As we start our climb towards the middle part of the year, it is interesting to see what changes have taken place in the property market. Across Australia’s capital cities, and when compared to the same time last year, house prices have continued to grow, albeit by smaller percentages than previously which suggests that we have returned to a more modest paced market or cycle.

Year on year, the area as a whole grew by approximately 4.5% and greater Brisbane remains one of Australia’s most stable and most consistent market places in terms of capital growth. It is also unlikely that as a whole Brisbane will see any significant swing or adjustment to this level throughout the remainder of 2016.

There are a number of factors that have resulted in Brisbane’s resilient trend since 2012, namely; consistent population growth change with an average growth

rate of 2.2% per annum over the last ten years, there is generally less speculation based property investment and the market has consistently seen a level of supply – or homes – coming to the market.

With some increasing enthusiasm coming from overseas investors the market as a whole looks set to continue a stable trajectory of growth. Supporting evidence, in the way of new data from the Foreign Investment Review Board, shows that investment from foreigners has almost tripled since

2012/13 with investment coming out of China now accounting for approximately 36% of all foreign lead investment in Australian real estate.

a quick demographic SNAPSHOT of RedcliffeHome ownership levels are split pretty much 50/50 in Redcliffe with approximately 58% of all dwellings owned outright or owned with a mortgage. The balance of the marketplace is rented. The majority of homes are of a good size with just over 67% having 3 or more bedrooms.

The average number of people per household in Recliffe is 2.3 and the average number of children per family is 1.7. There are more female (51.6%) residents than males living in the area and the predominant age group is 55-64 years old with a little over 14% of the total local population.

Most residents of the suburb were born in Australia (72%) with England and New Zealand coming in at number 2 & 3 respectively. The median weekly income per household is $944 and $1,254 for family households and the overwhelming majority of us drive, or are driven, to work (69%).

Queensland’s first European settlement and originally named Red Cliff Point, after the red-coloured cliffs visible from Moreton Bay, Redcliffe rests pretty much half-way between the Southern and Northern tips of the peninsula.

Like most of the peninsula, Redcliffe is relaxed and inviting and there is a strong sense of community. Beautiful parks and public spaces make it a great place for families and on the weekend we wish you the best of luck in securing that coveted ‘closest car-

park’ to any of the popular spots like Settlement Cove Lagoon, the restaurant and café precinct along Redcliffe Parade, or Redcliffe Jetty.

There are plenty of places to eat in Redcliffe, with tastes and styles to suit any preference. Many locals may have in fact already tested this assertion but you could quite literally eat out every day for a month and not have to eat at the same café, bar or restaurant twice.

Not quite as plentiful, but certainly in abundance are the parks,

walkways and beaches in Redcliffe. A visit to the Redcliffe Botanic Gardens on Trilby and Henzell Streets, the Paceway, Humpybong Park (which houses both the War Memorial Pool and Museum) and Suttons Beach should be high on your list of local things to see and do.

In terms of schools, Redcliffe State High School and Redcliffe Special School are centrally located on Klinger Road with Scarborough and Humpybong being the closest state primary schools.

A beautiful environment, a friendly community, a wonderful charm and long standing history makes Redcliffe an enviable place to live and a great place to call home.
