, water efficiency,
energy and atmosphere, materials
and resources, indoor environmental
quality, and innovation and design
process. A LEED AP must pass a rigor-
ous test demonstrating proficiency in
all of these areas. Adding a LEED AP
to your project development plans
helps reduce and overcome much of
the complexity associated with the
LEED® green building rating system.
In the past eight years, approximately
70,000 individuals from around the
world have obtained their designa-
tion as a LEED AP, helping to create
a greater number of environmentally
friendly work sites and greener build-
ing construction. n

First LEED®-certified fire rescue station in Florida emphasizes the county’s
new green building initiativesIn Alachua County, Fla., the board
of county commissioners uses the
best practices when exercising con-
cepts associated with “green” build-
ings and sustainability. The county’s
facilities management division has
also been very active in the sustain-
ability and energy-conservation move-
ment, endorsing the involvement of
its employees in various professional
trade organizations, including the U.S.
Green Building Council (USGBC) and
the Construction Owners Association
of America (COAA). Participation in
local and national organizations keeps
employees abreast of state-of-the-art
technologies, industry trends, energy
relations and cost-saving opportunities
as well as the impact of regional and
national changes in the construction
market on county government.
In early 2000, the commission passed
an energy reduction resolution requir-
ing a 33 percent reduction in energy
and water use. This led the county to
develop a countywide energy reso-
lution policy. Since then, the county
has adopted a strategy of designing
and building green buildings that con-
form to the ratings specified under
the USGBC’s Leadership in Energy and
Environmental Design (LEED®) pro-
gram. According to the directives of
the Alachua County Commission, all
new county buildings will be designed
and built to meet green standards;
so, a new language was added in the
request for proposals (RFP) for architec-
ture and engineering services and con-
struction management services requir-
ing bidders to have certified LEED®
professionals on staff who understand
sustainable design and construction
and the LEED® program.
In keeping with this new direction,
the county’s new Fire Rescue Station
10 in East Gainesville is the first LEED®-
certified fire station in the county,
as well as the entire state of Florida,
earning a gold rating under the LEED®
program. Originally designed back in
early 2000, the project was expected
to take 13 months, but was delayed
due to funding issues. The county
later acquired project funding within
the bond process. After acquiring the
necessary funds, the county commis-

sion directed the design team to revise
the plans, ensuring that the project
would qualify as a green building and
meet the LEED® certification standards.
February 26, 2008 marked the ground-
breaking ceremony for Fire Rescue
Station 10. Encompassing 5,521 square
feet, the new station cost $1.8 million
to construct and will house two res-
cue units, #10 and #11, as well as the
District 5 Chief.
Bryan Schneider, Capital Projects
Coordinator for Alachua County, said,
“It was an exciting challenge to take
(a previously drawn) non-LEED®-
rated project and adapt it to LEED®
specifications and standards, still
remaining within the previous budget
and timeline.”
Some of the station’s most out-
standing aspects are its sustainable
features, including the use of mate-
rials with a low emission of volatile
organic compounds (VOC) to improve
indoor air quality, which makes for a
better work environment; a solar hot
water storage system for the heating
of potable water that saves 70 percent
energy; an underground cistern for
rain water reclamation of up to 60,000
gallons per year; solar tubes for pas-
sive lighting, which combined with the
building’s windows will provide the
facility with daylight saturation to 75
percent of indoor spaces; and a highly
efficient HVAC system paired with a
thermal comfort system that will keep
everyone more comfortable and at the
same time save 20 percent energy.
Additionally, 43.5 percent of the mate-
rials used on the project are regional
materials, stimulating the local econo-
my and reducing the need to transport
materials from far away, and more than
63 percent of the project’s waste was
recycled and diverted from landfills.
The project was completed on time
and within budget; the grand opening
was held on January 27, 2009.
In all, the station is a true effort on
the part of the board of county com-
missioners, the department of public
safety, and the facilities management
division to blast Alachua County to
the forefront regarding sustainability,
water conservation and energy-sav-
ing measures. It will not only com-
ply with the board’s energy reduction
and water conservation policy, but it
will also be a genuine success at envi-
ronmental stewardship, reducing the
county’s carbon footprint.

