I saw this quote on the wall outside the elevator at Easter Seals. I had just talked to Bill Pedtke hours earlier with him telling me the deadline for my first article was due the next morning. What am I going to write about??? Thinking about this quote more gave me the idea – with all changes we are experiencing in housing, what else is blowing our way?

How many builders and suppliers have looked at Chapter 11 of the 2009 IRC that will soon be adopted by the state of Indiana. Chapter 11 is Energy Efficiency. There are federally mandated changes (Since Indiana took Stimulus money) that will bring our energy code from the early 1990’s to the present day. Nearly 20 years of updates that will become effective in the next 6 months or so.

There are some relatively easy changes that just take ordering different products and ensuring that they were installed. You will need R-38 in the attic, R-10 on the foundation wall and a more efficient window. Two newly added items are the blower door test and duct blaster test. I’m hit. Now what?

"Everybody has a plan. Until I hit them." This was the response from world champion boxer Mike Tyson’s when he was questioned by reporters on the strategies of opponents. Challengers figured “Iron Mike” hadn’t progressed into the later rounds in any match, and he would eventually tire out. This was the way to beat Mike Tyson. Obviously they hadn’t figured the real cause Iron Mike’s fights never went very far. When Tyson’s upper-cut punch landed on a fighter’s chin, all the strategizing went out the window.

With today’s economy, many in the home building industry feel like they’ve taken one of these Tyson punches. Companies are scrambling to survive. Many have already become victims of the downturn – as can be expected when the local market is trimmed by 60%! Owners exclaim their personal assets cannot support a business for long. And the simple numbers prove them right.

But the companies still fighting are still fighting because they have found some ways to survive the past two years. They had a plan to minimize their costs, and maximize their revenue in the driest of economies, to cover their stay-in-business costs for the duration. Many never put a plan together. Some builders got caught with too many spec homes on the market, and some suppliers got caught too far out with one or two of their customers. With the economic reports coming for months and months, this is like saying you never saw the upper-cut coming, meanwhile everyone replies, “But you were going against MIKE TYSON!”

Some say none of this matters. If your company is still alive as you read this – you’ve done enough things right to survive. What matters now, is what you are doing to

prepare for tomorrow. Because it’s coming as fast as it always has.

This brings to mind the seminars that SIBA offered last month. Charles Clarke was invited back by the SIBA board of directors, because his program covered making sales even in a tough economy. Clarke’s Personality Sales seminar was a hit with attendees – and moved many sales staff from their ordinary business as usual. Hearing Clarke, and learning the principles of personality selling, are only the first steps in adapting for tomorrow. Putting new protocols into place is the only way to make a difference.

Sidebar: We a t t e n d m a n y f i l l e d w i t h great ideas that are practically guaranteed to make a positive difference. It always seems like a no-brainer t o m a k e t h e needed changes - until you get back to your office. Why does looking at your same old desk seem to resist change?

Interestingly, I s u s p e c t speakers have caught onto this point – that attendees don’t necessarily implement the lessons learned. Think about it, how valuable is the best idea, if no one puts it to use?

Clarke repeatedly asked his audience if his ideas were usable. Asking for honesty, Clarke asked for volunteers to simply ask prospective customers for the sale at the end of the first conversation with them. While most in the room felt at first this tactic was too forward and could damage a sale, everyone had admitted to losing at least one sale before they had the opportunity for a second conversation.

Toward the end of the workshop, Clarke asked for volunteers who would make it a point to ask for the sale in the initial conversation with prospective customers,

for only the months of December and January. Given his 60-day caveat, he had a few takers. Is there anything wrong with this? He’s actually getting someone to try his shtick for 2 months. And if they do, they’re bound to get some positive results, so where does that put Clarke in their eyes? Exactly.

A lot of building and supply companies have taken a Mike Tyson upper-cut to the chins, or their bottom lines. All solid forecast services predicted we’d get hit like this. So, if you’re still wondering to yourself, “What do I do now?” it’s probably

a good sign.The answer is to put the things you’ve

learned into practice. The companies who are still standing at this point, are the ones who found ways to implemented changes in time to survive this economy. The better the company’s leadership, the smoother the change – although never described as “silky”.

The Builders Association has adapted with changes of it own. As you know, SIBA is depending more on technology to save costs. And the leadership has stayed in touch with the members as we create new opportunities to network and learn. This turns into streams of revenue for the organization, and it turns into sales for members – if you’ll let it.

thOUSanDSDozens of SIBA members showed up

at 509 S Kentucky Ave to help prepare literally thousands of turkey dinners to be delivered on Thanksgiving Day to the needy. Volunteers chopped onions, sliced turkey, fried bacon, bagged muffins, and utensils in support of the organization’s drive to feed some less fortunate.

SIBA members agreed this event has become a great way to kick-off the holiday season. Being involved in this kind of event, makes you stop to think about things we perhaps take for granted. And SIBA members are appreciative of organizations like the Evansville Christian Life Center that helps people get back on track in their lives.

