YOT Club on market tooAnother iconic Raglan business aimed at a younger market is – like Solscape – up for sale.
It’s the YOT Club downtown in Volcom Lane, and Raglan’s own version of a nightclub. The former bar, which has hosted some of the country’s hottest acts, was even nominated recently by members of the Music Managers Forum as one of the best venues in the country.
But owner Pete Coddington reckons he’s done six years “and that’s long enough for me”.
“I’m responsible for (Raglan) youth staying on in town Friday and Saturday nights,” he says. He believes that’s better than worrying about our young people heading over the divvy and back for some nightlife.
He believes the Yottie’s been good for the town as well as a great experience for him.
He insists it’s a great lifestyle business for a local who, like himself, surfs and doesn’t want to commute.

Mixed feelings as pair call time on Solscape ‘journey’A vibrant eco-tourism accommodation business that draws mostly young travellers from all over the world to Raglan is up for tender and its owners have their fingers crossed “the right people will come along and take it to the next level”.
Phil McCabe and Bernadette Gavin – who run Solscape Eco Retreat overlooking Manu Bay – reckon they’re now ready for a change, but admit it’s with mixed feelings they hand over what for them has been a 10-year “journey” into eco-tourism and sustainability.
“We just both feel we want to have a go at something different,” Phil told the Chronicle last week, days after making news down-country off the North Taranaki coast as part of a group protest against a seismic survey vessel operating in a marine mammal sanctuary.
And the opportunity for a “fresh start” – once free of their commitment to Solscape – ranks highly too for Bernadette, who’s not unfamiliar herself with the odd protest overseas aboard the controversial Sea Shepherd.
While the couple have continually “grown” Solscape – taking it from rudimentary wagon cabins already on site a decade ago, to now include a whole range of accommodation from newly built eco-baches and earth domes to Indian reservation-like tipis tucked away in secluded bush at the foot of Mt Karioi – they acknowledge there’s potential for further development.
But they also recognize that “not everyone shares our vision,” as Bernadette puts it, accepting that in selling Solscape its direction may well change depending on the new owners.
But it’s been “a good journey”, adds Phil, even if Solscape as they know it stops now. “We both trust that the right people (buyers) will come along.”
Phil’s confident of a sale sooner rather than later, pointing out that interest from possible investors has been high over the past couple of years.
In a letter to the Chronicle the couple said it was with “equal measures of gratitude, sadness and optimism” they had decided to pass Solscape into new hands by way of tender, and felt confident it would
carry on “in a positive way”.
They thanked the Raglan community for its support over the years, from committed staff to locals who’d had input in many other ways – “even those who simply dropped hitch-hikers at our gate”.
“It has been a great pleasure, a profound learning experience and an honour to have been kaitiaki (guardians) of this land,” they said.
While Phil and Bern with their young daughter Sequoia – whose main concern is that her favourite silkwood tree on the property remains – have enjoyed looking after the thousands of travellers
and Kiwis who have found their way to Solscape over the past decade, they are excited to be stepping into a new chapter of their lives. Edith Symes

Aaron Brunet flew safely into the top eight of MasterChef over the weekend.
In Sunday’s show the contestants had 60 minutes to cook a dish from nine different Jetstar airline destinations around the Pacific rim. Aaron Brunet drew the Singaporean dish ‘Hokkien Mee’. Although unfamilar with the actual dish Aaron was unperturbed as he expressed that he likes to cook with similar fragrant, spicy and tasty flavours. The pressure was on and the judges commented that like others “even Aaron was out of his comfort zone”.
Cooking at the same bench as Sushil Ravikumar who is not known for kitchen order the judges asked Aaron “what it was like to cook next to him” given that he had food all over the floor. Aaron replied “it’s awesome” and Sushil appreciated his competitors comments, knowing full well another contestant could have taken him down for the mess he had created.
The pressure was on and in the final seconds Aaron literally chucked on the chives to complete his dish. “Thats the closest call I’ve ever had I think... I got there with half a millisecond left. When it came to presenting his Hokkien Mee noodle dish to the judges the first comments were “ This smells absolutely right, .... I’m in Singapore” After tasting it was more of the same wowing the judges from previous episodes “I can’t believe this guy has never tasted this before, how does he do it”
And it didn’t stop “I could eat a super sized bowl of this... an on time performance, can’t believe you made it taste so authentic”.
Dana Leaming became the eighth contestant from the Top 16 to leave MasterChef New Zealand.

