    Main High lights of the New G.O

    Making them simple, rationalized futuristic, effectivewithout compromising on the planning parameters,public health and convenience and public good viz.,

    - Rework the rules so that they do not unfairly impactsmall plots and other sites/areas

    - Change the rules relating to setbacks, height, plotsize & abutting road width criteria and tighten theenvelope with these 4 elements, so that mass can beeffectively controlled unlike with F.A.R. and coverageparameters.

    Enforcement measures as per New Building rules

    Occupancy certificate (OC) is compulsory for >300Sqm Plot areasand >6m height buildings.

    If OC Is not takenLevy penalty by functional agencies dealing with electricity,

    Water supply, Drainage &sewerage

    Levy of tax as a penalty 2 times the property tax.

    Mortgage clause of 10%of built space shall be executed byway of Registration in favor of Local bodies.

    Financial Institutions shall extend the loan facilities for approvedextent only.

    Provision for Minor deviations i.e. up to 10% violations withcompounding fees of Rs500/Sq.m
