What so we suggest is to better control the normal communication to let it be more regular even if "normal", even if seems to be poor. We suggest to set up regular based editorial update - every 20 days - on what's up D-Marin and distribute over our 3,500 editors mailing lists. This is the only way to build a repetitive image of D-Marin. I'm sure that after 4-6 months that editors are in that loop they can react positively to D- Marin messages. With such a kind of approach we can assume to get around 200-300 articles per year. Regular communication is the base to develop stronger and stronger messages. PR needs time. Turkey advances in yachting tourism Turkey is about to become the fulcrum of the Mediterranean in yachting tourism, and not only thanks to the harbours along its coasts

The growth this country is enjoying, in contrast to the struggling European economies, has liberated new energy and

given rise to a policy of expansion that is rapidly changing the Mediterranean scenario in this sector.

Dogus GroupThe Dogus Group, owned by Turkish billionaire Ferit Sahenk, is active in various sectors, from construction to tourism, from cars to financial services. From the year it was founded, the group has implemented a policy of diversification that has led it to broaden its activities through entrepreneurial initiatives in various compartments apparently not interconnected. In addition, thanks to its solid and consolidated position in international markets, which has earned it a BB rating from S&P and a Ba3 from Moody’s, Dogus has not felt the effects of recent political upheaval in the country, nor the consequent turbulence in the national economy, and has by now acquired the fame of a high level competitor in the tourist sector.

HistoryThe Dogus group was formed in 1951 by Ayhan Sahenk as a construction company: among its first projects worthy construction of the large Kessiksu-Memetti dam and the building of other large infrastructures in

Turkey, both ports and roads. Expansion into the financial sector and major construction work continued throughout the 80s, and in the 90s the group was making its mark on international markets: it founded the Garanti Bank International with headquarters in Amsterdam and began consolidating its position in tourism, with the construction and acquisition of big luxury hotels. At the same time it entered the automotive field, becoming the main distributor of cars and industrial vehicles(Volkswagen, Audi, Porsche, Scania) and the clothing sector (partnership with big fashion groups: Armani, Gucci, Loro Piana, Vogue). It built its first harbour in 1997, with the creation of the Dogus Didim Marina Company. Soon after it began another three initiatives in the tourist ports sector: in Bodrum, Dalaman and Antalya. Meanwhile international consolidation continued, with important orders in bog area (the Sofia underground), Ukraine (Kyev airport) and Libya (Al-Tahadi University), in addition to its activities in Turkey.

Tourism The tourist sector, with its $1,405 million of assets, represents about 4% of the group’s consolidated turnover. The subsidiary D-Marin Marinas Group, the main tourist company, today owns about 9000 berths in various tourist ports on the coasts of the Eastern Mediterranean and the

Adriatic, which makes it one of the biggest international tourist port management chains in the Mediterranean, and certainly the biggest in the Eastern Mediterranean.

Initiatives and projects Besides the acquisition of Croatian marinas, in December 2012 the Dogus group completed the acquisition of 50% of the shares of Flisvos Marina, the megayacht port a few kilometres from Athens, with the creation of a joint venture with Lamda Development S.A., a company quoted on the Athens stock exchange. Prospects for the future are to begin developing other construction and tourist projects in collaboration with the Greek company, and perhaps also the purchase of the entire share capital of Flisvos Marina. For now, all that is known is that the deal with Lamda S.A. was concluded starting from a figure equal to seven times the value of the port. Also in 2012, through a partnership with the big Greek cruise group Kiriakulis, came the acquisition of 51% of Medmarinas, a company that manages the three tourist ports of Gouvia in Corfu, Zea in the Piraeus and Lefkas on the Peloponnese coast. In addition, a second agreement signed with Kriakoulis Mediterranean Cruises Shipping allowed the company to offer charter services in 28 locations in Turkey, Croatia, Italy, France, Malta and in the Caribbean.

A total of €17 million worthof additional investment will be made in Marina Dalmacija, Croatia’s biggest marina, entailingmodernisation, and construction of commercial and tourist facilities.