Meeting a chance to question rates hikesRaglan residents and ratepayers get the chance tonight (Thursday) to quiz Waikato District Council on plans for the coming financial year which local community board chairman Rodger Gallagher predicts will translate to another huge rates increase for property owners here.
The 7pm meeting in the town hall supper room is part of the consultation process for the draft annual plan for the financial year that begins this July 1 – aka year two of the long term plan – and council chief executive Gavin
Ion will be on hand to brief people on the plan and answer questions.
The council has been highlighting positives such as a proposed reduction in the general rate increase, from the 2.37 percent flagged in the second year of the long term plan to 1.87 percent, ironically courtesy of $480,000 it’s saving through being able to do less roading maintenance work around the district because the New Zealand Transport Agency has cut its share of the funding.
It also dangles carrots such as a grant of up to $15,000 to the Raglan Chamber of Commerce to help fund Sunday bus services to and from
Hamilton, though to be fair then mentions a $10.47 rise in Raglan’s refuse recycling targeted rate as another key issue.
But it seems the devil’s mostly in the detail of the draft annual plan – a lengthy and difficult document for many people to get their heads around – and Rodger’s warning on his website that a second year of big increases is looming for Raglan ratepayers.
He says that while farming properties would once again see small increases of about 2 percent, Raglan property owners would see their rates shoot up by about 5 to 7 percent. And on top of that, he points out, some ratepayers will get an extra amount to pay this coming year as some of last year’s increases were capped.
He adds that if the hall rate in Raglan rises as planned from $15 to $25 a year, that could bring the total rates hike for many Raglan folk to 7.5 percent.
With annual inflation running at just 0.9 percent, Rodger says the rates increase proposed for Raglan this coming financial year works out at over five times the rate of inflation. And he’s worked out too that a planned increase in council debt from $63.5 to $89.2 million will mean borrowing an extra half million every week to keep the books balanced.
Rodger points some of the blame at an “out of line” 4.8 percent rise in staff costs, but council watchdog John Lawson highlights an even more perturbing 15.96 percent hike when spending on staff and suppliers is combined. “That’s why Raglan rates are going up 4 percent for a $1.2 million house and 7 percent for a $193,000 house, plus the massive increase in borrowing to be paid by future ratepayers,” he says.
Meantime Rodger also has a lash at the increasing subsidy of rural areas by the towns within the Waikato district.
Apart from the Sunday bus service help, proposed council spending in Raglan is on projects Rodger says were locked into the plan last year: water treatment plant and water main upgrades, stormwater system improvements, the Whaanga Coast wastewater scheme and wastewater pump upgrades.
Money’s also earmarked for renovating the Raglan library, upgrading the solid waste transfer station and fixing boat ramps here and elsewhere. What Rodger describes as an “extravagant project” to install water meters throughout Raglan remains in the plan.
The closing date for draft annual plan submissions is May 6. The week starting May 20 is set aside for hearing submissions. A.T
Initiative delivers water safety education to grass roots waka ama
A new initiative is ensuring Waka Ama paddlers around the country are better equipped to keep themselves safe when out on the water.
Part of ActivePost’s Kia Maanu, Kia Ora (Stay Afloat, Stay Alive) broader campaign delivering water safety messages to all Maori, the new Waka Ama water safety workshops are to be held nationwide, with the first major event kicking off in Raglan over the weekend.
Water Safety New Zealand CEO Matt Claridge says the workshops were introduced into the Kia Maanu, Kia Ora campaign when Waka Ama New Zealand expressed the need for safety development and education for clubs and recreational paddlers.
“Rather than have kids just jumping into the sport without basic safety training or – in many cases – being unable to swim, we now have a series of practical, in-pool workshops that will see paddlers better able to enjoy the exciting sport of Waka Ama in a safe way.”
The workshops, which are led by a swim and survive instructor, include activities such as life jacket drills, throwrope rescues, buoyancy exercises and technical tips around treading water, side-stroke and buoyancy.

