PRESERVATION & REPURPOSING: Some buildings have historical significance, others have a strong sense of community attachment, but there are many more reasons why efforts should be made to pre-serve the many examples of architectural creativity that exist across the country. Many of these vintage structures have proven value to their city, town, or village and should be seen as candidates for preservation and/ or re-purposing. Sometimes they represent a little known story surrounding the neighbor, sometimes they were the efforts of an institution to obtain a specific goal or en-shrine an idea. Regardless of their origins many buildings have become emblematic. They represent their neighborhoods and have become icons. To that end, that uniqueness is what Amicus seeks to preserve and when possible repurpose. Breathing new life into a building while bringing them into the modern times. All the while maintaining the char-acter that set each building apart to begin with.

THE AMICUS APPROACH:

Unlike other development companies, Amicus firmly be-lieves in following the client’s vision and strives to work in conjunction with the full recognition of this vision. This approach follows a multi-step development process. Each step Amicus understands and can accommodate.

PLANNING AND BUDGETING:

Once the client’s need is recognized the next questions are “What can we do about it?” and “How much will it cost to solve it?” General estimates about what is re-quired, the alternatives & exit strategies, and their costs are evaluated through feasibility studies. Estimates will include building costs, new equipment purchases, and moving expenses. Budget requests are introduced to al-low for initial financial planning.

CONSTRUCTION ADMINISTRATION:

Upon securing funding and completion of construction documents, construction will begin. Amicus begins “construction administration” during schematic design. Amicus initiates the dialogue between architects, engi-neers, and our construction administrators at project in-ception to discuss constructability issues from a construc-tion administration viewpoint. This communication opti-mizes the potential for construction efficiencies based on the expertise of the team members who spend most of their time in the field.

ADDITIONAL TEAM MEMBERS:

Amicus has the ability to add additional expertise to the effort. Through the years Amicus has worked with other professionals who may assist in the design, development and operation of any of the needed facilities.

Amicus recognizes that its clients have existing business and donor relationships and is committed to making cer-tain that these parties of interest are treated fairly. We will adhere to the purchasing and procurement policies of the client.

Amicus provided advisory services to the Unitarian Univer-salist Congregation in Oak Park, IL in the restoration pro-ject of the Frank Lloyd Wright’s 1909 masterpiece , Unity Temple. This process included the creation of a Strategic Development Summary that encompassed Site Investiga-tions and Recommendations as well as Steering Com-mittee Updates. Amicus led initiatives were tailored to help this historic building remain a prominent civic corner stone to the Oak Park community by increasing the resto-ration committee’s efforts in its preservation. The renovation of the historic Goldblatt Building into De-Paul Center was completed through a close collaboration between the City of Chicago and DePaul University. The long-vacant structure now houses DePaul academic, ad-ministrative and student support space, as well as admin-istrative offices for the City of Chicago and retail space with Jackson, State and Van Buren street frontages within 700,116 gross sq. ft. Antunovich Associates were selected as interior design architects, Daniel Coffey Associates worked as the historic architect for the building’s exterior . In 1996 the DePaul Center was awarded the Design Excel-lence Award by the AIA.

In 2015 Amicus answered a call for RFPs released by IIT for the sale of Historical Main building on their campus. Understanding the importance of maintaining the historic nature of the red brick building Amicus worked to assem-ble a world-class team including: Arrival Partners, MacRostie Historic Advisors, and Daspin & Aument LLP to create a plan to turn the aged educational facility into a 5 story boutique hotel housing 85 guest rooms in 66,743 sq.ft. of renovated space. This unique conversion would have also included restaurant/ pub space accessible at street level for the hotel and public, and a lounge/ dining room on the 5th floor for conferences and events. Completion Date: March 2015 Budget: $23,000,000

Originally established as a seminary for the Society of the Divine Word, Techny Towers now serves as an ecumenical center for religious, social, educational, service and other nonprofit organizations. The center is comprised of three chapels and several other buildings which house meeting rooms, guest rooms with private baths, a dining hall, and a bookstore. Restoration was needed throughout the cen-ter.