Doğuş Group first moved into the marina industry in 2003 with D-Marin Turgutreis Marina. In linewith its goal of growing in the marina industry, it made D-Marin Didim operational in 2009. In thethird quarter of 2010, the Group acquired Port Göcek and added it to the D-Marin Group of Marinasunder the name of D-Marin Göcek. The construction of D-Marin Dalaman, in project design phase atthe moment, is scheduled to start within this year.

While abroad, following its partnership agreement with Nautical Centre Prgin (NCP) in 2009, it tookover the operation of Mandalina Marina in Sibenik, Croatia which has a very crucial position andpotential in the Mediterranean basin. Upon the Group’s acquiring 76% of the shares of the marina andbecoming the main shareholder as of September 2011, the marina started serving under the nameD-Marin Mandalina.

Doğuş Group continues to develop its expertise acquired in marina investments and operations with itsprojects in Croatia. Marina Dalmacija acquired by Doğuş Group has a berthing capacity of 1200in-water slips and 500 dry dock berths on land while Marina Borik has 200 in-water slips and 50 drydock berths on land. The Group will develop and renovate the existing marinas in Zadar and will beoperating the entire marina complex.

Along with these two new investments, Doğuş Marinas Group’s total berthing capacity in Croatia hasexceeded the capacity of marinas in Turkey.

D-Marin flag will be flying in Croatia’s biggest marina

Doğuş Group will be making additional investment for modernisation and the construction ofcommercial and tourist facilities in the Marina Dalmacija marina, the highest capacity marina in theEastern Mediterranean basin with a total of 1700 in-water slips and dry dock berths on land. In thisproject where the additional investment is planned to be €17 billion, the entire investment will beundertaken by Doğuş Group. Only 5 km from the Zadar International Airport, Marina Dalmacija is atan advantageous position due to this feature.

Doğuş Group CEO Hüsnü Akhan: “We are moving forward with determined strides toward our claimand goal of being a regional player.”

In a statement he made regarding the issue, Doğuş Group CEO Hüsnü Akhan has said the newinvestments they have undertaken in Croatia are the most concrete evidence to their strategy ofbecoming a global player in the region in the marina and yacht industry. “Croatia is the world’s mostdynamic market in the area of marina and yacht industry. Its influence is increasing more and more inthe Mediterranean basin and it is a very strong player as regards its experience and potential in thisarea. Our new investments in Croatia are testimony to our successes in the international arena as is thecase with D-Marin in Turkey. As Doğuş Group, we are moving forward with determined stridestoward our claim and goal of being a regional player” added Akhan.

!SUPERYACHT MARINA HAS TO EXCEL AT EVERYTHING to be a great

homeport. Perhaps most important, it has to be in the right loca-tion. It should have an easily accessible, safe, deep harbor, be

close to good cruising grounds, have easy transport connections, excellent yachting facilities and, preferably, be in the center of

a vibrant cultural destination full of charm, history and local amenities. Good weather all year round helps, too.

THERE ARE MANY FACTORS TO CONSIDER BEFORE RECOMMENDING A HOMEPORT TO THE OWNER. THESE 14 MARINAS FROM AROUND THE WORLD OFFER A GOOD BALANCE OF

LOCATION, AMENITIES AND SERVICE TO MAKE A GREAT LONG!TERM BASE.

Once the location has been settled, it’s down to the experienced developers, crafts-men and technical experts — the berth size and mix must be optimized and every bit of technology, from security systems to high-speed bunkering, has to meet exact-ing demands. Essential facilities and ameni-ties that don’t come with the location itself have to be part of the design. On top of all that, the best homeports need to provide the best customer service and instant access to every conceivable kind of home comfort and provision. Those that put the needs of captain and crew equal to those of owners and guests are likely to score even higher. And while price may not be the first priority, value for money is important.

Do your homework before recommend-ing a marina to the vessel’s owner. While value for money is highly subjective, there are bargains available if the owner is pre-pared to make sacrifices on location or on nonessential facilities and amenities. Head farther away from the most popular desti-nations, for example in Europe, farther east to Cyprus and Turkey, and you are likely to get similar high standards at a reduced cost.

