    Quantity Surveyor

    A quantity surveyor(QS) is a professional

    working within the construction industry

    concerned with Project costs.

    The profession is one that provides a

    qualification gained following formal education,

    specific training and experience that provides a

    general set of skills that are then applied to adiverse variety of problems.1Predominantly

    these relate to costs and contracts on

    construction projects.

    Job description

    A quantity surveyor manages all costs relating

    to building and civil engineering projects, from

    the initial calculations to the final figures

    Surveyors seek to minimize the costs of a

    project and enhance value for money, while still

    achieving the required standards and quality

    Many of these are specified by statutory

    building regulations, which the surveyor needs

    to understand and adhere to.

    QS Typical Work Activities A surveyor calculates all related costs so that

    companies will be well informed about howmuch each portion of their building will cost andthe areas where they can minimize their costs

    Quantity surveyors goal is to enhance the value

    of a building in relation to the amount of moneyspent building it

    The surveyor looks at the construction process& determine Standards and Regulations to

    QS Work Activities- Options

    A quantity surveyor can find business from either acontractor or the client, and they also have the optionof choosing to work on-site or away in an office.

    Once chosen, he is involved in the entire buildingprocess from start to finish. At the beginning, he willevaluate the property and prepare estimates on thetotal costs involved in the project

    He will continue to prepare contractual documents,bills, and other tender documents. He will perform costanalysis, perform a risk and value managementassessment of the property, as well as provide insighton cost control and procurement strategies

    Entry Requirements for a

    Quantity Surveyor

    A first degree will give the best opportunities asa quantity surveyor

    Accredited institutions like the Royal Institutionof Chartered Surveyors (RICS) or the similarlywell-known Chartered Institute of Building(CIOB) offer many degree programs

    With such a degree, One will probably be ableto secure a better position and earn moremoney, but may not necessarily need a degreein quantity surveying in order to be successful

    in this career.

    Quantity Surveyor Functions

    The QS reports to Project Manager Provides advice in the decision-making throughout themanagement of a project from initial inception to finalcompletion

    Contractor's QS

    Responsible for performance of operations thatmirror those of the owner's QS- themeasurement and pricing of construction work,

    but specifically that actually performed by thecontractor as opposed to the construction workdescribed and measured in the constructioncontract between the owner and the contractor.

    Post-Construction

    After the project is completed, responsibilities

    and function shift. This objective now is tomonitor the building and make sure thatoperational costs are kept inside the budget.

    Monitor Construction Cost

    As advisers, they estimate and monitor

    construction costs, from the feasibility stage of

    a project through to the completion of the

    construction period

    After construction they may be involved with tax

    depreciation schedules, replacement cost

    estimation for insurance purposes and, ifnecessary, mediation and arbitration.

    Liaison Work

    Quantity Surveyors work closely with architects,financiers, engineers, contractors, suppliers,project owners, accountants, insurance

    underwriters, solicitors and Courts Quantity surveyors get their name from the Bill

    of Quantities,. This is measured from designdrawings, to be used by the contractors fortendering and for progress payments, forvariations and changes and ultimately forstatistics, taxation and valuation.

    Advise on Economics

    Initially quantity surveyors use their knowledge ofconstruction methods and costs to advise on the mosteconomical way

    They use Cost Planning, Estimating, Cost Analysis,

    Cost-in-use Studies and Value Engg to establish aproject budget

    During design the QS ensures that the design remainson budget through Cost Management

    Essential additions offset by identified other savings On completion of design and drawings, the quantity

    surveyor may prepare a Bill of Quantities, which isissued with the specification, for use by contractors in

    submitting tenders.

    The contractor's quantity surveyors preparetenders, and price alternatives

    additional work.

    On completion the quantity surveyor producesdepreciation schedules of project componentsadvises on insurance replacement costs

    In case of disputes the quantity surveyor iscalled on as an expert witness, and somequantity surveyors act as arbitrators. Both thecontractor's and owner's quantity surveyors will

    be involved in this They use their skills in refurbishment of old

    buildings, alterations to existing buildings andinsurance replacement estimates