makes good business sense, as it
reduces operating cost over the life of
the building and ultimately provides
the county with another high perform-
ing and sustainable building.” n

Building Information Modeling (BIM): innovative technology to aid efficient
green building design and constructionIn its early stages, the current
Obama administration is focusing
serious attention on rebuilding infra-
structure. This is not just roads, bridg-
es and highways. It also means retro-
fitting and designing new sustainable
buildings. Call them green buildings
or hybrid buildings; at a minimum
they will be less wasteful and a whole
lot more responsible than the major-
ity of our current building stock. And
best yet, they will reduce their oper-
ating costs by reducing their energy
and water use.
As adoption of the U.S. Green
Building Council’s (USGBC)
Leadership in Energy and
Environmental Design (LEED®) rating
system grows, and with buildings
accounting for 48 percent of carbon
dioxide emissions, many owners and
operators are now requiring that
new building projects achieve LEED®
certification, which rates a project
based on site design, indoor envi-
ronmental quality and efficient use of
energy, materials and water. A high
LEED® rating recognizes the quality
of a green building design and also
qualifies the project for an array of
state and local government financial
incentives —– an important benefit
for the building owner. LEED®-certi-
fied buildings also have an excellent
return on investment due to lower
operating costs.
Achieving LEED® certification
requires complex engineering analy-
sis of the project’s design. Elements
that need to be analyzed for the
accurate prediction of building per-
formance are the efficient use of
energy, water, materials and land
in a final building design. Of the
projects that have these analyses
included in their design process,
the design firms have typically out-
sourced these engineering analyses,
as it requires specialized expertise
and is time-consuming and costly to
do. But now, software solutions for
the building information modeling
(BIM) process, such as the Autodesk
Revit Architecture, Civil 3D, Ecotect
and Green Building Studios, provide
robust design models containing the
necessary level of detail as well as the
embedded intelligence for the analy-
ses to be done on all projects.
By adopting BIM, architects,
engineers, contractors and owners
can create coordinated digital build-
ing design information and docu-
mentation, and use that information
to more accurately visualize and sim-
ulate performance, appearance and
cost. This in turn allows project teams
to deliver the project faster, more
economically and with the potential
for reduced environmental impact.
A wealth of design data can be
extracted from the building infor-
mation model and input to various
analysis programs. With analysis tools
such as Autodesk Green Building
Studio, this process has been stream-
lined to the point where architects
can perform early whole building
energy, water and carbon emission
analyses in-house, reducing the over-
all cost of the design process.
These new analysis tools help proj-
ect teams quickly develop exper-
tise on building conditions, visual-
ize and consider the whole building
system, perform powerful analysis
from immense stores of data, and
simulate and interpret the results in a
meaningful way. Firms can then iter-
ate design for improvement based
on accurate analysis and deliver more
sustainable designs.
Green Building Studio, for exam-
ple, is a web-based analysis tool that
easily integrates with major BIM solu-
tions. With this new capability, archi-
tects can more effectively use better
information created in the build-
ing information model for testing
building performance and validating
design options over the Internet.
This is a huge break-through for
green building design and LEED®
qualification. The incorporation of
connectors directly into the major
BIM and CAD vendor applications
enables the web service to use design
information in the early stages of
development. It creates a geometri-
cally correct equivalent energy model
and provides almost immediate feed-
back on the energy implications of
architectural design scenarios.
Once a designer enters the design
data into an analysis tool, results
are reported, providing energy statis-
tics for the project and highlighting
potential opportunities to improve
the design based on site conditions,
such as renewable energy and rain
water harvesting. Design teams can
then modify the building model
and repeat the process to see what
impact a design change has on the
building’s energy and water efficien-
cy. Results can also be shared with
the entire project team in order to
collaborate on desired sustainable
outcomes.