The “campus in the clouds” is back with this renovation of the historic 19-story building built in 1929, which had been previously unoccupied for several years. Cleveland State University’s Fenn Tower was unveiled to the public on Au-gust 15, 2007 in all its 1929 grandeur, just in time for fall semester where it will serve as luxurious new student housing for up to 438 students. Amicus was engaged to conduct a feasibility study and manage a developer selec-tion process Completion Date: August 2007 Budget: $140,000,000

This Amicus project focused on the conversion of a his-toric building downtown Milwaukee into a mixed-use re-tail, student & senior housing facility for the Milwaukee Institute of Art & Design. The finished project would have included 4 floors with 252 beds with 9 RA rooms. This concept would have included 55,000 sq.ft. of retail space at street level. Architectural design was performed by Daniel P. Coffey + Associates. Completion Date: October 2008 Budget: $22,000,000

Amicus provided strategic real estate advisory services and conceptual planning for the repurposing of the Cam-pus for Moody Bible Institute. This followed two major as-pects of strategic campus development: 1) assessing key campus facility needs and opportunities

to enhance the campus environment, and 2) identifying strategies and potential revenue enhance-

ment from selling, leasing, or joint-developing real es-tate not needed for long-term campus development.

Mather Mansion was the home of the iron-mining million-aire, Samuel Mather. The style of the house is Tudor Goth-ic Revival. The 45-room house was completed in 1910 and cost more than one million dollars, the most expensive house ever built in Cleveland at the time. In 1973, the mansion became the first to be included in the National Register of Historic Places. It also is an Ohio historical site and a Cleveland landmark. Currently, Mather Mansion houses the Division of University Advancement. Amicus handled the RFP process for the University.

After Amicus’ undertaking of building management, this historic building now operates at 100% occupancy with a waiting list through September 2013. It was a unique management plan and carefully tailored approach that led to the stabilization of a property that might have oth-erwise been lost as a profitable venture. Amicus worked with the UWO Newman Center on the ac-quiring of a well maintained convent for the repurposed use as the Newman Student House. This included meeting with the Parish, Diocese of Green Bay, and the Newman Center, coordinating advisory meetings, presenting con-ceptual information, and running preliminary financial projections. The facility houses 15 students, as well as 1 bedroom units for both the Newman Center Director and a Community Manager. A repurposed room was created for a building chapel, a recreation room, and laundry facili-ties. Amicus currently operates the building as property manager. Completion Date: Ongoing Budget: $500,000

When DePaul University acquired Barat College, in order to expand and consolidate its Lake Forest Campus. DePaul undertook a planning process for the renovation of the historic Old Main Building with plans to add student resi-dences, a student union, recreation center, parking facili-ties and a performing arts center. The new campus was designed by Antunovich Associates and renovations were to be done by JC Anderson. The new campus would have fit onto 435,000 gross sq. ft. Completion Date: September 2003 Budget: $140,000,000

St. Boniface Church was established for German immi-grants in 1865. With roots in Chicago history that predate the great Chicago Fire of 1871, St. Boniface plays an inte-gral role in helping to reshape and rebuild its neighbor-hood and city. Amicus worked with the City of Chicago and the local community to develop a senior housing facil-ity that would accommodate approximately 75 beds. The expressed intent was to save as much of the facade (towers) as possible. Designed by Vasilko Architects and Associates the finished product would be 60,000 gross sq. ft.

This proposal contemplated the creation of the Louis Sulli-van Student Union from the repurposing of the lower level of the Carson Pirie Scott building downtown Chicago. The new building would have been close to many downtown institutions including Robert Morris, Argosy, SAIC, and Kendall College. The target audience is the young profes-sional between the ages of 18 and 35 enrolled in local un-dergraduate, graduate, and continuing education pro-grams. Amicus worked to create concept modeling, mar-ket research, financial analysis, and feasibility studies.

The five-story Levan Building provides DePaul’s Lincoln Park Campus with state-of-the-art classrooms for 1300 students. This building creates an important connection between two historic structures, Levan Hall and O'Connell Hall, while providing a new “front door” to the Schmitt Academic Center. Designed by Antunovich Associates when Levan was finished it measured 52,700 gross sq. ft. Completion Date: January 1993 Budget: $65,000,000

This existing manufacturing building was renovated and restored into academic space, commercial office space and the Lincoln Park branch of the Chicago Public Library on the first floor. This building also houses the Art, Media, and Design department of DePaul University as well as the school’s Health Services Clinic (SAGE medical Center). This century-old manufacturing building was converted by Amicus’ senior partner’s efforts while serving as Exec-utive Vice President at DePaul into a residence hall by Amicus’ senior partner’s efforts while serving as execu-tive Vice Present at DePaul, providing 225 beds of under-graduate student housing. The Milwaukee & Diversey was comprised of approxi-mately 43,000 square feet of first floor retail space (gross), 49 apartments in the historic buildings, 50 apartments of new construction and a 141 car below grade parking gar-age. The apartments were intended to be rental for the first seven years of occupancy. Architectural design was performed by Daniel P. Coffey + Associates.
