PROTECTION OF OPENINGS Any openings within 3m of a fire source feature must be protected in accordance with Part C3.2 and C3.4 BCA otherwise specified by fire engineers report. Part C3.8 BCA '2014 requires doors in the fire isolated exits have a fire resistance level of not less than -/60/30 and be self closing. VERTICAL SEPARATION OF OPENINGS IN EXTERNAL WALLS Openings in external walls located above one another in different storeys to be vertically separated to comply with Part C2.6 BCA ‘2014 (a) If in a building of Type A construction, any part of a window or other opening in an external wall is above another opening in the storey next below and its vertical projection falls no further than 450mm outside the lower opening (measured horizontally), the openings must be separated by - (i) A spandrel which: (A) is not less than 900mm in height; and (B) extends not less than 600mm above the upper surface of the intervening floor; and (C) is of non-combustible material having an FRL of not less than 60/60/60; or (ii) part of a curtain wall or panel wall that complies with (i); or (iii) construction that complies with (i) behind a curtain wall or panel wall and has any gaps packed with a non-combustible material that will withstand thermal expansion and structural movement of the walling without the loss of seal against fire and smoke; or (iv) a slab or other horizontal construction that - (A) projects outwards from the external face of the wall not less than 1100mm; and (B) extends along the wall not less than 450mm beyond the openings concerned; and is non-combustible and has an FRL of not less than 60/60/60. Sanitary compartments or rooms containing closet pans to comply with part F2.5 BCA '2014 with doors fitted with lift off hinges where required LIGHT & VENTILATION Bathrooms/ ensuites/ powder rooms and laundries not provided with an openable window to provide natural ventilation complying with Part F4.6 BCA’2014, to be mechanically ventilated to comply with AS1668.2 Locating of exhaust outlets in relation to external openings in units and neighbouring properties to comply with AS1668.2 and spandrel separation to comply with Part C2.6 BCA’2014 Carparks are naturally ventilated to comply with Part F4.11BCA’2014 and AS1668.2 CEILING HEIGHTS To habitable rooms to be min. 2.4m and to kitchens, bathrooms, corridors and non-habitable rooms min. 2.1m ACCESS & EGRESS CONSTRUCTION OF EXITS Where travel from a point of discharge necessitates passing within 6m of any part of an external wall of the same building, as occurs at the discharge of the fire isolated stairs, D1.7 requires that part of the wall to have an FRL of at least 60/60/60, and any openings protected in accordance with C3.4 Paths of travel within the building to an exit and exits themselves including stairs are to be minimum 1.0m wide clear of obstructions such as handrails and minimum 2.0m high. Paths of travel from building discharge to road frontage to comply with D1.10 BCA '2014 minimum 1.0m wide with stairs and ramps at any change in level of path of travel complying with BCA'2014 Paths of travel from building discharge to be protected within 6m of an external wall or opening in external walls to comply with Part D1.7 (c) BCA’2014. Where walls are used to protect discharge paths, to be min. 1.5m high above path of travel and achieve and FRL of 60/60/60, refer to part D1.7 (c) and C3.11 (g)(v) BCA’2014 Only items allowed under Part D2.7 (b) & (d) of BCA’2014 to be installed in public corridors leading to required exits. Note the specific requirements for enclosure of these items Part D1.10 requires: • Appropriate barriers (ie bollards or wheel stops) to prevent vehicles from blocking exits (or provide linemarking outside the required exit routes in Car park Level to ensure 1m clear path of travel). • Where exits discharge at a different level from a roadway a path of travel, not less than 1.0m wide or a ramp not > 1 in 8 or a stairway. Part D2.7 requires services or equipment such as electric meters or telecommunication boards in a required exit or corridor be enclosed by non-combustible construction or a fire protective covering. Doorways or openings must be suitably sealed against smoke spreading from the enclosure STAIRS, RAMPS & BALUSTRADING Handrails, balustrading throughout to be in accordance with BCA'2014 Vol. 1 Part D2 and to meet the requirements of AS1428.1-2009 Clause 11 Handrails to fire isolated stairways are required to at least one side of all stairs to comply with BCA'2014 D2.17, with minimum 865mm height above stair nosings. Fire isolated stairs to comply with AS1428.1 Clause 11.1 (f) & (g) All other stairs to comply with AS1428.1-2009 Clause 11 Balustrades are required to be provided to open edges of floors and stairs (D2.16) minimum height of 1.0m above floors (865mm stair nosing) with maximum 125mm gaps. To ensure compliance with this clause, all balustrades to achieve a minimum of 1050mm above finished ground levels. Where glazing is to act as a balustrade the glazing and related fixings should be designed to meet the AS1170 loading requirements for a balustrade Where floors exceed 4.0m above the surface below balustrades are not to contain horizontal or climbable elements between 150mm and 760mm above the floor level or have fixed building parts within a radial arc of 1200mm from the base of the balustrade that are on an angle closer than 90degrees to it. Where an openable window is located on a floor more than 4.0m above the surface below it must have its sill located a minimum 865mm above the floor D2.16(f)(ii)(c) and not have climbable elements such as ledges or glazing framing located between 150 and 760mm above the floor Air conditioning condensers must not be placed near balustrades to form climbable elements min. 1200mm clear of balustrades Stairways to comply with D2.13 BCA’2014 throughout, landings to comply with D2.14 Part D2.21 requires all doors are to be operable without a key from the side that faces a person