We have identified various items on the subject structure that either require maintenance now or requireperiodic maintenance in the normal course of ownership. This is only a summary report and is intended as aguide to be used in both short and long term scheduling of maintenance items. The main entry door is considered to face: North
1. Exterior Structure - Siding Condition:
There are minor horizontal cracks on the back patio posts. Sealing the stucco cracks in thepost is needed to prevent moisture penetration. Contact a qualified stucco repair person toseal the cracks.

The smoke detector in the upstairs east bedroom is missing. Installing a smoke detector isneeded prior to moving in for fire safety reasons.

3. Attached Garage - Safety Operation, Opener(s):
The garage door opener's safety features has been checked. The automatic reversing of thedoor when it encounters an obstacle in the closing mode did not appear to function for themiddle and south garage doors. However, the garage doors are also protected by light beamsafety features that were functioning at the time of the inspection. Contact a qualified repairperson to evaluate and make recommendations for repairs to the automatic reverse features.

4. Water Heater
The exterior water heater closet's east door needs adjustment/repairs. The east interior trimboard is deteriorated and the upper hinge will not stay in the trim board. Contct a qualifiedhandy person to make repairs.

There are stucco cracks in some corners of the stucco parapet walls. Sealing the cracks isneeded to prevent moisture penetration. Contact a qualified roofer to make repairs. A. 6. Utility Services - Sewer:
The visual inspection of the septic waste system is only able to determine defects that arevisible inside the structure. The inspector recommends having a qualified septic expertinvasively inspect and certify the condition of the septic tanks and all components including thedrain field to ensure long term functional service is provided and that there is compliance withlocal health regulations.

7. Electrical Service - G.F.C.I. Protection:
The GFCI outlet outside (south) of the casita and on the exterior NW wall were tested andfound to be inoperative. The inspector recommends having a qualified electrical expertreplace the GFCIs for preventive safety considerations.

The inspector has determined that the air conditioner is operating and responding to the on/offcommand at the thermostat, however, the temperature drop from the ambient air intake to thesupply air ducts did not meet minimal standard levels for the upstairs unit. 15-22 degree F. The inspector recommends service and evaluation of the unit by a licenced HVAC technicianto ensure optimum cooling efficiency. Split at time of the inspection was 0 degree F.

The front door bell unit is loose from the wall in the front patio area. Re-securing the door bellunit is needed.

The inspector has noted that there are areas of the upstairs west and upper hall bathroombasin sink's backsplash areas where the caulking has deteriorated and is in need ofreplacement. It is recommended that the old caulk be removed and replaced with a waterresistant silicone caulk to seal these areas to prevent moisture penetration. Contact a qualifiedrepair person to perform this maintenance.