This simple process requires
enormous back-end computational
power. Behind the scenes, these
web-based tools rely on a large net-
work of relational databases contain-
ing hourly weather data, design data
and regionally relevant libraries of
default building characteristics with
common energy-code baselines.
With the USGBC’s recent imple-
mentation of LEED® 2009, energy and
water analysis based on local envi-
ronmental conditions is even more
important. LEED® 2009, according to
the USGBC, will incorporate “techni-
cal advancements such as bioregion-
al credits that would enable LEED® to
continue to evolve as a better, more
refined tool for green building.”
Through the BIM process,
using innovative software tools,
project teams will be able to more
accurately analyze energy and
water use, leading to a more
efficient building design and lower
operating cost for the owner. And
it lets architects perform these func-
tions in-house, which makes sustain-
able design services more afford-
able for the building owner while
also increasing profitability for the
architectural firm —– making build-
ing information modeling a win-win
proposition for everyone.

MicroGuard®Space-age Innovation Leads to Earth-friendly Applications
It’s a brave new world, and Adsil, Inc.’s proprietary MicroGuard® family of space-age-based products is pioneering the way into the 21st century’s global green universe.
Being green is a way of corporate life and a product commitment for Adsil, Inc., a company headquartered in Daytona Beach, Fla. Its products are sold worldwide through distributorships with factory-trained, certified installers. From the floors at Einstein Bagel and McDonald’s restaurants to the memorial blocks at PSC Park, home of the San Fran-cisco Giants, Adsil has made its crystal-clear mark on myriad places and spaces.
Founded in 1998, Adsil entered the market for HVAC coating in 2000, expanding to coating other surfaces in 2001. It has quickly risen to prominence, becoming a global leader in protective maintenance coatings, waterproof sealers and surface cleaners ap-plicable to a broad array of commercial and industrial uses.
Fascinatingly, the concept for Adsil’s earth-friendly MicroGuard® began in space. President James Gibson reports, “The original formula was developed by Dr. John Schutt, a current Adsil shareholder, when he was with NASA. The formulas were refined to work in the ‘real world’ by Raj Dhawan, Adsil’s current director of research and development.”
MicroGuard® is a patented coating that is inorganic and forms a glass film that chemically bonds to metal substrates except ferrous metal. It bonds to stainless steel,
ceramic and concrete-based surfaces as well as painted metal. The MicroGuard® line preserves, prolongs and protects an amazing array of assets. Product finishes have been specifically designed to protect non-ferrous metals, concrete floors, walls and other masonry surfaces, ceramic tile and grout, terrazzo, decorative stone, barrel tile, and pre-finished roof surfaces. Not surprisingly, MicroGuard® market applications range widely, from architectural and commercial uses to industrial maintenance and specific original equipment manufacturer (OEM) market sectors.
Gibson confirms MicroGuard® enhances sustainability. “By enabling the use of eco-friendly cleaners and saving energy while extending the efficient operating life of floors, walls, metal and HVAC systems, the MicroGuard® coating makes building materials last longer and perform to design.”
Adsil’s management team and staff possess the experience, knowledge, back-ground and expertise to address the surface protection and maintenance requirements for its many business segments. In other words, the company boasts not only the right products, but also the right people to assure customers of ultimate satisfaction.
MicroGuard® products: what they are, what they doMicroGuard® is green in two key ways. First, the products protect surfaces from
environmental attack. Second, they enable the use of cleaners that do not harm the envi-ronment. The MicroGuard® coating is inert when dry, and can be easily and conveniently disposed of in a variety of ways since it is basically silica.
Gibson explains how MicroGuard® works: “Each of the four product formulas pro-tects surfaces against chemical and environmental attack. All are extremely hydrophobic and exhibit high chemical resistance. MicroGuard® products not only reduce cleaning time and materials by 30 percent or more; they also enable the use of eco-friendly clean-ers without damage to the environment.”
He adds, “The MicroGuard® HVAC coating prevents corrosion. According to EPA and DOE test data, the coating reduces energy use by 12 percent — or 60 to 90 pounds of NOx/CO2 — depending on the power sources.”
