Type I

Problem on F.S.I

Floor space index or Floor area ratio

Built up area or covered area of building = Plot area – Area of open spaces around building

The ratio of total covered area of all floors to the area of plot on which the building is to be constructed is known as F.S.I or F.A.R.

As per bye laws the owner can construct the building in 1/3 area. In this it is controlled by taking 1/3 of plot area.

E.g.: Plot area = 1200 m2

Built up area for each floors = 1200 = 400 m2

Hence to consume FAR the building should be 3 storied.

G.F 400 m2+ F.F 400 m2 + S.F 400 m2 = 1200 m2

Min height of each storey = 2.75 m

PROBLEMS

1. A plot owner proposed G+1 storied construction with 175 m2 built up area on each floor. The plot size is 16 m 21 m.find the ground coverage and FSI proposed. If all side margins are 2m. If the FSI allowed in area is 1.0 m. state with the reason whether plan will be stationed or not.

Solution:-

Data:

1) Floors G+1 i.e. one ground & one first floors2) B.up area = 175 m2

3) Plot size = 16 m x 21 m4) F.S.I = 1.05) All side margins = 2 m

21 m

16m

Plan of Proposed Building

Total B.up area

= 175 + 175

= 350 m2

Plot area = 16 x 21 = 336 m2

= = 1.04

F.S.I allowed < FSI obtained

1<1.04

So plan will be stationed.

2) A plot owner proposed G+ 2 storied constructions with 200 m2 built up area on each floor. The plot size is 25 m 30 m.find the ground coverage and FSI proposed. If all side margins are 3 m. If the FSI allowed in area is 1.0 m. state with the reason whether plan will be stationed or not.

1) Solution : Floors G+2 i.e. one ground & two floors2) B.up area = 200 m2

3) Plot size = 25 m x 30 m

4) F.S.I = 1.05) All side margins = 3 m 30 m

25 m

Plan of Proposed Building

Total B.up area

= 200+ 200 +200

= 600 m2

Plot area = 25 x 30 = 750 m2

= = 0.8

F.S.I allowed > FSI obtained

1>0.8

So plan will be stationed.

3) To determine the carpet area of two storied building from the following data

a) Plot area = 800 m2

b) FSI allowed = 1.0c) Ratio of carpet area /B.up area = 0.8

Assume equal B.up area for each floor

Solution:- Data

1) Two storied building i.e. one ground +one first floors2) FSI allowed = 1.03) Ratio of carpet area / B.up area =0.8

Assume equal B.up area for each floor

= 800 m2

Equal B.up area per floor

B.up area per floor

B.up are per floor = = 400 m2

Carpet area per floor

= 0.8

Carpet area = 0.8 400 = 320 m2

4) Determine the total carpet area of three storied building from following data1) Plot area = 40 m x 30 m2) FSI allowed = 0.93) Carpet area / B.up area = 0.84) Plot area = 1200 m2

Solution: 1) Built Up Area

Total Built up Area = 1200 x 0.9

= 1080 m2

B.up area per floor = = 360 m2

2) Total carpet area

= 0.8

Total carpet area = 864 m2

Carpet area per floor = 864 /3 = 288 m2

5) Determine the FSI allowed for G+1 storied building from the following data

1) Carpet area per floor = 350 m2

2) Ratio of carpet area to built up area = 0.823) Plot area = 900 m2

pg. 5

Page 6: Problem on Basic of Civil Engineering.doc

Solution: Data:

1) G+1 storey (G.F+F.F)

2) Carpet area per floor = 350 m2\\

3) = 0.82

4) Plot area = 900 m2\\

Built area per floor
