IntroductionThe Keystone Ranch is a legacy ranch known throughout the Central and Eastern
Oregon community for its privacy, as well as world class elk hunting. The ranch is
located approximately 12 miles east of the city of Prineville, Oregon, via Highway
26. The ranch encompasses 9,500+ deeded acres in Crook County and 357+ acres
of senior water rights used to irrigate the hay fields, pastures and provide stock
water for the livestock and wildlife on the ranch. The sellers have been grazing
300 cows and calves for the season and haying the irrigated ground. The Keystone
Ranch has an owner’s home with an inground swimming pool, three additional
homes, a bunk house for guests, shop, equipment storage, barn and stalls, hay
storage and grain storage. The ranch boasts a variety of wildlife including mule
deer, coyote, pronghorn antelope, turkey and the large herd of rocky mountain
elk. The ranch has been under the management of the current owners for the past

The owner home is approximately 5,732+ sqft, four bedrooms, four baths and has been maintained and improved by

The grazing season is typically April through October.
Three pivots one 80+ acres, one 50+ acres and one 70+
acres irrigate the hay production along with wheel
lines of 26+ acres, 16+ acres, 15+ acres and 20+ acres
completing the irrigated production ground. The
ranch has approximately 80 acres of flood irrigated
pasture used for grazing or addition to the irrigated
hay production. The ranch boasts 4,000+ acres of timberland, with mostly Ponderosa pine as well as
some Douglas fir in the north facing protected draws. The sellers state an overall estimate of 2 to 3
million dollars worth of timber value. There is no timber harvest plan at this point on the ranch. The
ranch has elevations of 2,800 to 4,667 feet from the low ground along the highway to the highest point
on the property.
The ranch makes use of several income streams. There is an opportunity for outfitting income, grazing
income, rental income from three aditional homes, hay productions and CREP leases with 8 years

Portland, San Francisco, Los Angeles, Seattle, Salt Lake City, Denver
and Chicago. Carriers include Alaska Airlines, Delta, American and
United. In addition to the Redmond airport, the Prineville airport
supports private aircraft and can accommodate small jets.
The Keystone Ranch is home to a healthy population of elk and mule deer.
There are 27 golf courses, and many are highly
rated, within 1 hour of the Keystone Ranch. The
majority of the well-known courses such as Crosswater, Pronghorn and
Tetherow are located in central Oregon. Miles of hiking and biking trails
abound along the Deschutes River, in the foothills of the Cascades and into the
alpine setting.The Keystone Ranch is in close proximity to several ski resorts;
Mount Bachelor, west of Bend, and Hoodoo Ski
Resort, west of Sisters. From whitewater rafting
and kayaking, to rowing a drift boat, to Stand-Up Paddleboarding, there
is something for everyone. The ranch is approximately a 60 minute drive
to bend, 40 minute drive to redmond, and a two and a half hour drive to
Portland.
RecreationCentral Oregon is a recreational playground. With 300 days of
sunshine a year, Bend offers abundant recreational opportunities.
