So why is it our turn when the southern markets are tailing off. The answer is of course – “this is the traditional trend“, it is what always happens.

Since 2012 and the following 3 years many parts of NSW and Victoria, Sydney and Melbourne in particular saw huge gains in real estate values. Many, many people made lots of money from property. But alas the tide has turned in those areas with prices now beginning to tail off. But the prospect of making money from Real estate is now in their DNA, buyers are now looking elsewhere to see where they can invest their property dollars. And of course the South East corner of QLD is the next logical step.Brisbane had a great 2015 with rising property prices and new developments bringing life to the city. The Gold Coast is on their investment path to the 2018 Commonwealth Games with their oversupply of stock beginning to evaporate.

But for us lucky ones who enjoy the Sunshine Coast Lifestyle our turn is here,we attract a different type of buyer, the more stable buyer, the more cautious investor and in our opinion the more ‘thoughtful’ developer.

We moved to the area when our son was only 1 and he started attending Buderim Meadows Early Learning Centre (highly recommend- Tina is still the owner 18 years on and plenty of familiar faces in the staff!). In coastal markets, the warmer seasons of Summer and Spring bring with them an infl ux of southern tourists to enjoy our surf breaks and their holiday homes. Clever sellers see this as a time to present their properties to the market and we have already seen a new smorgasbord of property enter the newspapers as sellers hope that buyers fresh with their new year’s resolution in mind are soon to walk through their front door. The month of February will be the largest around the county for Auctions as campaigns commencing in January come to a close, if you are a buyer then this is a market not to miss.

So what will 2016 bring? History tells us that we on the Sunshine Coast are the last to see any market shift, both on the way down and the way up! We call it the east coast swing, as if a wave started in Melbourne and sweeps north up the coast. So while the southern markets of Sydney have reportedly peaked and are now cooling, we still have

What better time to review your investment strategy than the start of a new year? There are a few simple ways to maximise your return that are all too often forgotten.

Maximising your return in 2016Water charges

It is common for a landlord to pass on water consumption charges to their tenant. This is very straightforward however as with anything, there are guidelines to follow.

1. Your property must be water compliant (typically 3 star WELS rating or higher)

2. Your property must be individually water metered (or delivered by a vehicle)

3. Your tenancy agreement must stipulate what the tenant will be responsible for

When referring to a Unitywater bill, it is the “state bulk water charges” and “water usage charges” that can be passed on to a tenant. The landlord remains responsible for sewerage usage and fi xed access charges.

Solar power

While the Residential Tenancies and Rooming Accommodation Act (2008) does not make specifi c reference to the solar bonus scheme, the Electrical Act 1994 does state that the person who has the electricity account in their name is entitled to the bonus. Therefore, providing it has been made very clear to your prospective tenants

at the start of their tenancy, you are well within your rights to keep the electricity account in your name, charge your tenants for electricity usage and keep the rebate yourself.

Depreciation

One benefi t that often goes unconsidered by potential investors is depreciation. According to the Chief Executive Offi cer of BMT Tax Depreciation, Bradley Beer, research shows that 80% of investors don’t maximise the depreciation deductions available from their properties. Considered a non-cash deduction, investors don’t need to spend any money to be able to claim depreciation. It is a deduction available for any wear and tear which occurs to the building structure and the plant and equipment assets contained in the property over time.
