Building a home from scratch is something I swore I’d never do. Fate intervened and we found a terrific block of land, so we gritted our teeth and decided to build. We engaged an architect friend—Mason Cowle from Ellivo—to design our home, and James Bragg delivered it. Though James was working for another builder at the time, he completely embraced the project. He made endless suggestions and was an absolute pleasure to deal with.

The architect was as impressed with James as we were and they continue to work together today. In fact, Mason recently appointed James to build his own home, which has gone on to win awards. SAMFORDHOUSE

The Samford House is a large, high-specification family home situated on a hilly hectare in a semi-rural setting north-west of Brisbane. JBS was closely involved in the planning and development of the project from the time the client purchased the land. (This was the second project JBS had undertaken for this particular client.)

JBS recruited Concepts Unlimited to design the house to meet the needs and wishes of the client, and optimise the unique hilltop site and aspect. Concepts Unlimited and JBS worked closely with the client to develop the design and deliver a highly customised home of the highest standards of workmanship.

While this is a generous home with a generous budget, JBS worked hard—as with every project—to carefully manage resources and deliver the best outcomes. Among the many special features of the home are a tailor-made cantilevered fireplace and an expansive pool with catwalk adjoining the main living areas with the guest wing.

We previously had renovation/restoration work carried out by JBS on a Sunshine Coast property. We were so impressed by their workmanship and attention to detail that when we decided to build a new house at Samford we felt compelled to build with them.

From the initial design meeting, to the follow-up after we moved in, James provided a service second to none. It has been a pleasure not only dealing with James but also his site supervisor and the rest of his team who showed a willingness to ensure all was done right.

JBS also built our pool which was incorporated beautifully into the overall design. We could not be happier with the result. The skills demonstrated by the JBS team were truly outstanding. We sincerely thank all involved for the successful completion of our home.

I was interested in renovating my 15-year-old apartment, though I wasn’t sure where to begin. JBS was recommended to me. James visited and we went through the entire apartment. He was full of ideas and made everything feasible and doable. So we did a complete refurb.

James and his team were utter professionals in their workmanship and care. As they’re experienced in apartment work, they dealt with the building manager and body corporate issues. They were very particular about their work. They sorted everything. If we had a glitch, they fixed it. I didn’t have to do a thing.

Occupying a small site with restricted access and close proximity to neighbouring dwellings, the Hill End House presented several challenges for the builder. JBS worked closely with the clients to realise their architect’s design and satisfy their very personal, very specific requirements for a comfortable, no-hassle home to enjoy retirement.

In addition to the constraints of the site, JBS successfully negotiated numerous logistical challenges. The end result is a supremely comfortable and liveable home that represents exceptional quality and value for money. The Hill End House was delivered on schedule and on budget to very satisfied clients.

We worked with an architect to design a compact, low maintenance house for a very small block that would be our downsized retirement home. We went out to tender with a number of builders and elected to go with JBS. They weren’t the cheapest, and they weren’t the dearest, but they were certainly the most thorough. We’d seen their work and knew they worked well delivering architectural plans.

The build and the small block posed a number of challenges. We were confident JBS could meet those challenges. And they did. They were across everything. They worked with us and worked hard to resolve any issues. We were very impressed with the whole team. They were exceptional. We really appreciated their attention to detail. And when people visit our home today, they appreciate the detail as well.

PADDINGTONHOUSE

Building an architect’s own home is a great opportunity and a considerable challenge. The opportunity and challenge in this instance were further emphasised by a rare, compact and steeply sloping sight in Brisbane’s bustling city-fringe.

JBS worked in tandem with the homeowner and architect from the concept phase to optimise the site and build, while successfully negotiating the difficult landscape, complex planning guidelines and established neighbourhood.

Meticulously designed and finely detailed, the Paddington House is a striking contemporary family home that lives up to its unique setting and very individual occupants. The design and build make effective use of robust materials, high-impact finishes and fine craftsmanship.