Op shop stalwarts call time on ‘rush’For decades now Saturday mornings have been “a real rush” for Jim and Shirley Bardsley, who until recently ran Raglan’s first op shop – one which is still going strong 35 years on.
The couple, now in their 80s, handed over the running of the shop at the end of last year and can now relax up a bit. But they look to be having none of that and were back last Saturday to help out with the morning tea which has become something of a ritual in the Union Church hall near the bottom of Stewart Street.
That’s where the Opportunity Shop sign is displayed with religious regularity every Saturday morning except at Easter weekend and during the two-week Christmas/New Year break.
It’s all been well worthwhile, says Shirley of the long-running fundraising initiative, not only because of the morning tea “fellowship” in the corner of the hall closest to the kitchen but also because of the “different customers” who come to pick up the likes of a glass, vase, crocheted rug or an outdated but perfectly good Easiyo-maker – each item for not much more than a dollar.
It was August 1977 when the op shop first opened its doors, recalls Shirley. She was part of the church’s women’s fellowship, and what started as a monthly venture – with market days every so often – became a weekly thing five years later.
First it was just secondhand clothes for sale, she explains, then the jumble of white elephant items was added. And for a time, beginning in the ‘90s, it was potted plants that helped bring the Saturday shoppers in for a browse.
Longtime resident Leila Browning, who lives just across the road from the church, started supplying what was needed for morning tea early on, with others rostered on to put it all together.
Leila does that to this day – despite now being in her mid 90s – and still puts in an appearance each week, albeit on her mobility scooter which gets driven right into the hall and parked there.
“Someone teased her they sold it (the scooter) for $100,” Shirley told the Chronicle on Saturday.
But now Johnny and Louisa George have taken over and, Shirley says, have “brought new ideas” to an op shop which mostly simply raises funds for the church, although occasionally helps out in a crisis – like when local photographer Gene Glover lost everything he owned in a house fire last year.
The Georges – 30-somethings with their own young family – affectionately call their predecessors Nana and Papa Bardsley and say they’re proud to be able to carry on the good work.
And if something doesn’t sell for a dollar they’ll just give it away, says Johnny, to help out where there’s a need in the community.

Seventy swim in fundraiser Conditions were “perfect” but the incoming tide threw slightly off course some of the 70 competitors in last Saturday’s harbour swim, say organisers of the inaugural bridge to bridge fundraising event for heating Raglan Area School pool.
Despite the challenge it was an “awesome” day, spokeswoman Lisa Thomson told the Chronicle, with a couple of hundred people on the beach to cheer on and support the swimmers in races of varying distances around buoys placed between Kopua footbridge and the single-lane traffic bridge.
The biggest field on the day was for the longest swim of two kilometres which attracted 30 competitors, says Lisa.
“But our younger 500-metre swimmers did an
amazing job (too), crossing over the inner harbour, swimming across the current, many of them coming out of the water for the first time in a proper ocean swim.”

Locals protest against seismic surveying
Four Raglan protestors were among eight who demonstrated last week off the North Taranaki coast against a seismic survey vessel operating in a marine mammal sanctuary.
The group of west coast residents have grave concerns as to the effects on the critically endangered Maui’s dolphin.
Raglan’s Phil McCabe, who was spokesperson for the group, says: “We are in a marine mammal sanctuary and with just 55 adult individual Maui left we need to be taking a wide berth and allowing these creatures the very best opportunity at recovery. Seismic surveying is an invasive and disruptive activity and can cause direct
and indirect harm. This absolutely should not be happening in a sanctuary!”
Meanwhile the Department of Conservation and Ministry for Primary Industries are still to release the final Maui’s Threat Management Plan, which will outline the level of protection the Government will give to the smallest and most rare dolphin in the world.
“We submitted to the Maui’s TMP back in November last year and a major concern for us and many other submitters was seismic surveying in and around their habitat. We should have had a decision by Christmas and seismic surveying has been occurring in
their habitat since January. Direct protest is the only option left open for us to be heard,” says Phil.
The group also has concerns around Government attempts to erode New Zealanders’ rights to peacefully protest at sea.
“If this government rams through their ridiculous and undemocratic law, paving the way for big business to rip off our resources and wreck our environment, they should expect increased resistance from everyday New Zealanders,” says fellow Raglan protestor Antonio Te Maioha.

Winter is on the way, and can often be hard on animals, especially older animals or those with health conditions. The change of season brings a few extra considerations for animal owners.
Housing:
Waterproof, draught free kennels and housing for outside animals is essential, including blankets or bedding material. Don’t forget your rabbits, birds, pigs and other outside animals! Hutches and nesting boxes must be cleaned regularly to keep animals warm and dry.
Warm, waterproof covers for horses are a must, as they can loose weight rapidly and develop conditions such as rain scald. Keep horses and cattle out of mud as much as possible to reduce the risk of mud fever, stone bruises and other hoof problems.
Diet & exercise:
Animals may need to be fed more over winter as the body uses more energy keeping warm, especially highly active animals- working and hunting dogs, working horses etc…
Exercise for older animals and those with arthritis should be light and as low impact as possible. Warm ups and warm downs should be part of any exercise routine.
Arthritis:
Arthritis is fairly common in older and overweight cats and dogs. It is often noticeable in winter when cold weather stiffens joints and pets will be more reluctant to jump on and off things, play, climb stairs, run etc… sometimes even limping, sleeping more or a change in attitude can herald the onset of arthritis.
There are many options for arthritis treatment and management, so don’t leave your pet in pain.
Grooming:
Cold weather causes pets to grow a thicker, longer winter coat to keep warm. Long haired pets and those prone to getting knotted fur will need extra grooming to prevent painful mats from developing.
Animals should be
thoroughly dried after swimming or being washed as they can easily become hypothermic if left wet and cold.
Household hazards:
Winter is the time of year when people purchase and use antifreeze in their vehicles. Antifreeze is very palatable to pets, but incredibly toxic. It takes as little as 5ml to poison an average sized cat. Please store poisons well out of reach, and make sure leaks and spills are washed away.
Fires are lovely to sit around on a cold night, most cats and dogs would agree. However, some pets can sit too close, and risk getting burnt by stray embers. Fire guards are great for keeping your pets and your family safe if you have a fireplace.
When the weather cools down, rats and mice generally try to seek shelter inside. Poison can be a very effective method of controlling vermin but again, they are very palatable yet toxic.
Make sure baits are laid securely and well away from pets.
Rats and mice are some of many carriers of Leptospirosis, a disease that is transmissible to humans through urine of infected animals. It is also carried by dogs, cattle, pigs, deer, rabbits and hedgehogs. We routinely vaccinate dogs, cattle and pigs against Lepto, but it requires an annual booster. Please make sure your pet’s vaccinations are up to date.

Featuring daily fun activities, RAGZ ranges from dragonflies, art with egg cartons, making pancakes, through to games and lots of smiles for kids! Coordinators Chris Mitchell and Yann Bordier are passionate about providing an exciting programme which will enrich your child’s creative, cultural and social development. Chris and Yann will provide a good selection of activities that will open the door to the enjoyment of new interests, with opportunities to learn new skills in a fun, safe and caring environment.
RAGZ at the Old School is for children aged 5 to 12 years and runs for one week only. Bookings are essential so be in quick. It is provided by the Raglan Old School Arts Centre and meets the high standards set by CYF for the national Out of School Care and Recreation initiative (OSCAR). And because of this subsidies may be available from Work & Income, so please ask.
The Old School office is open for registration 10 am – 2 pm Monday, Wednesday and Saturday.

sadness and optimism that we have decided to pass Solscape into new hands by way of Tender.
We wish to thank the community at large for the ongoing support (even those who simply dropped hitchhikers at our gate) and acknowledge our talented and committed staff and the dozens of local people and hundreds of international travellers who have contributed to the Solscape project over the last 10 years, creating what exists today.
We feel that we have taken Solscape as far as we can and are confident that the right people will arrive to carry her forward in a positive way.
While it is challenging to hand over the great potential that lies within Solscape, it is also very exciting for us personally to be stepping into a new chapter.
It has been a great pleasure, a profound learning experience and an honour to have been Kaitiaki of this land.