HVAC systems lose efficiency in two primary ways — coil fouling and surface loss due to corrosion. “Our AD35 product reduces both of these losses,” says Gibson. In fact, the system’s life cycle can be enhanced by one and a half to two times that of an
uncoated coil. This enhancement comes at a bargain price of approximately one-eighth of the cost of replacing a unit due to corrosion losses.
Gibson firmly believes MicroGuard® is the product of choice. “The choice lies in the product’s inorganic nature. It will not yellow, will not burn, is easy to clean with non-environ-mentally harmful products, has high wear resistance, improves the coefficient of friction by 15 percent in tile floors, and, when compared to competing coatings, has an excellent rate of return on investment.”
MicroGuard® customers: who they are, what they need Customers in a spectrum of industries across the country and around the world seek
MicroGuard® to fulfill many needs, including sustainability. In regard to the latter — a key priority today — the product’s use reduces the energy consumption of HVAC equipment, protects surfaces against ultraviolet (UV) light degradation, renews faded edifice surfaces, mitigates both interior and exterior mold and mildew, and overall extends the life of cus-tomer assets and property. Customers also appreciate MicroGuard’s® ability to increase the ease and decrease the cost of cleaning and maintenance.
“Basically, our product beautifully protects, preserves and prolongs surfaces,” says Gibson. “The product’s versatility and effectiveness result in many successful applications and satisfied customers.”
Recent projects include the following:
¤ The University of Florida’s use of MicroGuard® has reduced cleaning time, labor and materials by 30 percent while garnering the institution a green award from its asso-ciation for using eco-friendly cleaners.
¤ MicroGuard’s® HVAC product has been effectively used by Home Depot, Best Buy and Darden Foods to prevent corrosion, extend the efficient operating longevity of HVAC units, and save energy.
¤ New York City has relied upon MicroGuard® to protect its parks. The product is used on stainless steel rails for park walkways. It is also used on stainless and other deco-rative metal sculptures. Builders and developers typically focus on energy-efficient products, such as appliances, windows and heating-cooling systems. However, these installations deflect from the story “behind the scenes” regarding products whose manufacturing processes cause severe damage to the environment.
Steve Hess, founder of Fiber Care Baths located in Adelanto, Calif., since 1995, explains that the effort to make construction more eco-friendly may be neutralized by two words rarely exchanged between builders and buyers — styrene emissions.
Styrene is a water insoluble liquid that is used in resins to coat and reinforce fiberglass shower stalls and bathtubs. Studies by the United States Environmental Protection Agency (EPA) have shown that styrene is a significant source of volatile emissions that are generated by most fiber reinforced plastic (FRP) industry processes.
During the FRP manufacturing process, styrene emissions happen during two phases: first, during the high pressured application of the gel-coat, which allows emissions to escape through the evaporation of the liquid droplets, and the second, during the laminate curing period wherein heat drives off the volatiles.
Now, Fiber Care Baths has discovered a process that dramatically beats the EPA regulation by limiting emissions to three-tenths of one percent. The firm manufactures and installs fiberglass and acrylic bathroom fixtures. Hess states that his motivation was twofold: to improve the environment and avoid pressure on his industry from the EPA. “Pressure from the EPA has been constant,” he says. “Many scientists have worked on this problem for over 30 years. It’s really a significant breakthrough.”
Hess says his firm has lowered styrene emissions by eliminating 60 percent of the liquid from the gel-coat that is applied to shower and bath units. This was achieved by replacing the isophalic resin in the gel-coat with lexan bead — a building block for acrylic that has no harmful emissions. He describes the new gel-coat as “quasi” acrylic.
Jay Bellasalma is the president of Tech America in Chino, Calif., the engineering and consulting firm that spearheaded the research and development that resulted in the breakthrough. He has worked with Hess for 19 years on emission reduction. “Steve has always had a goal to reduce emissions, regardless of what the law said. He went into the venture knowing it would cost money, and he would try anything. He said to me, ‘I would like to do it right before I die.’ No emissions is his goal,” says Bellasalma.