seeking egress. Full height glazing to comply with AS1428.1-2009 Clause 6.6 Luminance contrast to doorways on accessway to comply with AS1428.1-2009 Clause 13. All doorways shall have a minimum luminance contrast of 30% provided between a) door leaf and jamb b) door leaf and adjacent wall c) architrave and wall d) door leave and architrave; or e) door jamb and adjacent wall. The minimum width of the area of luminance control shall be 50mm. SMOKE DETECTION AND ALARM SYSTEM Automatic smoke detection and alarm system to be installed to comply with Spec E2.2a BCA'2014 connected to a building occupant warning system, connected to consumer mains power Smoke Detection System AS1670 Part 1 to ground and upper floor lobbies Smoke Alarm Systems to all unit levels to comply with AS3786 The Class2 parts of the building must be provided with an automatic smoke detection and alarm system complying with Specification E2.2a of BCA and the class 7a part (Basement Level) be provided with natural ventilation system in accordance with AS1668.2 and must comply with Clause 5.5 of AS1668.1 and (a) fans with metal blades suitable for operation at normal temperature may be used and (b) the electrical power and control cabling need not be fire rated and (c) Manual over-ride controls are required for QFRS SOUND TRANSMISSION AND INSULATION ACOUSTIC SEPARATION Sound insulation requirements to comply with Part F5 BCA '2014 Floors separating sole occupancy units to have not less than Rw50 Walls separating sole occupancy units from another unit or a room not within a unit, or stairways, or public corridors, or hallways and the like to have not less than Rw50 Walls separating a bathroom, toilet, laundry or kitchen in one unit from a habitable room in an adjoining unit to have Rw not less than 50 with resistance to impact sound. Walls where impact required must be constructed of discontinuous construction (refer to detail) Soil or Waste pipe embedded or passing through a floor through more than one sole-occupancy unit - a) the pipe must be separated from the rooms of any sole-occupancy unit by construction with an Rw not less than i) 40 if the adjacent room is a habitable room (other than a kitchen); or ii) 25 if the adjacent room is a kitchen or any other room Discontinuous construction must be provided between the Study area in one unit and the Kitchen in the adjoining unit on the first floor. Sound insulation details between the units to be provided for approval before works starts on that part. Alternatively, provide approved tested sound insulation construction details for approval. WALLS & ROOFS All roof penetrations to be flashed Gutters & Downpipes (refer to hydraulic and architectural drawings) Wall and roof insulation R value to meet 6 star BERS rating. Instructions CONSTRUCTION PERIOD FIRE PROTECTION SERVICES During construction fire protection services to be provided to comply with E1.9 BCA’2014 A portable fire extinguisher to be provided on each storey beside each required exit ENERGY EFFICIENCY Class 2 Buildings require the following: - 4-star Water Efficiency Labelling and Standards (WELS) Scheme rated toilets - Minimum 3-star WELS rated tap ware for shower roses, kitchen sinks, bathroom basins and laundry troughs. - 80 per cent energy efficient globes to all fixed internal lighting for class 2 buildings. - Hard wired air-conditioners that have an Energy Efficiency Ratio (EER) of at lease 2.9 EMERGENCY LIGHTING, EXIT SIGNS & WARNING SYSTEMS Emergency lighting to comply with Parts E4.2, E4.5, E4.6 BCA'2014 Emergency lighting to be installed in fire stair, carpark and public lobbies Signage on doors such as fire doors etc to comply with D2.23 BCA'2014 and relevant Australian standards e.g. AS2419.1 Hydrants, AS2441 Hosereels and AS2444 Fire Extinguishers FIRE HYDRANTS Fire hydrants to be installed to comply with Part E1.3 BCA'2014 and AS2419. Part E1.4 requires Fire hose reels to be provided to serve the building to each storey, maximum 36m cover with all points of floor to be covered and located within 4m of an exit if placed within a building and not be located to serve an area accessed through a smoke or fire door. Part E1.6 requires fire extinguishers be provided throughout the building in accordance with requirements of AS2444. Fire hydrants to have booster in accordance with Part E1.3 BCA'2014. During building construction, fire precautions are to be undertaken in compliance with E1.9 for fire extinguishers, fire hydrants, fire hose reels and for booster connections. Please note, after the building has reached an effective height of 12m, the required fire hydrants and fire hose reels must be operational in at least every storey that is covered by the roof or the floor structure above, except the 2 uppermost storeys. Also, any required booster connections must be installed. Hydrant booster to be in accordance with AS2419.1 and local authorities requirements. Any fire rated protection need to Fire hydrants and/or fire boosters is to be in accordance AS2419 Refer to hydraulic engineering drawings for locations. GENERAL NOTES: CLASS 2 and 7 SCREENING Provide screening in accordance with the following: a) Where any windows of habitable rooms of the proposed dwelling(s) are within 2 metres at ground floor level or 9 metres above ground floor level) adjoining neighbouring dwellings' windows of habitable rooms, provide suitable screening in accordance with the following: - Fixed opaque glazing in any part of the window below 1.5m above floor level; OR - Fixed external screens, or - Sill heights of 1.5m above floor level, or - Fencing to a minimum 1.5m above ground floor level (only applies to overlooking from windows at ground floor level). b) Where a direct view is available within 2 metres at ground floor level or 9 metres above ground floor levels from balconies, landings, pedestrian ramps, terraces and decks into windows, balconies, landings, terraces and decks in an adjacent residential building, that view is to be screened.
