WE TAKE GREAT CARE OF ASSETS ACROSS ALL STAGES OF THE LIFECYCLE. Spotless’ management of assets starts at the design phase of a public private partnership. We draw on our proven experience to add value upfront. Improvements, innovations and initiatives may be introduced at any stage in the life cycle of an asset.

As Facility Manager Spotless will deploy more than 700 staff to deliver the 15 support services. Spotless has participated in the design and construct phase in addition to leading the mobilisation of the FM Services. Spotless is the exclusive provider of commercial food and beverage provision, across seven food outlets plus vending machines. The new RAH is the most technologically advanced hospital in Australia, with state of the art technologies including an automated guided vehicle installation, an inventory management system and a delegate meal management system. All of the services, including the payment mechanism, are coordinated through our computer aided facility management system, the software used by our 24 hour helpdesk team. Automated task allocation ensures that the closest, available and skilled staff member responds to the service requests promptly.

NEW SUNSHINE COAST UNIVERSITY HOSPITAL

Spotless is contracted as the Facilities Manager for the 20 hectare precinct (less the private Hospital) and delivers Facilities Management Services and a comprehensive preventive and reactive maintenance service to all of the five buildings that comprise SCUH, as well as full responsibility for the Lifecycle replacement and asset management of these five facilities. Spotless will employ 80 staff at the site by the end of 2016.

Spotless was integral in the design and construction stage of the New Royal Children’s Hospital. Spotless is now responsible for maintaining the facility, including two retained buildings (12 year old research building with 6000m2 of floor space and 25 year old administration building with 5000m2 of floor space). Spotless directly employs approximately 50 staff in the delivery of FM Services to the RCH Facility. We also have a number of specialist subcontractors assisting in maintaining the RCH Facility.

The scope of the PPP covers Orange Hospital, Bathurst Hospital & Tertiary Mental Health @ Bloomfield. The private sector (Pinnacle Health Care (PHC) with Spotless as the Facilities Manager) provides the Support Services Management to the Health Facilities defined in the Contract. Spotless oversees close to 300 staff who are Spotless employees or on behalf of NSW Health. In the development of the new facilities, Spotless worked closely with the design team to implement a number of operational synergies that will provide long term, whole of life benefits and value for money. These include water harvesting, heritage management, improved cleaning schedules, mobile auditing tool for waste audits, digital system for room booking, client portal for clinical staff logs, and an intelligent material ordering system. Spotless developed energy conservation measures, and is working to an energy management plan. Health & Safety initiatives include safety toolbox meetings, new equipment, training regimes and risk registers.

The At-Grade Car Parks Facilities Management contract (QE2 Car Park) is for the provision of FM services to 2,046 car parking bays within the Queen Elizabeth II Medical Centre (QE2 Hospital). The car parking facilities and associated infrastructure is located in 18 sites within the QE2 Hospital grounds.

The Southbank campus of TAFE Brisbane is Queensland’s first Public Private Partnership program commencing in 2005. Spotless provides services within a consortium arrangement called Axiom Education with AMP Capital Infrastructure providing the finance and John Holland providing the design and construction. Spotless has introduced a dedicated Life Cycle Manager role to be responsible for integrating the WOL planning and refurbishment program with the strategic education planning process of TAFEQB. In 2014 we introduced a Strategy Development Board to engage the contract delivery team and empower them to proactively manage initiatives for contract improvement. This has led to many worthwhile initiatives being introduced.

As part of the Pinnacle Consortium, Spotless is delivering the operation and construction of six new ‘Super’ schools. Spotless employees 52 staff across the contract. Initiatives introduced by Spotless include automated access control system using swipe cards, energy audits to improve energy efficiency, monthly safety tool box meetings, movement plans to reduce damage to grounds and gardens, and additional bins and recycling measures.

Spotless will deliver facilities management for ten (nine existing and one new) ANU campus residencies, which will house as many as 3,760 students. The team will be responsible for a range of building upgrade and maintenance activities, including fire safety, waste disposal, grounds and air-conditioning. Valued in excess of $200 million, the contract will include a fund for future capital upgrades and is expected to provide for a significant number of jobs. This model will prove highly beneficial to the ANU as it will provide budget certainty for three decades, allowing university management to focus on student and research outcomes.

Spotless is delivering asset management services for 15 schools across 12 sites. This program has eight schools opening in 2017 and four schools opening in 2018. Spotless will employ 70 full time and part time staff to maintain facilities improving maintenance of school facilities and grounds, freeing up time for teachers and principals to focus on improving student outcomes. The New Schools PPP Contract provides environmentally and ecologically sustainable facilities reducing whole of life costs. The schools are located in outer fringes of Melbourne including South East, north and Geelong region.

NEW SYDNEY CONVENTION, EXHIBITION AND ENTERTAINMENT CENTRE

CLIENT: Darling Harbour Live

Spotless is Facility Manager of the Darling Harbour Live consortium, delivering the new convention, exhibition and entertainment centre in Sydney’s Darling Harbour. The new facility, set to open in December 2016, is capable of collectively hosting more than 12,000 delegates and boasts premium front-of-house facilities and comprehensive back of house functions, including full production kitchens.

The project is approaching Technical Completion, and Spotless’ on-site, multi-disciplinary trade and engineering team are working through commissioning, technical completion tests and operational readiness in close collaboration with the Construction Contractor, Lend lease and the Operator, ICC (AEG Ogden).

HQJOC is the command centre where the Australian military control all overseas ‘war like activity’ along with domestic emergencies where Defence have a commanding role. Spotless delivers soft and hard FM services, asset management and refurbishment, as well as security management systems through our security subcontractor, Saab, under a comprehensive Facility Management Subcontract with the Auckland South Corrections Facility prison operator. Spotless and our partner provide Facilities and Prison services under a 25 year contract with the PPP Project Co, SecureFuture, which in turn is contracted to the New Zealand Department of Corrections for the same term. FM service delivery is provided through a mix of 13 Spotless on-site staff and various subcontractors. By actively monitoring the BMS utility consumption is continuously improved as well as by exploring new technologies such as LED lighting, rainwater harvesting, and rescheduling. Spotless also plays and integral part in proposing solutions to and management of site Workplace Health and Safety and Security. This is done through providing training, investigating new technologies, procurement, and maintaining risk registers.