JBS worked hard to support the architect’s design and planning process, and deliver an efficient construction program. All construction was carefully delivered in accordance with planning guidelines and in consideration of the tight-knit neighbourhood. The Paddington House received a Master Builders Housing and Construction Award for the Brisbane region in 2014.

I first worked with James on a residential project at Chelmer. He was foreman for another builder at the time. I said to him, “If I ever get around to doing my own house, you’re going to build it!” A few years later, it happened.

My wife Jen and I had found a unique but challenging block of land at Paddington. I knew we had to do something special. And there were numerous council hoops to jump through. James and I worked through the development together from the very early stages. He helped manage the costs and guide the build right from sketch design. Being on a small block, we also had to be considerate of the neighbours. James is very neighbour-friendly—as is his whole team. They’re very careful about how they work.

Working so closely with the builder—and being our own home—I was able to be more experimental and flexible than I would normally. Ideas and solutions were developed on-site, on the fly. When we started building, I still had a lot of finishing details to resolve. James could understand what I wanted and translate it into something buildable. It was a great way to work. He really contributed to the process. This is perhaps an ideal example of how a home can evolve with early and close collaboration.

James Bragg, Director

James established JBS as a carpentry and maintenance business in 2001. With his trademark quality workmanship, attention to detail and commitment to customer service, JBS has grown to become a highly respected and capable builder of quality homes.

James has built an enviable reputation with his clients and contractors—many of whom he has worked with for many years. He welcomes collaborating with architects, designers and engineers in delivering large, complex and prestigious projects.

James hails from Rockhampton originally, where he completed his apprenticeship. He worked for several building companies in Brisbane prior to establishing JBS.

As demonstrated by the professionalism and enthusiasm with which he runs JBS, James has always been passionate about the building and construction industry. He received his low-rise builder’s licence in 2003 at the age of 23, and his open builder’s licence in 2007 at 27.

James holds an Advanced Diploma of Building and Construction (Management) and is a certified OHS officer. He is a member of the Queensland Master Builders Association and the Master Builders Institute of Building Consultants.

As JBS Director today, James maintains a hands-on role in every project, working closely with clients and collaborating with consultants to deliver better building solutions and first class results.

Tom Jeffrey’s, Foreman

Having grown up in a construction family, Tom has building in his blood. He has worked in the industry since 2003, starting out with his father’s commercial construction company.

Tom grew up in Rockhampton—a few blocks away from his future boss, though they never met until Tom applied for a job with JBS.

Tom completed his apprenticeship in his hometown of Rocky, relocating to Brisbane in 2009. He worked with several construction companies over the years before joining JBS in 2010.

Tom holds a Certificate IV in Construction and a Certificate III in Carpentry. His considerable technical skills and knowledge, collaborative nature and commitment to quality workmanship contribute to every project at JBS.

As Foreman today, Tom works side-by-side with clients and contractors alike. He is responsible for the successful delivery of all trades on-site, ensuring works are delivered on program and to the highest standards.

Ryan Bosua, Contracts Administrator

Ryan joined JBS in 2013, eager to build a career in the construction industry. He is currently completing a Bachelor of Urban Development, majoring Construction Management, with QUT.

Ryan has completed a Certificate I in Automotive and Certificate I in Construction, receiving multiple distinctions.

He has experience in the software and systems involved with CAD, job costing, project management, financial management and contract administration.

As Contracts Administrator today, Ryan ensures all JBS projects and personnel remain on the same page. His strong organisation and communication skills and thorough attention to detail provide a strong framework for our team and work at JBS.

Sherry Bragg, Administration, design & specification

Sherry started working within the administration side of JBS in 2008. Prior to this, her background was in office management, floristry and as a colourist for high-end salons.

Today at JBS, Sherry manages the office and recruitment, oversees the business management system, and maintains communication with all clients, staff and stakeholders.

Sherry is also increasingly providing interior design and specification advice to JBS clients and projects.

She is currently completing a Diploma of Interior Design and Decoration with the CATC Design School.