But base in wholly undiscovered locations with big savings and you may risk finding that the owner misses the comforts and amenities of established locations or finds the culture shock too great. There’s also the possibility that any savings on berth prices may be swallowed up by the additional costs of getting there and then sailing from the base to favored cruising destinations.

The financial considerations are complex: a long-term berth lease may be cheaper year

on year, but how easy will it be to sell that lease if necessary, and who reaps the rewards of using the berth for short-term transits when it’s unoccupied? What are the relative costs for electricity, water, bunkering and pump out? What is the tax situation and how stable is the economy and exchange rate of the vessel’s chosen homeport country?

Prices, and therefore value for money, depend on supply and demand and risk. New marinas often offer special deals, sometimes before the marina is even built, to attract those all-important early investors who are prepared to take a risk and perhaps live with subsequent building phases for a few months or years. Existing marinas with spare capac-ity, in perhaps less popular locations, have to be more competitive than full marinas with waiting lists in established locations.

Beware of comparing prices online. Some facilities quote per meter/foot per day, per month, per season or per annum; many pre-fer to provide a quote on enquiry. Rates may be inclusive or exclusive of various taxes and additional services, some marinas throw in extras for longer-term stays or annual berths, and some marinas, particularly the newer ones, have attractive introductory offers.

The United StatesThe vast choice of great homeports in the U.S. makes it a challenge to choose a few as illustrations of the constant innova-tion required to meet ever more exacting demands in traditional superyacht strong-holds. In North Palm Beach, Florida, Old

to go by without some new improvement, facility or service. This year it’s a new marina office and Sandpiper’s Cove Res-taurant & Bar, a brand-new clubhouse offering lunch and dinner in a casual set-ting. The “Boater’s Building” also has been remodeled to include a comfortable lounge with flat screen TVs, a business center, fit-ness center, modern restrooms and updated laundry facilities.

Just south, in the heart of Miami Beach, the Miami Beach Marina provides a full range of services and amenities, including a spa, restaurants, a high-speed diesel fuel pump, weather service and a heated swim-ming pool, but the real standout point is the location. With quick access to the Atlantic via Government Cut, it’s a 15-minute drive from the international airport and walking distance from the lively South Beach scene.

In the yachting hub of Newport, Rhode Island, there are plenty of marinas to choose from to make the most of the picturesque har-bor, lively regatta circuit and charming town. Newport Shipyard regularly hosts major yachting events and combines plenty of dock space with a full-service yard, ship store, res-taurant and fitness center. A new 500-ton Marine Travelift, a rare piece of equipment in New England, has recently come into opera-tion after being transported from Sturgeon Bay, Wisconsin, on 17 trailer-trucks.

EuropeA few decades ago, when yachts were smaller in size and number, the most popu-lar homeports in Europe clustered around the most popular Mediterranean coastal resorts, for example, the South of France and Monaco. However, the possibilities for modernization and extensions were limited, so some marina developers looked elsewhere to make gains on facilities, berth sizes and to meet the increasing demand for berths. Camper & Nicholsons’ Grand Har-

bour Marina, Malta has managed to keep up a regular program of improvements and extensions, while giving up very little on location. Some might argue that being away from the overcrowded, traditional yacht bases, yet still offering an established ship-building industry, good transportation con-nections, a vibrant cultural scene, pleasant year-round weather, reasonable cost of liv-ing, the rich history of UNESCO-protected Valletta and widely spoken English, is a dis-tinct locational advantage.

Similar considerations apply to Italy and Spain where a number of excellent and relatively new superyacht marinas have selected the best endowed natural locations and added any missing links to make them attractive homeports. The revamped Port

and the warm culture and history of the area are just some of the natural assets. Modern waterfront residences, hotel and resort, sports club, Lido pool and delicatessen complement what the destination already provides.