SIBA remodelers drive the participation by scheduling and organizing many of its members and family members. Many other SIBA members happily join in, sometimes resulting in crowds of near 90 individuals in the past.

Ryan Heltsley, Chairman of the SIBA Remodelers, is proud to have presented a check to the Christian Life Center for $1000. The contribution was televised by Ron Rhodes, Fox 7 who was making his weather-remote from the venue, interviewing various participants between snow predictions. The contribution was part of the proceeds generated by the Remodeling and Energy Expo, held in October.

Information included in the Packet is the Builder’s Agreement with the requirements to enter a Parade home, an outline of Completion Guidelines for inspections on Saturday, June 6th, and a list of important dates and deadlines. Builders should be careful to review the Agreement closely, as several changes have been made.

The deadline to enter the 2010 Parade of Homes is Friday, January 29. There is a late entry deadline on February 26, which brings an additional $500 late fee.

Ted Ubelhor, Fifth Third Bank, is the program speaker for SIBA’s January membership meeting. Ubelhor is the Vice President for Residential Mortgage Lending. He oversees financial responsibility for Residential Mortgage Sales Division, and his territory includes Southwestern Indiana, Southern Illinois and Western Kentucky.

Ubelhor will address some of the most pressing issues between the lending and building industries. Ubelhor is no stranger to SIBA. He has been very involved, serving on the SIBA board of directors since 1995. He is one of only five members who have won the coveted Associate of the Year more than once. Ubelhor also earned his Life Director status for the Indiana Builders Association.

challenge the installation of your windows and doors, HVAC ductwork and insulation. It will require that you order the caulk and foam package from your insulator or do it yourself. A duct blaster test will require that your duct work has additional tapes, seals or mastic at all connections. Many of these changes must be made during the building process and cannot wait until you have failed a test. Work with your Insulation and HVAC contractors during the estimation phase of your home construction and be sure to capture these additional costs.

Congratulations, If you built your house very tight, you will need to spend some more money and install a fresh air system to bring outside air into the home. Your energy rater can provide the details on its calculation.

I’m looking forward to leading this association through one of its finest years. For me and the SIBA leadership, the planning started several months ago. But for many of the members, we get started with my first Membership Meeting on January 12. I’m happy to announce that long-time member Ted Ubelhor will be the program speaker and address some of the banking issues that are critical to our industry. Social hour starts at 5:30pm, and dinner is served at 6:30 pm. I hope to see you all there!

amenDeD 2009 IRC neaRS eFFeCt In InDIanaThe new building code is being reviewed,

and is expected to be in effect during the summer of 2010. That’s IF things stay on track, and there’s plenty of issues that could easily cause delays in getting the code adopted.

That was the message delivered by Ben Miller, Evansville-Vanderburgh Building Commissioner, who did a good job teaching a 3-hour seminar in December on expected code changes, current code questions, and addressing any policy questions attendees may have. Attendees were also invited to renew their license on-the-spot after the seminar, saving themselves a trip to the Civic Center Complex, which became very inconvenient with its new security system.

The good news about the upcoming code is that many of the standard practices in home building is expected to remain in place. The Committee approved most of the amendments SIBA submitted, including seismic package, crawl space floors, unvented crawl spaces, and drained wall cavity.

The committee took action on many controversial issues too. First, amendments were approved to remove fire sprinklers and carbon monoxide detectors as requirements. However, the committee approved a requirement to require an egress in every

basement. In the past the basement was removed from this requirement is there were no sleeping rooms in the basement. Other action saw the defeat of a proposal to require gypsum under i-joist supported floors. This proposal was defeated, thanks to the specially researched information presented by Joe Heinsman. SIBA members may recall Heinsman taught a codes class for SIBA.

Another contentious issue for the building code is the energy requirements. Pure and simple, energy requirements in a building code are a political issue. Making energy requirements on new houses is the equivalent to closing the barn door after the cow was wandered. Older homes should get the attention, and lately they this ball may have started to roll (or has it?). This aside, enough people seem to agree federal funds were connected to adopting the most recent energy codes – behooving the committee to adopt Chapter 11 as the Energy Code with minor amendments to correlate to the IECC.

Fur users in SW Indiana, component changes will be R-38 in the ceilings (currently (R-30); Windows U-factor of .35 (currently .45); and R-10 in the crawlspace (currently R-3).

the quantum leap from the 1992 MEC, to Chapter 11 of the 2009 IRC. But a sixteen-year leap in energy code isn’t that simple. Now the world of do-gooders are pushing air-tightness, as well as R-factor. This means homes will have to meet a new standard for air leakage, as tested by a blower door or verified by a third-party inspection. There are many other aspects of the Energy Chapter that are going to cause confusion between the inspectors, home builders, remodelers, and HVAC subcontractors.

There are two more meetings scheduled in January for the Review Committee before the amendment package is delivered to the full commission, which should then schedule public hearings. All builders are encouraged to participate in the public hearing stage to make the code right for users in Indiana. Many code buffs agree, if adopted, this will be the most expensive code ever adopted in Indiana.
