Economic Development Goals

1. Neighborhood Business Districts (NBDs) are vibrant centers of social and commercial activity.

2. Positive change in image of Price Hill – a place where people want to live, work, play

3. Define, maximize and retain existing neighborhood anchors

Goal #1: vibrant NBDs

• 5-Year Plan – Acquire usable space so we have the capacity to

implement a long-term development plan – or at least make sure

building owners are on board with long-term development plan.

Improve traffic flow in and around NBDs.

• 10-Year Plan – As development occurs in various “hot spots”

throughout Price Hill, we will use our resources to connect those

clusters of activity and allow each “cluster” to benefit from the

success of the others.

• Establish public/private partnerships to acquire and improve usable, vacant commercial property

• Evaluate how traffic patterns impact commercial activity and change them where/if possible

• Take the best, most relevant ideas from existing development plans– Incline Business District Master Plan

– Glenway Ave TIF #13 Development Plan

– Final Urban Renewal Plan

– Lower Price Hill Industrial Area –particularly pages 31-33

Improve Image – Action Steps

• Brand the various “clusters” where relevant

– i.e., Incline Entertainment District of East Price Hill

• Develop a multi-media marketing campaign that highlights existing business offerings, number of long-standing businesses, and high level of customer loyalty

• Encourage local businesses to be active in business associations

• Utilize public spaces to draw people into Neighborhood Business Districts

– i.e., Outdoor Movie Night, “popup” beer garden

– Seek opportunities to tie into regional events such as RiverFest fireworks

Goal #3 – Maximize Our Anchors

• 5-Year Plan – Define key strengths and reasons to come to the Price Hill area. Increase walkability by surrounding those existing anchors with complementary businesses.

• 10-Year Plan – Connect each of the “clusters” and surround the various anchors with commercial and residential investment.

Maximize Anchors – Action Plans

• Identify industries where residents currently spend money

outside the neighborhood. Recruit businesses to fill needs.

• Capitalize on destinations with high volumes of visitors.

– i.e., Elder & Seton, Covedale Center for the Performing Arts

• Provide resources that can help businesses to fill gaps in

products & services - i.e., business coaching

• Encourage cooperation and collaboration in order to

complement the anchors in current business mix
