This is a very good property and meets the requirements you have indicated. It is in very good condition for its age and has potential for improvement and extension later on if you desire. Independent building and pest inspections have also confirmed the property is structurally sound. The best comparable sales above are: 27 Atkinson St Bentleigh - $765,000 10 Auckland St Bentleigh - $760,000 77 Mortimore St Bentleigh - $790,000 These properties have similar size land, house and are in similar positions. Anything under $760,000 would be great buying for 71 Fromer St however I expect it to get to at least $760,000 and with a bit of competition could get up to around $785,000.