A little farther north along the Adriatic Coast is D-Marin Marina Mandalina, Croa-tia’s first dedicated superyacht marina. Next door to a well-established refit and repair center for larger yachts and in between the international airports of Split and Zadar, the marina is near the stunning historic town of !ibenik and its UNESCO-protected cathedral. There’s plenty to do on shore all year round, and at sea, there’s more than a thousand of Croatia’s islands, islets and reefs to discover.

The CaribbeanThe Caribbean area may not be the obvi-ous choice for a year-round home base, but it has some superyacht marinas very wor-thy of consideration for a long-term stay. IGY’s Blue Haven Marina and Resort in the Turks and Caicos is a brand-new marina in a resort setting with marina guests hav-ing access to many of the resort facilities. A 15-minute drive and three-hour flight away from Miami, there’s plenty to do once you’ve arrived, including deep-sea fishing, diving, all manner of watersports and golf.

Outside the hurricane belt is Camper & Nicholsons’ Port Louis Marina, Grenada, a popular low-season homeport, 15 minutes away from the international airport. The marina is near a number of small shipyards, technical services and chandleries and can accommodate superyachts up to 300 feet in length. Grenada is investing into the expan-sion of the marina and yachting industry, and its hospitality is already legendary.

Red Frog Beach Marina, Bocas del Toro, Panama, is another IGY marina where guests also have access to resort amenities. Its loca-tion in a sheltered, deep-water lagoon, well outside the hurricane belt, together with modern docks and good security, make it a popular long-term base in the region. Part of a luxury rainforest resort, activities include for-est jungle hiking, jungle canopy zip line, snor-keling trips, scuba diving trips and fishing.

Future PlayersIf you’re looking ahead, watch out for Marina Port Vell in Barcelona, Spain, where transformation of the existing marina into a superyacht marina is rolling out in phases, with the first phase due for completion as we go to press.

Also coming soon is Stock Island Marina

Village in Key West, Florida. Phase one com-pletes in October, featuring 128 new float-ing concrete docks, high-speed fuel system, captains’ lounge, community garden and dog park. Phase two, scheduled for comple-tion in 2015, includes waterfront restaurants, an interpretive nature trail, bird observation platforms and an 80-room boutique hotel.

And if China seems like an attractive new location for a home base, Nansha Marina has plenty to offer. The Nansha waterway is just 38 nautical miles from Hong Kong, and Nansha itself is a rapidly developing district of Guangzhou City, the capital of Guang-dong (also known as Canton), in the south of China. There are already 20 superyacht berths among a total of 100 berths, with the total due to increase to 352 when all phases are complete.

Wherever the boss decides to base, you can be sure that the best superyacht marinas will do their best to make it feel like home. DW

the main resort area, was fully up and run-ning in spring 2012 with an ever-increasing number of shops, cafés and restaurants now filling out the 43,000-square-foot com-mercial area. French Designer Philippe Starck has extensively remodeled the origi-nal marina, which was built in 1992, and the technical area, including a shipyard equipped for handling larger yachts, now covers more than 100,000 square feet.

Port Tarraco in Tarragona, Spain, close to a private airport that can take large pas-senger planes as well as private jets, also has a team that knows what it takes to make a great homeport. The dedicated concierge ser-vice not only helps with the more standard requests, but also helps organize tailor-made activities and assists with translations for doc-tor’s appointments and other personalized support for captains and crew. The impor-tance attached to modern facilities is reflected in the recent installation of a 6.6 kV onshore-power system. Sister company Marina Barce-lona 92 (MB’92) enables small or large works on yachts, either at Port Tarraco or up the coast at MB’92’s yard, and, as a bit of history, the Romans identified Tarragona back in 218 BC as an ideal winter base for its troops.

Two Adriatic superyacht marinas have received The Yacht Harbour Association’s highest accolade — the 5 Gold Anchor Award — only given to participating marinas with the most comprehensive facilities and highest standards. Porto Montenegro is still invest-ing heavily to ensure its homeport facilities are inclusive and appealing. The opening of the repair and refit yard across the bay is scheduled for 2015 and the near doubling of berthing capacity is expected to be com-plete by 2014.