Aside from the benefits to the environment by lowering emissions, the new gel-coat also improves the appearance of tubs and showers and doubles their strength. The new process adds some cost to the manufacturing, Hess says, but when factored in with installation, his prices are competitive. Only a negligible amount is passed onto the consumer.
Scientists estimate that more than 20 million metric tons of styrene escape into the atmosphere every year. But Hess believes emissions could be reduced by as much as 90 percent if other firms adopt his gel-coat recipe. “It adds a marketing tool for builders to sell their properties and rent their units when told about the extra step taken to leaving a smaller footprint on the environment. Not only do we have features that reduce mold in bathrooms improving air quality inside, we are committed to improving the air quality outside as well.”

Successfully utilized by H-O-H on a number of key
accounts, the electrochemical technology that serves
as the basis of the Green Machine has garnered the
company recognition. In fact, a manuscript on the top-
ic, penned by the company’s Technical Director Henry
A. Becker and Director of Engineering Jon J. Cohen,
was selected for presentation at the 2009 American
Society of Heating, Refrigerating and Air-Conditioning
Engineers (ASHRAE) conference.
According to H-O-H, the method manages to re-
duce or eliminate reliance on chemicals with zero
discharge from the cooling water systems, which re-
sults in significant water savings. “What makes this
technology exciting is that we can greatly reduce the
customer’s chemical profile and conserve water, which
is quickly becoming our most precious resource,” says
Hutchison. “It is an example of what a truly green
technology should be.”
Whether it’s a product, service or combination
thereof, implementing the right water treatment
solution can reap significant rewards — and
for H-O-H’s customers, the numbers speak for
themselves.
Proven success At a northern Illinois hospital dogged by perfor-
mance problems in its steam boiler water system,
H-O-H crews recommended reverse osmosis pre-
treatment, a de-aerator efficiency study and conden-
sate leak repairs, resulting in annual treatment and
energy costs savings of $15,000.
A Midwestern cement manufacturing facility grap-
pling with chronic maintenance issues realized ap-
proximately $500,000 in savings after H-O-H stepped
in. The firm pitched eco-friendly solutions, including
multimedia filtration, on-site oxidant generation, dis-
persant anti-scalant, and follow-up service, in order
to combat equipment damage and inefficiencies.
Worker downtime and retail losses were
rampant at a new extrusion molding corpora-
tion facility relying on aging machines. Thanks
to a series of steps suggested by H-O-H, the cli-
ent experienced a staggering 1,340 percent return
on investment.
H-O-H offers a variety of contract options, includ-
ing fixed cost not-to-exceed, à la carte pay-as-you-
go, and performance contracting arrangements as
well as total water management agreements.

Two decades of expertise Cellucrete was founded more
than 20 years ago in South Florida. Cellucrete saw an opportunity for the development and expansion of insulating concrete roof decks in this market. At the time, South Florida was beginning to define it-self as the “Gateway to Central and South America,” and a strong finan-cial anchor. The area was known for its booming tourism industry as well as the importation and exporta-tion of goods and services.
As South Florida continued to grow, buildings began popping up throughout the region. “This devel-
opment involved the construction of warehouse facilities, commercial buildings as well as high-rise con-dominiums for the expanding popu-lation,” explains Anthony Abreu, president of Cellucrete. “The design of these buildings recognized that they must be able to resist the an-nual unpredictable hurricane sea-sons that occur in this region.”
Cellucrete installed 110 Elastizell roof decks between 1984 and 1992. When Hurricane Andrew struck South Florida on August 24, 1992, there were no reported damages to the integrity of the roof decks on any of these jobs. “Of this total, two projects suffered minor distress due to an incomplete edge detail and a membrane cut from flying debris,” says Abreu.
Following Hurricane Andrew, Cellucrete was instrumental in working on wind uplift testing pro-grams in South Florida to develop a database of knowledge for the per-formance of these commercial roof-ing systems.
Today, Cellucrete is operated by President Antonio Abreu, Vice Pres-ident Juan Bauza and Vice Presi-dent Frank Peydro.