To the Editor,I was watching one of those terrible
infomercials on television the other day. You know the ones; they are for slicers or exercise equipment and spend ten minutes repeating themselves with wild and outlandish claims that they are
without a doubt exactly what everyone needs. By the end of them even the most anti person would be wondering, “maybe I do need one after all” but when it arrives in the post they soon realise they’ve been had.
Whilst watching one of these I was reminded of The Raglan Land Company’s selling techniques with regards to The Rangitahi Peninsula housing estate. After two weeks of double paged spreads in the Chronicle explaining how the project had everything to do with what was ‘best’ for Raglan, I then attended the ‘open day’ only to listen to more empty promises as to why having this development was good for me and Raglan. Low and behold I have just read another piece in the Chronicle once again heavily biased towards the plan and containing only quotes from Mr Peacocke himself.
I have to ask myself why I am not hearing the ‘other’ side of the story, indeed I ask why haven’t any of the many concerns that I have heard been given any attention whatsoever. So I am entering the fray for two reasons, one I can’t stand those infomercials and two, I dislike people who think they know what’s best for other people without actually listening to them.
My main concern is the big picture. This is a private financial initiative that has never been considered by the many elected officers whom we charge with the responsibility of keeping Raglans gentle growth within acceptable margins. It, for
all its bluff and bluster, is about making money by building houses in a desirable and beautiful location. I was asked at the open day whether I wanted to stand in the way of the inevitable expansion and growth of Raglan. My answer to that is yes. Read what the Lonely Planet has to say about Raglan, read what guide books say. They say that Raglan is a hidden gem, a last bastion of a true Kiwi seaside town. How long do you think it will take for it to become just another big, sprawling, modern mess, to have a Warehouse, a McDonalds and a Pak N Save in it? So my main concern is about protecting something that is worth preserving, in the same way I would protest at a housing estate in the Abel Tasman or a high rise hotel at the base of Mitre Peak.
That’s my main concern; there are many many others, none of which have been given a satisfactory response. Extra traffic on the one lane bridge, the concreting of the existing swimming hole (which seems almost ridiculous when you start to think about it), the poor residents in Opotoru Road, the pressure on our emergency services, the increase in population and its effects on infrastructure, the further reduction of green land around Raglan, the devaluing of current housing, I could go on, but unlike The Raglan Land Company I won’t be able to afford a double paged spread to brain wash you with my opinion.

In BriefLettersNear-drowning in Ngarunui surfA 30-year-old Aucklander came close to drowning at Raglan’s Ngarunui Beach about 4pm last Sunday.
The novice surfer, who was wearing a full-length wetsuit, got into difficulties in what was described as “solid surf” and was dragged by friends to shore, where three off-duty lifeguards tended to him and
kept his airwaves clear until the Waikato Westpac rescue helicopter arrived.
A Raglan fire crew also turned out to the incident.
Patrols at Ngarunui Beach ended the weekend after Easter, after a busy summer for Raglan surf lifesavers. In all they made 92 rescues, a figure topped in the region only by Muriwai with 105 rescues.
2 injured in crash near hot springsThe Westpac Air Ambulance was required to attend a motorcycle accident on Ohautira road near Waingaro over the weekend.
Two Auckland men on a group ride from Auckland to Raglan and back made contact with a trailer being towed by a 4WD coming towards them
on a bend. Their two bikes collided, crashed and rolled off the road, one of them colliding with a farm fence down a 3m bank. A 22yr-old suffered a seriously fractured and damaged right foot and ankle. A 27-yr old suffered a fractured leg and arm. They were both flown together to Waikato Hospital.
Raglan surfer runner up 3 timesRaglan surfer Taylor Hutchison claimed his third straight runner up placing in the Under 16 Boys Division of the Backdoor GromBash held at Manu Bay over the weekend.
Hutchison lost out to Mount Maunganui wonder kid Kehu Butler in the final. The young Raglan surfer has proven a real force throughout the summer but has been unable to come away with a win
