DEMOLITION
DEMOLITION WORKS SHALL OCCUR IN A STAGED MANNER IN LINE WITH THE CONTRACT REQUIREMENTS WITH MINIMUM
DISRUPTION TO THE DAILY ACTIVITIES OF BUILDING OCCUPANTS. PUBLIC AREAS SHALL BE KEPT FREE OF DEBRIS AND DUST AT
ALL TIMES.
REDUCE AND RESTRICT DUST GENERATED BY DEMOLITION WORKS TO A PRACTICAL MINIMUM.
PROTECT PROPERTY WHICH IS TO REMAIN FROM DAMAGE, USE APPROPRIATE MEANS INCLUDING SHORING, PROTECTIVE
SCREENS AND THE LIKE.
REFER TO SERVICES CONSULTANTS’ DRAWINGS AND INSTRUCTIONS FOR EXTENT AND PROCEDURE FOR DEMOLITION WORKS
TO EXISTING MECHANICAL, ELECTRICAL AND FIRE PROTECTIVE SERVICES. WHERE NOT SHOWN ON THE DRAWINGS, ALLOW TO
REMOVE ALL REDUNDANT EXISTING SERVICE CONDUITS, PIPES, EQUIPMENT AND MAKE GOOD AS NECESSARY. REDUNDANT
SERVICES SHALL BE SEALED OFF AT THE MAIN LINE AND REMOVED

REMOVE ALL PROTRUDING FLOOR FIXINGS, FILL BOLT HOLES AND MAKE GOOD ANY DAMAGE TO FLOOR SURFACE, MAKE GOOD
DISUSED FLOOR PENETRATIONS TO MAINTAIN FIRE RATINGS.
ENSURE ALL SERVICES ARE DISCONNECTED PRIOR TO DEMOLITION, REMOVE AND DISPOSE OF ALL EXPOSED REDUNDANT
WIRING AND SERVICES (REFER CONSULTANT DRAWINGS AND INSTRUCTION).
ALL FLOOR FINISHES TO BE REMOVED, MAKE GOOD ALL SECTIONS OF FLOOR FINISH AFFECTED BY DEMOLITION WITH
CONCRETE SCREED TO MATCH ADJACENT LEVEL.
THE CONTRACTOR IS TO LOCATE AND IDENTIFY ALL EXISTING SERVICES PRIOR TO COMMENCING DEMOLITION WORKS AND
PROVIDE APPROPRIATE ALTERNATIVE CONNECTIONS TO ENSURE NO INTERRUPTION TO ANY SERVICE TO THIS FACILITY,
ADJOINING TENANCIES, AND PROPERTIES.
FLOOR
ALL NOMINATED FLOORING IS TO BE LAID IN STRICT ACCORDANCE WITH THE MANUFACTURER SPECIFICATIONS. ANY SUB-
FLOOR PREPARATION OR LEVELLING REQUIRED IS TO BE INCLUDED IN THE TENDER.
TENDERERS ARE TO VISIT THE SITE TO ESTABLISH EXTENT OF FLOOR PREPARATION REQUIRED. SCABBLE AND PREPARE
EXISTING SUBSTRATES FOR THE INSTALLATION OF NEW FLOOR FINISHES IN ACCORDANCE WITH THE SPECIFICATION, THIS IS
TO INCLUDE THE INSTALLATION OF AN APPROVED TOPPING COMPOUND WHERE REQUIRED TO PROVIDE A SUITABLE LEVEL
SUBSTRATE FOR THE SPECIFIED FLOOR FINISH.
ANY PENETRATIONS TO THE FLOOR MUST BE SUITABLY FIRE STOPPED & SEALED TO COMPLY WITH STATUTORY REGULATIONS
AND SHOULD BE COORDINATED WITH STRUCTURAL ENGINEER TO DETERMINE STRUCTURAL LIMITATIONS.
ALL FLOORS ARE TO FALL TO FLOOR WASTES WITH A MINIMUM OF 1:100 FALLS UNLESS NOTED OTHERWISE ON DRAWINGS.
ALLOW FLUSH FINISH BETWEEN ALL ADJACENT FLOOR FINISHES UNLESS NOTED OTHERWISE. PROVIDE AND INSTALL
APPROVED ALUMINIUM COVER STRIPS AT JUNCTION OF DIFFERENT FLOOR SURFACES (CARPET / FLOOR MAT / TILE / VINYL
JUNCTIONS). EDGES OF STRIPS TO FINISH FLUSH AGAINST FINISHED FLOOR SURFACE. ANGLES AND STRIPS SHALL BE SET SO
THAT JOINT BETWEEN MATERIALS SHALL BE MADE CENTRALLY UNDER DOOR OR CENTRALLY IN OPENING WHERE NO DOOR IS
FITTED. ANGLES ARE TO BE IN LARGEST POSSIBLE RUNS, SIZED TO SUIT APPLICATION AND NEATLY MITRED AT JUNCTIONS.
NON SLIP FINISHES TO BE PROVIDED TO ALL FLOOR FINISHES COMPLIANT WITH AS 4586. BUILDER TO VERIFY SLIP RATING

ADDITIONAL SUPPORT IN THE FORM OF NOGGINS, TRIMMERS AND STUDS FOR FIXING LININGS, FIXTURES AND FITTINGS
SPECIFIED. BRACE ALL WALLS WHERE REQUIRED IN ACCORDANCE WITH MANUFACTURER RECOMMENDATIONS AND GOOD

WATERTIGHT UPON COMPLETION. PROVIDE THE FLASHINGS, CAPPINGS, GUTTERS, RAINWATER HEADS, OUTLETS AND
DOWNPIPES NECESSARY TO COMPLETE THE ROOF SYSTEM AS COMPLY TO AS/NZS 3500.3
WHERE NOT NOTED IN THE DOCUMENTS, THE CONTRACTOR IS TO ALLOW ROOF ACCESS, ANCHOR POINTS AND SAFETY

JOINERY
THE CONTRACTOR IS TO CONFIRM THE DIMENSIONS OF ALL EQUIPMENT AND APPLIANCES WITH THE PRINCIPAL PRIOR TO
FABRICATION OF ANY JOINERY, FURNITURE, KITCHENS, RECEPTION, BARS ETC. THAT REQUIRE THIS COORDINATION. THERE
SHALL BE NO EXTRAS GIVEN FOR FAILURE TO COORDINATE
THE CONTRACTOR IS TO PROVIDE ADEQUATE SUPPORT AND FRAMING AS REQUIRED TO ENSURE THAT NO BOWING OF
MATERIALS OCCURS OVER TIME. ALL FIXINGS ARE TO BE CONCEALED UNLESS OTHERWISE SPECIFIED AND APPROVED.

FIXED SHELVES OF SIMILAR MATERIAL. NUMBER GENERALLY AS SHOWN. SUPPORT ADJUSTABLE SHELVES (WHERE INDICATED)
ON BRASS OR PLASTIC PROPRIETARY SHELF SUPPORTS.
BENCH TOPS SHALL BE FINISHED AS SPECIFIED ON DRAWINGS ON 32MM HMR SUBSTRATE, U.N.O. PROVIDE MATCHING ABS
EDGE STRIPS TO CABINET DOORS, OPEN SHELVING FOR ALL JOINERY AND BENCH TOPS. PROVIDE CUT-OUTS IN TOPS AS
