About Us

Brent VoepelBrent Voepel launched Voepel Property Management in 2011, beginning with one client. Now, in 2019, we manage over 900 residential properties in Kansas City. Our strategy is simple. We use leading-edge technology, offer customized client service, and give thoughtful attention to tenant needs.

Brent ensures that staff is well-trained, informed of landlord-tenant laws, and courteous of clients and residents. Also, as Owner and Broker of Canopy Road Real-Estate, Brent’s two companies offer an efficient solution for investors. Our team uses exclusive data-driven analysis to educate our clients on market trends and best property investments.

Kristen Doppelt joined VPM in (month, year), and has proven to be a highly valued, well-organized member of our team. Prior to joining our team, Kristen’s portfolio includes 3,000+ residential units across nine-states, and her experience spans 18+ years.

Kristen oversees operations, policies & procedures, and continues to lead by example. After transitioning to VPM, she has contributed to company efficiency and developed processes that enable our company to expand. She guarantees positive performance records and top profitability for our clients.

Potential tenants are screened by Appfolio, a property management software. Submissions are completed online via our company website, and results are received immediately. Generally we allow 2-3 business days to complete the application process.

VPM employs an exceptional in-house maintenance team. We request to reserve $350 from each client so we may handle day-to-day repairs in a timely manner. Maintenances that require more than $350 are shared with clients for review & approval.

Preventative MaintenanceWe offer investors the option for annual preventative maintenance, including a fall and spring “clean & check” that inspects HVAC and mechanical systems. We also offer comprehensive a-coil cleanings and site-audit reviews. Audits include property pictures and full reports.

VPM Management Fees With VPM our management fee breakdown is simple. Review the highlights below & feel free to ask any question.

Management Fee = 10% - 7% of ongoing rental income, based on volume

Leasing Fee = 50% of first month’s rent

Renewal Fee = 25% of first month’s rent after lease is renewed

Maintenance reserve = $350 minimum balance

Renovation Management Fee = 10% - 15%

Hourly In-House Maintenance Fee = $79/hour

Real Estate Fees = Competitive Commission Rates $250 for Transaction Accounting & Compliance
