Summary: A new fund to invest in boutique hotels (mainly located in Spain) has been raised by a member of one of

the most important hotelier families in Spain together with some private investors. An international partner would be

desired to support cash needs as far as to prepare international growing.

Summary: Two luxury hotels (5 stars) located in

Barcelona, one in the north and the other one in the

south side of the city, being owned by the same property.

Property has decided to sell both of them, being possible

to finance part of it through actual mortgages.

Total Investment: 55.000.000€


Project: FIVE-STAR HOTEL IN BARCELONA

Deal: 100%

Summary: A prestigious luxury hotel is on sale, which is located in the rapidly developing urban centre of

L’Hospitalet de Llobregat, second largest city of Catalonia, 10 kilometers west of Barcelona. It’s not only a five star

hotel but also shares the function as conference center.

Total Investment: 68,800,000€

Summary: A prestigious luxury hotel is on sale, which is located exactly in the heart of Barcelona. It is surrounded

Summary: The luxury four-star hotel was opened in 2004 and boasts 99 rooms. The hotel is located 10 minutes

bottles per year) under owner’s rules and taste.




Project: DECATHLON IN NORTHERN SPAIN

Deal: 100%

Summary: A very large warehouse of 50.000 m2 combined with a 10.000 m2 office is on sale in Northern Spain. The

contract lasts for 25 years since the agreement has been signed in 2011 to Decathlon, so the contract will be valid

until May of 2036.

Total Investment: Annual rent 4.080.000 €.

Output: 1 million bottles/year.

Output: 300.000 bottles/year.




Summary: Founded in 1941, located between the

vineyards of Penedès Cava region. Portfolio includes

some prestigious and well-known brands. Nowadays

the cellar is under bankruptcy and is on sale.

Summary: A new fund to invest & support high tech projects (chips, Big Data, APP, etc.) will be enforced in

Barcelona City. Investors from all over the world will be welcome. They will be allowed to export technology where

they’ll invest to their original countries.




Project Name: AIR


Summary: through a technology like the one used in airplanes the entrepreneurs will develop a new ship which will

use the wind and sea force to produce hydrogen and oxygen 365 days per year through an electrolysis process for

free. The new prototype will ask 2 years of investigation.




Project Name: BIBA


Summary: A new investment fund specialized in technology projects in their earliest stages is being created. This

makes possible to achieve a good percentage of the company shares for little money (up to 150.000€). 2.000.000€

are needed to invest in the project portfolio.




Project: GOLDEN AGE IN MADRID

Deal: 100%

Summary: Five residential buildings mainly for elder people in Madrid are on sale. It can either be managed by new

owner or be under the management of previous well-known Health Insurance Company.

• Option 1:

– Purchase the building with its equipment

– Sales Price of 5.750.000€

– Assuming 1,5% annual asset appreciation for the

sales price in 15 years results in investment returns of:

IRR of 6,0% & MOIC of 1,93x

• Option 2:

– Purchase the company including the building as sole asset and its equipment

– Overtake the 2.500.000€ bank loan (duration of 15 years matching with the

rent payments; monthly principal and interest payment lower than rent payments)

– Upfront payment of 3.250.000€

– Assuming 1,5% annual asset appreciation for the sales price in 15 years results in investment returns of:
